Embassy Astra Review: Hebbal Luxury at Rs 3.95 Cr, Registration Pending
A genuinely large-format luxury project in an established part of Hebbal, priced at the top of the market with no registration behind it.
Every configuration at Embassy Astra comes with a servant room. That single detail tells you more about who this project is for than any amenity list would. Four towers, 620 homes on 10.5 acres behind Presidency College at Kempapura Main Road in Hebbal, with a 3 BHK plus servant room starting at Rs 3.95 crore and a 4 BHK at Rs 5.50 crore. There is no K-RERA registration yet and possession is tentative for December 2030.
Short answer: Embassy Astra is a pre-launch luxury development at Kempapura Main Road, Hebbal, Bengaluru 560024, with 620 homes across four B+G+23 towers on 10.5 acres. Pricing runs Rs 3.95 Cr for a 3 BHK with servant room, Rs 4.30 Cr with a study added, and Rs 5.50 Cr for a 4 BHK with servant room. Possession is tentative for December 2030 and no K-RERA registration exists. The trade-off is that this is priced at the top of the Hebbal market with no registration behind it.
What is this project?
A compact luxury community rather than a volume development. Six hundred and twenty homes across four towers at basement plus ground plus 23 floors on 10.5 acres, which works out to about 59 homes per acre. That is moderate density for Bangalore, and at only 23 floors the towers are mid-rise by current standards, which usually means shorter lift waits and lower servicing cost per home than the 35 and 40 storey projects now common across the city. The configuration set is narrow and deliberate: 3 BHK plus servant, 3 BHK plus study plus servant, and 4 BHK plus servant.
Is Rs 3.95 crore justified in Hebbal?
It is at the top of the market and it needs the product to carry it. Hebbal apartments average roughly Rs 12,655 per square foot on verified listings, with the range running from about Rs 11,450 to Rs 19,100 and premium new launches quoting Rs 15,000 to Rs 20,000. At the upper end of that band, Rs 3.95 crore implies a 3 BHK somewhere around 2,200 to 2,600 square feet, which is a genuinely large home rather than an ordinary one priced high.
Because unit sizes have not been published, that is an inference rather than a calculation. Ask for the carpet area against the specific unit before you accept the price, because the difference between a 2,200 square foot home at Rs 18,000 per square foot and a 3,100 square foot home at Rs 12,700 per square foot is the entire value question here.
Does Hebbal justify a luxury project?
More than almost anywhere else in North Bangalore. Hebbal sits at the junction of the airport corridor and the Outer Ring Road, with Manyata Tech Park close by and Kempapura within the established part of the micro-market rather than on its fringe. Hebbal has also been one of the strongest performing pockets in the city, with listed rates up substantially over the past year and roughly doubling over five.
The counterweight is traffic. The Hebbal flyover and the Outer Ring Road approach are among the most congested points in Bangalore at peak, and the Blue Line metro serving the airport corridor is not yet operational through this stretch. You are buying a central, well-connected North Bangalore address, not a fast one.
What will it cost all in?
On the Rs 3.95 crore entry 3 BHK, add 5 percent GST at about Rs 19.75 lakh and roughly 6.6 percent for Karnataka stamp duty, registration and cess at about Rs 26.1 lakh, which takes you near Rs 4.41 crore. Then floor rise across 23 storeys, car parking for what will typically be two cars at this ticket size, the clubhouse and infrastructure deposit, corpus and advance maintenance. Budget roughly Rs 4.55 crore to Rs 4.70 crore all in. At this price level the extras are large in absolute terms even at ordinary percentages, so insist on the itemised sheet.
Is it registered, and when is possession?
No K-RERA registration has been confirmed and possession is listed as tentative for December 2030. On a purchase of this size that gap matters more, not less. Without registration your payments do not sit in the mandated project account, the December 2030 date binds nobody, and the statutory delay-compensation framework does not apply. Karnataka RERA has grown more assertive through 2026, penalising builders who fail to file annual audit reports, but none of that machinery covers a project that has not registered.
There is a related question worth asking directly at this price point. On a four tower scheme, registration sometimes covers only the first towers to break ground, so when the filing appears, confirm which towers it names and which completion date attaches to yours. Buyers at Rs 4.5 crore all in should be reading the registration certificate itself rather than a summary of it.
It is also worth understanding what a 23 floor cap means for the view premium. On taller Bangalore towers the upper floors carry a substantial floor-rise charge because the outlook is genuinely different. At 23 floors the spread between the lowest and highest units is narrower, which usually makes the floor choice less financially loaded and the building more uniform in value. Ask for the floor-rise schedule and check how much it actually varies.
How does it compare with other North Bangalore options?
On price it sits well above the Hebbal and Thanisandra field.
| Dimension | Embassy Astra | Purva Atmosphere | TVS Emerald Auralis | Assetz Zen and Sato |
|---|---|---|---|---|
| Price band | Rs 3.95 Cr to Rs 5.50 Cr | Rs 1.06 Cr to Rs 3.15 Cr | Rs 1.14 Cr to Rs 2.21 Cr | Rs 2.92 Cr to Rs 3.80 Cr |
| Configurations | 3 and 4 BHK with servant room | 2 and 3 BHK | 2 and 3 BHK | 3 and 4 BHK |
| Possession | December 2030 tentative | December 2025 | June 2030 registered | May 2030 registered |
| RERA status | Not registered | Registered, PR/190204/002350 | Registered, PR/110925/008087 | Registered, PR/080525/007728 |
| Scale | 620 units on 10.5 acres | 939 units on about 13 acres | 393 units on 3.71 acres | 412 units on 7 acres |
For a delivered and registered Hebbal-side option at a far lower entry, Purva Atmosphere on Thanisandra Main Road is the obvious comparison. For a smaller registered mid-rise nearby, TVS Emerald Auralis carries a June 2030 registered completion date at roughly a third of the entry price.
Parking is the other line item that deserves a direct question at this price. Households buying at Rs 4 crore in Bangalore almost always run two cars, and on a 620 home project the difference between one allotted bay and two is both a cost and a daily inconvenience that cannot be fixed later. Ask how many bays are included at each configuration, whether additional bays can be purchased, and what the visitor parking provision is against the total unit count.
What are the honest risks?
The absence of a registration on a Rs 4.5 crore all-in purchase is the first and largest. Second, the price position: Embassy Astra is asking three to four times the entry price of registered projects within a few kilometres, which is defensible only if the homes are correspondingly larger and better specified, and no unit sizes have been published to prove it. Third, resale depth. The buyer pool at Rs 4 crore and above in North Bangalore is much thinner than at Rs 1.5 crore, so exiting takes longer even when values hold.
What should you check before you book?
At this ticket size the diligence should be proportionate.
| # | Check to run before booking |
|---|---|
| 1 | Search rera.karnataka.gov.in by promoter name and confirm whether any registration exists |
| 2 | Get the carpet area for your unit and compute the rate against Hebbal at about Rs 12,655 per sqft |
| 3 | Ask which of the four towers your unit sits in and its specific committed completion date |
| 4 | Confirm how many car parking bays are included at each configuration |
| 5 | Request the projected monthly maintenance per square foot and the corpus contribution |
| 6 | Drive Kempapura to your workplace via the Hebbal flyover at 9 am on a weekday |
| 7 | Visit a delivered Embassy residential project and inspect finish quality and common-area upkeep |
Verdict: should you consider Embassy Astra?
If you want a genuinely large home in an established part of Hebbal from a developer with a strong commercial and residential record, this is a coherent proposition, and 59 homes per acre across mid-rise towers is a more comfortable format than most current Bangalore luxury stock. What is missing is the paperwork and the arithmetic. No registration and no published unit sizes on a Rs 4.5 crore all-in purchase is a lot to take on faith. Get the carpet areas, compute the rate, and wait for the K-RERA filing before money moves.
Is Embassy Astra RERA registered?
No K-RERA registration has been confirmed and the project remains at pre-launch. Verify the position yourself at rera.karnataka.gov.in by promoter name, and when a filing appears, check which towers it actually covers.
What are the prices at Embassy Astra?
Rs 3.95 crore for a 3 BHK with servant room, Rs 4.30 crore for a 3 BHK with study and servant room, and Rs 5.50 crore for a 4 BHK with servant room. Unit sizes have not been published.
How large is Embassy Astra?
Six hundred and twenty homes across four towers at basement plus ground plus 23 floors on 10.5 acres, which works out to roughly 59 homes per acre. That is moderate density with a mid-rise rather than high-rise format.
Where is Embassy Astra located?
At Kempapura Main Road behind Presidency College in Hebbal, Bengaluru 560024, close to the Outer Ring Road, Manyata Tech Park and the airport corridor. Hebbal apartments average roughly Rs 12,655 per square foot.
