A boutique 145 home Puravankara tower beside the Yellow Line at Kudlu Gate. Strong location, but the asking rate far exceeds the local band.
On 10 August 2025 the Yellow Line opened between RV Road and Bommasandra, and Kudlu Gate stopped being a place you drove through on the way to Electronic City. It became a station. Thirteen months later Puravankara is collecting expressions of interest on a 1.7 acre parcel a short walk from that station at a warm up rate of Rs 16,000 per square foot, which is roughly double what the surrounding resale market trades at. That gap is the whole story of Purva KudluGate, and whether you should buy it depends entirely on what you think the gap is worth.
Short answer: Purva KudluGate is a pre-launch, single tower project of 145 homes on 1.7 acres at Kudlu Gate, off Hosur Road, offering 2 BHK at about 1,300 sqft and 3 BHK at about 1,900 sqft at an indicated Rs 16,000 per sqft plus taxes, against an EOI of Rs 5 lakh. It suits buyers who want a boutique, low density address inside an operational metro catchment. The biggest trade off is the price position: that rate sits far above the prevailing Kudlu Gate band, and no Karnataka RERA registration is on record yet.
What is Purva KudluGate, and who is it built for?
It is a single 20 floor tower holding just 145 residences on a 1.7 acre plot at Kudlu Gate, off Hosur Road, postal code 560068, with the specification sheet tracked on our Purva KudluGate project page. Configurations are 2 BHK at roughly 1,300 sqft and 3 BHK at roughly 1,900 sqft, with the layout brief emphasising natural light, cross ventilation and privacy, and the site planned for about 76 percent open space. A 145 unit count on a small parcel is unusual in south Bangalore, where the default is a dense multi tower complex of 500 homes or more. This is a boutique product for buyers who want a small resident community and are willing to pay for scarcity rather than amenity breadth. Buyers who want a sprawling clubhouse will find better value elsewhere on Hosur Road.
Does Puravankara's track record justify the price?
Puravankara is one of Bangalore's oldest listed developers, with a multi decade delivery history across the city and a particularly deep footprint in the southern corridors, including Electronic City, Hosur Road and Kanakapura Road. That history matters because the project is being sold before registration, and at that stage the developer's balance sheet and completion record are effectively the only security a buyer has. On that test Puravankara scores well. But a strong brand argues for delivery confidence, not for any particular price per square foot. The sales conversation will blur those two questions. Judge them independently.
What does the Yellow Line actually change at Kudlu Gate?
It changes the commute, and it changes the tenant pool. The Yellow Line between RV Road and Bommasandra was inaugurated on 10 August 2025 and runs through a Kudlu Gate station, putting Electronic City, Bommasandra and the central city on a rail connection rather than the Hosur Road traffic that has defined this stretch for twenty years. The catchment already holds the largest concentration of IT employment in south Bangalore, with Electronic City, HSR Layout, Sarjapur Road and the Outer Ring Road within a short radius. What are the homes like inside?
Generous, by current south Bangalore standards. A 2 BHK at about 1,300 sqft is considerably larger than the 1,050 to 1,150 sqft that most Hosur Road launches call a 2 BHK, and a 3 BHK at about 1,900 sqft is a genuine three bedroom home rather than a compressed one. That extra area is a real benefit if you live in the home, and a weaker one if you rent it out, because Bangalore yields do not scale linearly with carpet area. A tenant will not pay 25 percent more because the rooms are 25 percent bigger. With one tower and 145 units, amenity provision will be compact, so ask for the clubhouse plan and its square footage rather than the amenity list.
What will Purva KudluGate cost you in total?
The indicated warm up rate is Rs 16,000 per sqft plus applicable taxes, with an EOI of Rs 5 lakh to hold a position. Run the arithmetic: a 1,300 sqft 2 BHK lands near Rs 2.08 crore and a 1,900 sqft 3 BHK near Rs 3.04 crore, before anything else is added. So the launch is asking for a premium of roughly 30 percent over the corridor average and considerably more over the immediate locality. No Karnataka RERA registration number is on record for Purva KudluGate, and the project is described as pre-launch. That is the single most important fact in this review. Under the Real Estate (Regulation and Development) Act, a promoter cannot advertise or sell units in a registrable project before registration is granted, which is why the money being collected is framed as an expression of interest rather than a booking. The consequences are concrete. The Rs 16,000 per sqft figure is not binding, the 1,300 and 1,900 sqft areas are super built up indications rather than RERA carpet areas, and there is no committed possession date. Verify the position on the Karnataka RERA portal before converting an EOI into a booking, and get the refund terms for that Rs 5 lakh in writing first.
How does it compare with other Kudlu options?

What are the honest risks?
The price position is the first and largest. Buying at roughly Rs 16,000 per sqft in a locality that trades between Rs 7,500 and Rs 10,000 means you are pre paying several years of appreciation on day one. For that to work, Kudlu Gate has to re rate substantially before you need to sell, and the metro is now an operational catalyst rather than an anticipated one, so much of its uplift is already priced in. Second is the RERA gap, which removes the protections that make a specification binding. Third is resale liquidity in a single tower of 145 units, where a few simultaneous listings distort price discovery fast. None is disqualifying for a decade long end user. All three are serious for a three to five year exit.

The verdict: is Purva KudluGate worth it?
It is a good product at a demanding price. The parcel, the metro adjacency, the low unit count and the unusually generous floor plates are all real, and Puravankara is a developer with the record to finish the building. What is missing is a margin of safety. At around Rs 16,000 per sqft in a pocket that trades far lower, and with no RERA registration to make anything binding, a buyer today accepts price risk and regulatory risk in one transaction. Place the refundable EOI only if the refund terms are genuinely unconditional, then wait for registration, carpet areas and a committed possession date before writing a real cheque. For a decade long end user the case is defensible. For yield or a medium term exit, this corridor offers better entry points.
