Note one thing on the project page: it describes Metro Line 9 as upcoming. It is operational. That is a small point, but it changes the investment argument, because the metro benefit is now largely priced in rather than pending. Buy this for the connectivity you can use today, not for a catalyst that has already fired.

If township scale and a longer horizon appeal more than certainty, The Prestige Place at Kanjurmarg is the bigger play, unregistered. If you want a smaller society on the Thane side, Prestige Horizon Heights is the alternative, with weaker documentation.

Price is the first. A 25 to 40 percent premium to the Mira Road average is a lot to recover on exit unless the whole micro-market moves up to meet it. Second, unit efficiency. At 450 square feet for a 1 BHK and 900 for a 3 BHK, these are compact homes, so inspect carpet against saleable carefully and see a sample layout before committing. For an end user who values the brand, the design and the legal certainty, that is a defensible trade. For an investor looking for entry below market, it is not.
