Credit Report Before a Home Loan: Alerts, a Free Annual Report and a 30 Day Fix
RBI's October 26, 2023 directions require credit information companies to alert customers when their report is accessed and to offer a free full credit report once a year, and require lenders and bureaus to fix errors within 30 days or pay Rs 100 a day. This guide shows Bengaluru home buyers how to use those rules before applying for a loan.
A Bengaluru couple shortlists a flat, applies to three lenders on the same weekend, and only then learns that a loan they closed years ago still shows as open on one credit report. Fixing it now sits in the middle of their booking timeline. The Reserve Bank of India has put rules in place that let buyers catch this earlier: alerts when a report is pulled, a free full credit report once a year, a 30 day limit for corrections and compensation of Rs 100 a day when that limit is missed.
This guide sets out what two RBI directions of October 26, 2023 require, and how to use them before you apply for a home loan. It is buyer guidance on process, not a guarantee of any loan outcome or credit score.
The short answer. Under RBI's October 26, 2023 directions on customer service by credit bureaus and lenders, credit information companies must offer a free full credit report with score once a year and send SMS or email alerts when your report is accessed. Under RBI's compensation framework of the same date, a correction request must be resolved within 30 calendar days, with lenders getting 21 days to send corrected data, and complainants are entitled to Rs 100 per calendar day after that, credited within five working days of resolution. The trade-off: the rules give you leverage and a clock, but compensation is modest and does not cover disputes over how a score is calculated, so starting early matters more than claiming later.
Why check your credit report before a home loan application?
Because errors are easier to fix before a lender is waiting on them. The directions themselves note that RBI announced, in its April 6, 2023 policy statement, a framework to strengthen grievance redress and customer service by credit institutions and credit information companies. The rules that followed are designed for borrowers who find something wrong and need it corrected.
If you start three or four months before you expect to apply, a correction can run its full 30 day course without touching your booking dates. If you start the week before, even a well run correction can collide with a builder's payment schedule.
How do you get the free full credit report?
From each credit information company's website. The directions say credit information companies shall provide easy access to a Free Full Credit Report, including credit score, once in a year from January to December, to individuals whose credit history is available with them. They must display the link prominently on their website, on the home page itself, so individuals can access the report conveniently.
The year runs on the calendar, from January to December. A report pulled in early November 2026 uses this year's entitlement, and a fresh one becomes available from January 2027. Since you may have a credit history with more than one company, review each one where you do.
What alerts should you expect, and what do they tell you?
Two kinds. First, credit information companies shall send SMS or email alerts to customers when their credit information report is accessed by specified users, wherever the customer's mobile number or email ID is available. The alert is sent only when the enquiry reflects in the customer's report.
Second, lenders shall send SMS or email alerts to customers while submitting information to credit information companies about a default or days past due on existing credit facilities, again wherever contact details are available. The directions ask lenders to run awareness campaigns encouraging customers to register their mobile numbers and email IDs for this reason.
For a home buyer, the first alert is a useful audit trail. If you receive an access alert from a lender you never approached, raise it immediately. The second alert is an early warning: if a lender is about to report a missed payment on a card or loan, you hear about it before your home loan lender sees it.
How does the 30 day correction clock work?
It splits 30 days between your lender and the bureau. The compensation framework explains that the Credit Information Companies (Regulation) Act and its rules, read together, give the lender and the bureau an overall limit of 30 days to resolve a complaint. In effect, the lender gets 21 days to send corrected information and the bureau gets the remaining nine days.
Complainants are entitled to compensation of Rs 100 per calendar day if their complaint is not resolved within 30 calendar days of the initial filing with a lender or bureau. The date of resolution is the date the rectified credit information report is sent to the complainant's postal address or email ID. The table below lays out the timeline, using day 0 as the date you file.
| Stage | Who acts | Deadline in RBI's framework | Illustrative outcome |
|---|---|---|---|
| You file a correction request | You, with a lender or a bureau | Day 0 | Clock starts on the initial filing |
| Corrected data sent to bureau | Lender | Within 21 calendar days of being informed | Lender pays compensation if it misses this |
| Complaint resolved | Bureau | Within 30 calendar days in total | Bureau pays if it misses this despite timely lender data |
| Resolved on day 45 | Lender and bureau, apportioned | 15 days late | 15 x Rs 100 = Rs 1,500 |
| Compensation credited | Lender or bureau | Within 5 working days of resolution | Paid to the bank account or UPI ID you gave |
Where more than one lender reported the inaccurate data, the framework says the complaint shall be registered with the concerned bureau, which coordinates with all the lenders and gives the complainant a comprehensive resolution. Compensation for delay is apportioned proportionately among the entities responsible.
What must lenders and bureaus do behind the scenes?
Several things that make corrections faster. The customer service directions say each lender shall have a dedicated nodal point or official of contact for the bureaus, share the contact details with them, and inform them of any change within five calendar days. Lenders shall carry out a root cause analysis of customer grievances at least every half year, reviewed by top management at least annually.
Bureaus have duties too. They shall load credit information received from lenders into their databases, as per their data acceptance rules, within seven calendar days of receipt, and where they reject data, tell the lender the reasons within seven calendar days. They shall review their search and match logic, the method used to pull a borrower's report, at least every half year under a board approved policy, and disclose details of complaints against them and lenders on their websites.
The customer service directions and the compensation framework each came into effect six months from October 26, 2023. Both say bureaus and lenders that contravene them are liable for penal action under the Credit Information Companies (Regulation) Act.
What is not covered by the compensation framework?
Several kinds of dispute. The framework says it shall not apply to disputes for which a remedy is provided under Section 18 of the Credit Information Companies (Regulation) Act, which the circular explains are to be settled by conciliation or arbitration. It also excludes complaints about internal administration, human resources, staff pay and emoluments, and references in the nature of suggestions and commercial decisions of a lender or bureau.
Two exclusions matter most to home buyers. Complaints about the computation of the credit score or the score model are not covered. Nor are complaints already decided by or pending in other fora such as consumer commissions, courts or tribunals. If your concern is that a correct report produced a low score, this framework is not the route.
What should a Bengaluru buyer do, and when?
Start early and keep everything in writing. In all cases, including rejections, the lender or bureau must tell you the action taken, and if it rejects your request it must give reasons. The customer service directions add that lenders shall use a standard list of rejection reasons circulated by the bureaus.
- Three to four months before applying, download your free full credit report from each bureau where you have a credit history.
- Check every open account, closed loan, enquiry and days past due entry against your own records.
- Register your mobile number and email ID with your lenders so you receive default and access alerts.
- File a correction request for any error with the lender or bureau, and include your bank account or UPI details for compensation.
- Note the filing date and mark day 21 and day 30 on your calendar.
- If the request is rejected, ask for the written reasons and respond with supporting documents.
- If compensation is wrongly denied, escalate to the RBI Ombudsman under the Integrated Ombudsman Scheme, 2021.

Frequently asked questions
Can I get my full credit report free before applying for a home loan?
RBI's October 26, 2023 directions say credit information companies shall provide easy access to a Free Full Credit Report, including credit score, once in a year from January to December, to individuals whose credit history is available with them, with the link displayed prominently on their website's home page.
Will I be told when a lender pulls my credit report?
The directions say credit information companies shall send SMS or email alerts when a specified user accesses your credit information report, wherever your mobile number or email ID is available. Alerts are sent only when the enquiry reflects in your report. Lenders must also alert you when reporting a default or days past due.
How long do lenders and bureaus have to fix an error in my report?
RBI's compensation framework reads the law as giving lenders and bureaus together 30 days. A lender must send corrected information to the bureau within 21 calendar days of being informed, and the bureau effectively gets the remaining nine days. If the complaint is not resolved within 30 calendar days, compensation is Rs 100 per calendar day.
When is the Rs 100 a day compensation paid, and where do I escalate?
The framework says compensation shall be credited to the complainant's bank account within five working days of resolution. If a lender or bureau wrongly denies compensation, the complainant can approach the RBI Ombudsman under the Integrated Ombudsman Scheme, 2021, or the RBI's Consumer Education and Protection Cell where an entity is not yet covered.
