The 2 and 3 BHK only mix creates a cohesive resident profile and avoids the investor-heavy churn that studio-loaded projects attract.
Is the branding confusion a problem?

Does the Kasarvadavali location work?

Women buyers get a 1 percent stamp duty concession. Ready reckoner rates are unchanged for FY2026-27, so the stamp duty floor is at least stable this year.
Is it MahaRERA registered, and when is possession?

Compounding it, cited possession dates span March 2026 to March 2028, which is internally inconsistent with a project still at pre-launch in September 2026. A March 2026 date has already passed. If registration certainty is what you want from Prestige in MMR today, Garden Trails at Mira Road is the only one of the three that has it. If scale and long-horizon township upside appeal more, The Prestige Place at Kanjurmarg is the larger bet, also unregistered.
