Prestige Avon Review: 230 Homes on 10 Acres in Whitefield

The lowest-density luxury project planned in Whitefield, undercut by a launch announced in December 2024 that still has no K-RERA number.

Prestige announced Prestige Avon for launch on 29 December 2024. Nearly two years later, in September 2026, there is still no Karnataka RERA registration number against it, while the project page continues to indicate possession in December 2028. Those two facts cannot both be comfortable. What sits between them is one of the lowest-density luxury projects currently planned anywhere in Whitefield: 230 homes on 10 acres.

Short answer: Prestige Avon is a low-density luxury project on about 10 acres on ECC Road in Whitefield, with four G+16 towers holding 230 apartments and 80 percent of the site given to open space. Configurations run 3 BHK at 1,500 sqft, 3.5 BHK at 1,800, 4 BHK at 2,200 and 5 BHK at 3,000, with public market references placing the 3 BHK near Rs 1.8 Cr and the 5 BHK near Rs 5.9 Cr. K-RERA registration is awaited. The trade-off is timeline credibility: a December 2028 possession with no registration almost two years after the announced launch.

What is Prestige Avon?

The clearest low-density proposition in Whitefield. Two hundred and thirty homes across 10 acres is roughly 23 units per acre, against 80 or more at most branded Whitefield launches. Four towers of G+16 rather than the 30-storey norm, and 80 percent open space, describe a fundamentally different living experience from the high-rise product that dominates the corridor. The configuration ladder starts at a 1,500 square foot 3 BHK and runs to a 3,000 square foot 5 BHK, which is unusually large for Bangalore and signals a buyer profile of established families rather than upgraders.

Is the pricing coherent?

It is wide, and worth interrogating. Public references place the 3 BHK near Rs 1.8 crore against 1,500 square feet, about Rs 12,000 per square foot. The 5 BHK near Rs 5.9 crore against 3,000 square feet is about Rs 19,667. Whitefield core near ITPL and Varthur Road currently trades at Rs 13,500 to Rs 15,000 per square foot. So the entry 3 BHK looks priced below the corridor while the top 5 BHK sits well above it.

That spread is not necessarily wrong. Larger, rarer formats command a premium per square foot in every market, and a 3,000 square foot apartment in Whitefield has almost no direct competition. But it does mean the value case differs sharply by configuration. On these figures, the 3 BHK is the better buy and the 5 BHK is a scarcity purchase rather than a price-per-foot one.

Why does the timeline matter so much here?

Because it has already slipped a long way. A launch announced for 29 December 2024 that still has no K-RERA registration in September 2026 has lost roughly 21 months. Meanwhile the possession date on the page remains December 2028. For a four-tower G+16 project that has not registered, let alone started, a 2028 handover would require an unusually fast build. The more likely outcome is that the possession date moves once registration is filed, because a registered completion date has to be defensible. Ask directly what caused the delay and what date the developer intends to file.

What does 23 homes per acre buy you day to day?

Quiet, mostly, and space between buildings. Four towers spread across 10 acres means genuine distance between blocks, real ground-level landscaping rather than podium planting, and lift and parking loads that never approach what a 2,000 unit development carries. It also means a smaller, more settled community where the residents association is a manageable size. The counterweight is cost: every shared facility is funded by 230 households rather than 2,000, so the per-home maintenance burden is structurally higher, and amenity depth will be narrower than a large township can offer.

Does ECC Road work as an address?

Whitefield core is among the most established employment catchments in Bangalore, and ECC Road sits inside it. The Purple Line terminal at Kadugodi is operational, Whitefield Railway Station is close, and Whitefield Main Road, Old Airport Road and Varthur Road provide the arterial grid. Schools, hospitals and retail are mature. The metro extension has been the single biggest price catalyst here, with housing demand up 19 percent near metro station zones and prices rising 8 to 13 percent year on year into 2026.

The weakness is congestion rather than connectivity. Whitefield's roads carry very heavy loads at peak, and ECC Road in particular is narrow relative to its traffic. The metro solves the commute for people whose destination is on the line; for everyone else it is still a car journey.

What will it cost all in?

On the roughly Rs 1.8 crore 3 BHK reference, add 5 percent GST at about Rs 9 lakh and roughly 6.6 percent for Karnataka stamp duty, registration and cess at about Rs 11.9 lakh, taking you past Rs 2 crore before extras. Then floor rise across 16 storeys, which is milder than on a 30-storey tower, plus car parking, the clubhouse and infrastructure deposit, corpus and advance maintenance. With only 230 households funding the common areas of a 10 acre site, ask carefully for the projected monthly maintenance per square foot, because low density raises per-home upkeep costs.

For a registered Prestige project in Whitefield today, Prestige Raintree Park carries a K-RERA number and a December 2028 date, at higher density and a higher entry. For registered low density, Prestige Elm Park is smaller but further along and hands over in March 2027.

What are the honest risks?

The registration and timeline gap is the main one, and it is unusual in size. Twenty-one months from announced launch to no filing is long enough to warrant a direct explanation. Second, the maintenance economics of low density: 230 households sharing a 10 acre site with 80 percent open space will pay more per home to maintain it than 2,000 households would. That is the price of the product, but it should be budgeted rather than discovered. Third, the 5 BHK pricing sits far above the corridor, so exit liquidity on the largest formats will be thin.

Verdict: should you buy Prestige Avon?

As a product, this is one of the most appealing things planned in Whitefield. Twenty-three homes per acre, G+16 rather than G+30, 80 percent open space and genuinely large apartments from a developer with a strong Whitefield record is a combination almost nobody else is offering. As a purchase today, it is not ready. A launch announced in December 2024 with no registration by September 2026, still carrying a 2028 possession date, needs explaining before any money moves. Get that explanation, wait for the K-RERA filing, and then look hard at the 3 BHK, which on current references is the best value in the building.
