My Home Whitefield Review: 5,000 Homes, 27 Towers, No Registration Yet
A Hyderabad developer's first big Bangalore move at full Whitefield pricing, in towers taller than the city has built, with no registration yet.
Expressions of interest for My Home Whitefield open on 15 October 2026. Behind that date sits one of the largest residential parcels currently planned in East Bangalore: 53 acres at Kadugodi Road, 45 of them residential, with 5,000 homes across 27 towers rising to G+48. It is also a Hyderabad developer's first serious push into Bangalore, and at this stage it exists as an expression-of-interest campaign rather than a registered project.
Short answer: My Home Whitefield is a 53 acre mixed-use development on Kadugodi Road, Whitefield, planned for 5,000 homes across 27 towers of G+41 to G+48, with 8 towers in Phase One. Indicative pricing is Rs 1.88 Cr for a 2 BHK, Rs 2.40 Cr for a 3 BHK and Rs 3.30 Cr for a 4 BHK. Expressions of interest open 15 October 2026. No K-RERA registration exists and possession is to be confirmed. The trade-off is scale and height: 5,000 homes and towers approaching 48 floors are both at the extreme end for Bangalore.
What is My Home Whitefield?
A city within Whitefield. Fifty-three acres split into roughly 45 acres of residential towers and 8 acres of commercial, with an eventual 5,000 homes. That works out to about 111 homes per acre on the residential parcel, and the towers are planned at two basements plus G+41 to G+48, which would put them among the tallest residential buildings in Bangalore. Phase One covers 8 of the 27 planned towers. Configurations run 2, 3 and 4 BHK.
Is the height a problem?
It is at least a question nobody in Bangalore has much local experience answering. The city's residential stock is overwhelmingly below 30 floors, and G+48 introduces engineering, servicing and lifestyle differences that buyers should price in rather than discover. Lift waiting times at peak depend entirely on the lift-to-unit ratio, so ask for it in writing. Water pumping, firefighting compliance, facade cleaning and generator backup all cost more per home in very tall buildings, which flows into monthly maintenance for the life of the asset. Ask for a projected maintenance figure per square foot, not a reassurance.
Does the Kadugodi location work?
Yes, on the numbers the developer quotes and on the corridor's own record. International Tech Park Bangalore sits about 2.5 km away, Sadaramangala Industrial Area roughly 2.2 km beyond that, Whitefield Global School around 1.6 km, and Nexus Whitefield Mall and Manipal Hospital Whitefield at about 4.2 km and 4.4 km. The Purple Line terminal at Kadugodi is operational, which is the single most important fact about this address: it is one of the few large Bangalore parcels with working metro rather than promised metro.
The counterweight is that Whitefield has absorbed a steady run of new supply from Brigade, Prestige, Sobha and Lodha over recent years, and 5,000 more homes is a very large addition to that. Whitefield apartments average about Rs 13,000 per square foot with prices up 8 to 13 percent year on year, so the market is healthy, but this is not a scarcity purchase.
Is the pricing right for the location?
It is full. A 2 BHK at Rs 1.88 crore is a premium entry ticket for Kadugodi, implying a unit somewhere around 1,300 to 1,400 square feet at prevailing Whitefield core rates. The 3 BHK at Rs 2.40 crore and 4 BHK at Rs 3.30 crore follow the same logic. None of this is unreasonable for a metro-adjacent Whitefield address, but it does mean My Home is entering Bangalore at core-market pricing rather than undercutting to build brand. As an unproven local name asking full local prices, the developer is relying on product to justify the position.
Who is My Home Group?
A substantial Hyderabad developer with a strong reputation in that market, making its first major Bangalore move here. That matters in both directions. The group brings genuine high-rise construction experience, which is relevant given the G+48 ambition, since Hyderabad has built taller residential stock than Bangalore has. What it does not yet have is a Bangalore delivery record, local contractor relationships or a track record with Karnataka approvals. Ask to visit a delivered My Home project in Hyderabad before committing, because that is the only evidence available, and pay particular attention to how the common areas and lifts have aged rather than to the show apartment.
Is it registered, and when is possession?
No K-RERA registration exists and possession is listed as to be confirmed. The project page is explicit that everything should be read as indicative until the builder files with Karnataka RERA and confirms a price list. An expression-of-interest campaign opening 15 October 2026 on an unregistered project is common practice, and it is also the moment at which buyers hand over money with the least protection. If you participate, treat the EOI as a queue position, not a purchase, and confirm in writing that it is fully refundable.
How does it compare with other Whitefield launches?
On scale it has no peer in this set. On documentation it sits with the majority.
| Dimension | My Home Whitefield | Godrej Whitefield Corridor | Trendsquares World of Gardens | Brigade Kadugodi |
|---|---|---|---|---|
| Price band | Rs 1.88 Cr to Rs 3.30 Cr | Rs 1.25 Cr to Rs 2.50 Cr plus | Rs 1.7 Cr to Rs 2.31 Cr | Rs 1.07 Cr onwards indicative |
| Configurations | 2, 3 and 4 BHK | 2, 3 and 4 BHK | 3, 3.5 and 4 BHK | 1, 2 and 3 BHK |
| Possession | To be confirmed | 2030 to 2031 estimated | September to December 2030 | To be confirmed |
| RERA status | Not registered | Not registered | Registered, PR/300925/008135 | Not registered |
| Scale | 5,000 homes on 53 acres | 20 acres, units to be confirmed | 650 units on 12 plus acres | 2,000 plus on 40 acres |
For a registered Whitefield alternative at similar pricing, Trendsquares World of Gardens carries a K-RERA number and a 2030 completion window. For a lower entry ticket at township scale, Godrej's Whitefield corridor launch starts at Rs 1.25 crore, also unregistered.
What are the honest risks?
Scale is the first. Five thousand homes delivered over a decade means late-phase buyers live beside construction for years, and 5,000 units eventually hitting the Whitefield resale market together will weigh on pricing. Second, height: G+48 is largely untested in Bangalore, and the recurring cost consequences are permanent. Third, the developer is new to this market and is not discounting for it, so buyers carry the execution risk of a first Bangalore project at full local prices.
What should you check before you book?
An expression of interest is exactly the point at which to be most careful.
| # | Check to run before booking |
|---|---|
| 1 | Search rera.karnataka.gov.in by promoter name and confirm no registration exists before the EOI |
| 2 | Get written confirmation that the expression-of-interest amount is fully refundable |
| 3 | Ask for the lift-to-unit ratio and projected maintenance per square foot for a G+48 tower |
| 4 | Confirm which of the 27 towers sits in Phase One and its specific committed completion date |
| 5 | Visit a delivered My Home project in Hyderabad to judge finish quality and handover standard |
| 6 | Request carpet area and recompute the rate against the Whitefield average near Rs 13,000 per sqft |
| 7 | Walk from the site to Kadugodi metro station and time it during a weekday morning |
Verdict: should you join the My Home Whitefield EOI?
The location is genuinely strong, with operational metro and mature social infrastructure, and the scale allows for planning quality that smaller parcels cannot match. But this is a first Bangalore project from an out-of-state developer, at full Whitefield core pricing, in towers taller than the city has built, with no registration and no possession date. Every one of those factors is manageable individually. Together they argue for patience. If you want a queue position, take a refundable one on 15 October and decide properly once the K-RERA filing, the tower schedule and the maintenance projection are all on paper.
Is My Home Whitefield RERA registered?
No. No K-RERA registration exists and the project is at expression-of-interest stage, with EOIs opening 15 October 2026. Search rera.karnataka.gov.in by promoter name and confirm the position yourself before paying any amount.
What are the prices at My Home Whitefield?
Indicative pricing at expression-of-interest stage is Rs 1.88 crore onwards for a 2 BHK, Rs 2.40 crore onwards for a 3 BHK and Rs 3.30 crore onwards for a 4 BHK. All figures should be treated as provisional until a price list is filed.
How large is My Home Whitefield?
Fifty-three acres in total, split into roughly 45 acres residential and 8 acres commercial, with 5,000 homes planned across 27 towers of G+41 to G+48. Phase One covers 8 of those towers.
Where is My Home Whitefield located?
On Kadugodi Road in Whitefield, East Bangalore. The developer places International Tech Park Bangalore about 2.5 km away, Whitefield Global School around 1.6 km, and Nexus Whitefield Mall and Manipal Hospital Whitefield at roughly 4.2 and 4.4 km.
