Devanahalli property went up 20.3 percent in 2025 and almost doubled over five years, dragged upward by Foxconn's 300 acre plant, Boeing's largest facility outside the United States, and GCC campuses for Amazon and Walmart. Branded apartment stock in the Shettigere and Bagalur belt now trades around Rs 8,000 to Rs 11,500 per square foot. Prestige has arrived at Shettigere with 60 villas on 8 acres and a tentative rate of Rs 14,000 to Rs 18,000 per square foot. That gap between the apartment belt and the villa ask is the number every buyer should interrogate first.

What is this project, and who is it for?

It is a small luxury villa enclave, not a township. Sixty independent homes on 8 acres, G+2 typical, each with its own land parcel, private garden and driveway, served by a dedicated clubhouse. The audience is narrow and obvious: buyers who want a land-owning asset near the airport, who are either airport-proximate professionals, aviation and aerospace executives, or families buying a second or weekend home with the intention of holding for a decade. It is not a commuter product and it is not an entry-level investment.

Is Prestige a safe bet on a villa format?

Prestige is a listed developer with more than 290 projects behind it, and its North Bangalore presence is deep. The specific caution with villas is different from apartments. Villa projects take longer, cost more per unit to build, and depend heavily on the developer completing common infrastructure for a small buyer base. Sixty units means the corpus behind roads, sewage treatment, the clubhouse and landscaping is spread thin. Ask directly how the common infrastructure is funded and what happens if a portion of the inventory stays unsold through handover.

Does the location work for daily life?

For airport-side life, yes. Shettigere sits minutes from KIADB Aerospace Park and 15 to 20 minutes from Kempegowda International Airport. The wider corridor is carrying a Rs 1,500 billion regional development programme, a 400 acre business park, and the Blue Line metro to the airport targeted for June 2027, which would be the first genuine mass-transit link this belt has had.

For anything else, be honest with yourself. Whitefield, Marathahalli, Sarjapur Road and Electronic City are 45 to 70 minutes each way depending on the hour. Premium schools, tertiary hospitals and full-format retail are still thinner here than in South or East Bangalore, though the gap is closing year on year. Drive the route to your actual office on a weekday before you take a view.

What do you get for Rs 4.5 crore?

Less certainty than the price suggests, at this stage. Villa configurations and plot sizes are listed as to be confirmed at formal launch, which means the most important variable in a villa purchase, the land-to-built-up ratio, is not yet public. Prestige villa specifications typically run to ground plus two floors, premium flooring, modular kitchens, home automation and EV readiness, and the enclave is expected to carry a clubhouse, pool, gym, indoor games, kids play area, jogging tracks and gated security. Is it RERA registered, and when is handover?

No K-RERA registration number has been issued, and the project page marks possession as 2030 to 2031 estimated, subject to filing. For a villa project this matters more than usual, because villa buyers typically pay in construction-linked tranches over a long horizon and the escrow requirement is the main thing standing between your money and the developer's balance sheet. K-RERA has hardened its stance in 2026, imposing annual penalties on builders who fail to file audit reports. None of that protection reaches an unregistered project. How does it compare with nearby North Bangalore options?

The honest comparison set splits into branded villas and registered plots, and the registered plots win on legal certainty by a wide margin.

If the appeal is owning land in the airport corridor rather than a finished luxury home, Sattva Serene Life puts a registered plot in the same village at a fraction of the outlay. If the appeal is a large branded villa, Embassy Knowledge Park Villas is the bigger-ticket peer, also unregistered.

What are the real risks?

The pricing gap is the first. At Rs 14,000 to Rs 18,000 per square foot the project asks a 40 to 100 percent premium over branded apartment stock in the same belt. Villas legitimately command a premium for land ownership and privacy, but that premium only holds on exit if North Bangalore's villa resale market deepens, and it is thin today. The second risk is the undefined product: no confirmed configurations means no way to test the price against the plot. The third is social infrastructure timing. You are buying a 2030 home in a location whose schools, hospitals and retail are being built alongside it, and the metro that would change the corridor is a 2027 target, not a delivered fact.

But at pre-launch, with no K-RERA number and no published configurations, there is nothing here to underwrite except the Prestige name. Register your interest, ask for the plot schedule, and put money in only once the registration number exists and the price per square foot can be tested against a real plan.
