Purva Codename Futura Review: 800 Homes at Balagere, Panathur Main Road

Priced about 5 percent below the Balagere average, but the corridor grew just 0.8 percent last year and registration is still pending.

Of East Bangalore's three neighbouring micro-markets, Balagere is the one that stopped moving. Flat rates there changed by 0.8 percent over the past year, against 14.8 percent at Gunjur and 10.8 percent at Panathur, even though Balagere still carries the highest average of the three at Rs 13,050 per square foot. Puravankara is launching about 800 apartments into that flat market at an indicated Rs 1.30 crore for a 1,050 square foot 2 BHK, which works out to roughly Rs 12,380 per square foot. For once, a Bangalore pre-launch is priced below its own corridor average.

Short answer: Purva Codename Futura is a planned G+30 development on about 10 acres at Balagere on Panathur Main Road, with more than 800 apartments in 2 BHK of roughly 1,050 sqft and 3 BHK of roughly 1,600 sqft, with 80 percent open space marketed as a feature. The 2 BHK is referenced around Rs 1.30 crore and possession is indicated for December 2030. K-RERA registration is in process. The trade-off is that Balagere has been the flattest performer in its own cluster, so the corridor tailwind is weaker here than the neighbouring pin codes suggest.

What is Purva Codename Futura?

A high-density high-rise community on roughly 10 acres, with more than 800 homes in G+30 towers and a stated 80 percent open space. Only two configurations are offered: a 2 BHK at about 1,050 square feet and a 3 BHK at about 1,600 square feet. That narrow ladder is a deliberate choice. It targets working couples and small families in the ORR technology belt rather than large upgraders, and it usually produces a younger, more rental-oriented resident mix than a project with 4 BHK stock.

Is the pricing actually attractive?

On the published numbers, yes, modestly. Rs 1.30 crore for 1,050 square feet is about Rs 12,380 per square foot, roughly 5 percent below the Balagere average of Rs 13,050 and well inside the local range of Rs 11,050 to Rs 14,650. In a market where most pre-launches ask a premium over their corridor, entering slightly under it is worth noting. The caution is that the Rs 1.30 crore figure is a starting reference, so floor rise across 30 storeys and any preferred location charge will push the effective rate up toward and possibly past the corridor average for anything above the lower floors.

Why has Balagere been flat while its neighbours ran?

This is the most important question a buyer here can ask, and the honest answer is supply. Balagere absorbed a very large volume of branded high-rise inventory over the past several years and now carries the highest average rate in its cluster. Gunjur, starting from a lower base at Rs 12,050, had more room to run and gained 14.8 percent. Panathur, at Rs 15,400, benefits from being closest to Embassy TechVillage. Balagere sits in between on geography and at the top on prior appreciation, which is exactly the profile that produces a pause. Adding 800 more units does not obviously reverse that.

Does the location work day to day?

For the ORR technology belt, it works. Balagere sits on Panathur Main Road with direct access to the Outer Ring Road, Marathahalli and the Whitefield to Bellandur employment spine. Embassy Tech Village, RMZ Ecospace, Prestige Tech Park and the wider ORR and Sarjapur cluster are reachable in 15 to 30 minutes outside peak hours, and the operational Kadubeesanahalli metro station is within a few kilometres.

The qualifier in that sentence is doing heavy lifting. Outside peak hours is not when most people commute. Panathur Main Road is narrow relative to the volume it carries, and the ORR at Bellandur is among the slowest stretches in the city. Drive it at 9 am on a weekday and again at 6.30 pm, and judge the address on those numbers rather than the off-peak ones.

What will it cost all in?

On the Rs 1.30 crore reference, add 5 percent GST at about Rs 6.5 lakh and roughly 6.6 percent for Karnataka stamp duty, registration and cess at about Rs 8.6 lakh. That is Rs 1.45 crore before extras. Then floor rise, which on a G+30 tower is significant and can add several hundred rupees per square foot on higher floors, plus car parking, the clubhouse and infrastructure deposit, and advance maintenance and corpus. A realistic all-in figure for the entry 2 BHK sits around Rs 1.52 crore to Rs 1.58 crore. Ask for the floor-rise schedule before you pick a floor.

Is it K-RERA registered, and when is possession?

Registration is described as in process, which means no number has been issued yet. Possession is indicated for December 2030 and launch was indicated for early 2026, a date that has now passed. Until a registration appears on rera.karnataka.gov.in, your money would not be held in the mandated project account, the December 2030 date would not bind the developer, and the delay-compensation framework would not apply. K-RERA has been firmer this year, imposing annual penalties on builders who skip audit filings, but only registered projects sit inside that system.

How does it compare with nearby options?

The Balagere and Panathur cluster offers a clear split between registered stock at a premium and unregistered pre-launches at or below market.

Against Codename Radiance in the same pin code, Futura is the cheaper entry and the more disclosed of the two. Against Purva Panathur from the same developer, Futura is considerably further along, with a published size, price reference and possession date.

What are the honest risks?

First, the flat corridor. A 0.8 percent year is not a crisis, but it tells you Balagere is digesting supply rather than compounding, and 800 more units arrive into that. Second, density. G+30 towers with 800-plus homes on 10 acres means lift ratios, parking pressure and common-area load all matter, and the 80 percent open space claim should be tested against the actual site plan rather than the brochure. Third, the registration and launch slippage. An early-2026 launch that has not happened by September 2026 is a timeline that has already moved once.

Verdict: should you buy Purva Codename Futura?

This is a reasonable proposition for an ORR technology-belt end user who wants a 2 or 3 BHK and is buying to live rather than to flip. The entry rate is genuinely below the local average, the developer is in solid financial health, and the disclosure level is better than most pre-launches in this cluster. What tempers it is the corridor itself. Balagere has done its repricing, has absorbed a lot of supply already, and is about to absorb more. Buy it for the home and the commute, not for the appreciation story, and only once the K-RERA number is on the portal.
