A well-located Velachery pre-launch from Prestige, with one problem: the 2 BHK is priced far above the 3 BHK per square foot.

Chennai Metro Phase 2 Corridor 5 runs from Madhavaram to Sholinganallur through Velachery, and properties within a kilometre of a planned station have been recording 20 to 30 percent growth as the alignment firms up. Velachery itself averages about Rs 9,500 per square foot, with a range from Rs 7,850 to Rs 13,250. Prestige has now taken 3.48 acres on Velachery Road and is pricing a 2 BHK at roughly Rs 15,500 per square foot. That is luxury-band pricing in a mid-band neighbourhood, and it deserves an explanation.

Short answer: Prestige Park Street Velachery is a pre-launch project on 3.48 acres at 140 Velachery Road, two towers of 15 floors holding roughly 210 units, offered as 1 BHK at 685 sqft from Rs 85 lakh, 2 BHK at 845 sqft from Rs 1.31 Cr and 3 BHK at 1,650 sqft from Rs 1.98 Cr, with possession indicated for 31 October 2030. No TN-RERA registration has been confirmed. The biggest trade-off is that the 2 BHK is priced at a steep premium per square foot to both the 3 BHK and the neighbourhood.

What is Prestige Park Street Velachery?

A low-density urban project rather than a township. Two towers, 15 floors, about 210 homes on 3.48 acres, with roughly 80 percent of the site left as open space and a stated 45-plus amenity programme including a pool, mini-theatre, tennis court, gym and yoga pavilion. The configuration ladder is wide, running from a 685 sqft 1 BHK to a 1,650 sqft 3 BHK, which means the project will house first-time buyers, small families and upgraders in the same two towers.

Can you rely on Prestige in Chennai?

Prestige Estates is listed, founded in 1986, and has delivered more than 290 projects across residential, commercial, retail and hospitality. Chennai is not its home market but it is an established one for the group, and Nomura's 1 September 2026 sector note named Prestige its top pick while flagging Palm Court in Chennai within the developer's near-term launch pipeline. The risk here is not the builder. It is that a pre-launch project in a non-core city carries the usual gap between a brochure plan and a registered one.

Is Velachery the right address?

Velachery is one of South Chennai's most established residential neighbourhoods, which is its main advantage over the newer OMR stock. The site is within minutes of Velachery Railway Station and Phoenix MarketCity, with the Taramani IT corridor close by and connectivity to Anna Nagar, T Nagar and OMR. Metro Phase 2 is the forward catalyst, with Corridor 5 partially operational through 2026 and full completion projected for 2028; analysts tracking the alignment report 20 to 30 percent growth for property within a kilometre of a planned station.

The honest counterweight is that Velachery is a mature, dense, low-lying neighbourhood. Established means built out, and built out means traffic and drainage are existing conditions rather than future problems to be solved. Ask specifically about the site level, the stormwater plan and the flooding history of Velachery Road before you commit.

Do the prices make sense across configurations?

Only partly, and this is the sharpest observation in this review. Run the arithmetic on the published figures. The 1 BHK at 685 sqft for Rs 85 lakh works out to about Rs 12,400 per square foot. The 3 BHK at 1,650 sqft for Rs 1.98 Cr is about Rs 12,000. But the 2 BHK at 845 sqft for Rs 1.31 Cr is roughly Rs 15,500 per square foot, a 25 to 29 percent premium over the units above and below it in the same towers. There may be a legitimate reason, such as a different area basis, a premium stack or an error in the published figures. There may not be. Either way, a 2 BHK buyer here is paying meaningfully more per square foot than a 3 BHK buyer in the same building, and that is worth putting to the sales team directly.

What is the full cost of buying here?

Tamil Nadu levies stamp duty and registration on the guideline value or consideration, whichever is higher, and the combined outgo runs into high single digits, so verify the current applicable rate rather than working from an older figure. Add 5 percent GST on an under-construction apartment, then car parking, corpus, advance maintenance and any floor-rise premium. On the Rs 1.31 Cr 2 BHK, a realistic all-in figure sits comfortably above Rs 1.5 Cr. Ask for an itemised cost sheet that shows every line before you treat the headline as your budget.

Is it TN-RERA registered, and when is handover?

No TN-RERA registration number has been confirmed, which the project page states plainly. Possession is indicated for 31 October 2030. At pre-launch this is normal, but it is also the reason not to pay an expression-of-interest amount yet. Registration is what puts your money into a project-specific account, fixes the completion date in law and gives you recourse on delay. Search rera.tn.gov.in by promoter name yourself, and match the legal entity, the declared extent of 3.48 acres and the completion date before treating any date as real.

How does it compare with other Velachery options?

The useful comparison is against a registered Velachery competitor and against the neighbourhood baseline.

The registered alternative matters. If you want Velachery and you want certainty this year, a project carrying a TNRERA number is a safer place to put a booking amount than one that does not. What are the real risks here?

Three stand out. The registration gap is first, and it governs everything else. The pricing inconsistency across configurations is second, because a 2 BHK buyer appears to be absorbing a premium that neither the 1 BHK nor the 3 BHK buyer pays. Third is the four-year horizon: a 2030 handover means you are underwriting Chennai's metro delivery, Velachery's drainage improvements and your own circumstances across a period long enough for all three to change.

The location is genuinely good and the format is sensible. A low-density, high open-space project on an established Velachery address, with metro arriving and a credible developer behind it, is a proposition worth taking seriously. But the pricing ladder does not currently hold together, and there is no TN-RERA registration to anchor the date or protect the money. For a 3 BHK buyer at roughly Rs 12,000 per square foot the value case is reasonable once registration lands. For a 2 BHK buyer at Rs 15,500 per square foot, the burden of proof sits squarely with the developer, and it has not been discharged yet.
