Puravankara opened Purva Northern Lights on Bagalur Road in March 2026, 24.59 acres and 2,973 apartments inside the KIADB Aerospace Park belt. Six months later it is back on almost the same ground with something larger: 25 acres, eight towers, more than 2,600 homes, and a clubhouse of 100,000 square feet. At roughly Rs 11,000 per square foot, Purva Codename Flow is priced at the very top of what the Bagalur and Shettigere belt currently commands.
Short answer: Purva Codename Flow is a pre-launch 25 acre high-rise township inside KIADB Aerospace Park at Bagalur, North Bangalore, with eight towers of 2B plus stilt plus 30 to 31 floors and about 2,600 apartments. Pricing starts near Rs 1.10 Cr for a 1,010 sqft 2 BHK at roughly Rs 11,000 per square foot, with 3 BHK from about Rs 1.65 Cr and 4 BHK from about Rs 2.3 Cr. Possession is tentatively December 2029 to December 2030. The trade-off is scale: 2,600 units is a lot of inventory to absorb in a corridor still building its social infrastructure, and there is no K-RERA number yet.
What is Purva Codename Flow?
A full township rather than a single project. Eight high-rise towers across 25 acres, more than 80 percent open space, and a 100,000 square foot clubhouse anchoring more than 50 amenities including an Olympic-size pool, sky gardens, indoor and outdoor sports courts, an amphitheatre, co-working lounge, pet zone and guest rooms. Configurations run 2 BHK at 1,010 to 1,220 sqft, 3 BHK at 1,500 to 1,800 sqft and 4 BHK at 2,100 to 2,400 sqft. The project is expected to be branded Purva Esplanade at formal launch, so confirm the final name against any paperwork you sign.
Does the pricing stack up against the corridor?
It is consistent internally and full at the top end externally. The arithmetic checks out: Rs 1.10 crore for 1,010 square feet is about Rs 10,900 per square foot, matching the stated Rs 11,000 headline. The question is the benchmark. The branded Shettigere, Bagalur and Aerospace Park belt currently trades at roughly Rs 8,000 to Rs 11,500 per square foot, which puts Codename Flow near the ceiling of that band rather than in the middle of it. You are paying a full corridor price for scale, amenity depth and the Purva brand, not entering at a discount.
Can Puravankara deliver a project this size?
The recent evidence says yes. The developer posted Q1 FY27 pre-sales of Rs 1,439 crore, up 28 percent year on year, with collections up 40 percent to Rs 1,199 crore, and it is already executing Purva Northern Lights at comparable scale less than 10 km away. Experience in the exact micro-market with the exact product type is the single most useful thing a buyer can look for. The caveat is that running two 2,500-plus-unit projects in one corridor simultaneously concentrates both execution load and, eventually, resale supply.
Is Bagalur the right place to buy?
The macro case is the strongest in Bangalore. Devanahalli and the airport belt delivered 20.3 percent appreciation in 2025 and almost doubled over five years, on the back of Foxconn's 300 acre plant, Boeing's largest facility outside the United States, Amazon and Walmart GCC campuses, a 400 acre business park and the BIAL ITIR programme. KIADB Aerospace Park puts employment on the doorstep rather than at the end of a commute.
The micro case is weaker. Social infrastructure here, meaning schools, tertiary hospitals and full-format retail, is thinner than in South or East Bangalore and is being built alongside the housing. Commutes to Whitefield, Marathahalli, Sarjapur Road or Electronic City run 45 to 70 minutes. The Bagalur metro and Peripheral Ring Road are the future fixes, and the Blue Line to the airport is targeted for June 2027, which would be transformative but is not yet delivered.
What does it cost all in?
On the Rs 1.10 crore entry 2 BHK, add 5 percent GST at about Rs 5.5 lakh and roughly 6.6 percent for Karnataka stamp duty, registration and cess at about Rs 7.3 lakh. That is Rs 1.23 crore before extras. Then add floor rise across 30 storeys, preferred location charges, car parking, the clubhouse and infrastructure deposit, and advance maintenance and corpus. On a township with a 100,000 square foot clubhouse, expect the amenity-linked deposits to sit at the higher end of the range. Budget Rs 1.32 crore to Rs 1.38 crore all in, and ask for the itemised sheet.
Is it K-RERA registered, and when is possession?
Not yet. Approval status is described as under process pending K-RERA registration, and possession is tentatively December 2029 to December 2030. That two-tier uncertainty matters more on a 2,600 unit project than on a small one, because phased delivery means your specific tower could land at either end of the range or later. For a buyer who wants registration certainty in Bagalur today, Brigade El Dorado is registered and cheaper, though at much higher density. For a lower entry ticket, Nikoo Homes 9 starts at Rs 64.8 lakh, also unregistered.
What are the real risks?
Supply is the first. Between Codename Flow's 2,600 units, Purva Northern Lights' 2,973 and Brigade El Dorado's 5,000, this corridor is absorbing more than 10,000 branded apartments from three developers. That is good for buyer choice and difficult for resale pricing in 2030. Second, the premium: at Rs 11,000 per square foot you are paying the top of the belt, so the appreciation case depends on the corridor rising further rather than on buying below market. Third, the amenity promise. A 100,000 square foot clubhouse is a genuine differentiator, but it is also a large maintenance liability shared across residents once the developer hands over.

At the top of the corridor band, with no registration yet and more than 10,000 branded units competing in the same catchment, the margin for error on entry price is thin. Wait for the K-RERA number, establish which phase you are buying, and negotiate hard on the extras rather than expecting a discount on the headline.
