Credit Report Error Before a Home Loan? RBI's 30 Day Fix and Rs 100 a Day Compensation Rule

RBI's October 2023 framework requires credit institutions and credit information companies to resolve complaints about credit information within 30 days, or pay the complainant Rs 100 for each day of delay. Here is how a Bengaluru home buyer can use it before applying for a loan.

A closed credit card still showing a balance. A personal loan you repaid in full, still marked as overdue. A loan that was never yours appearing under your name. Errors like these sit quietly in a credit report until the day a home loan application goes through underwriting, and then they can delay a sanction or change the terms on offer at exactly the moment a buyer has a booking deadline.

The Reserve Bank of India has a specific framework for this problem. Its circular on a framework for compensation to customers for delayed updation or rectification of credit information, dated October 26, 2023, sets a 30 day deadline for fixing complaints and a daily compensation if it is missed. For a Bengaluru buyer planning a home loan, it is worth knowing before you start the paperwork.

The short answer. Under RBI's framework, if a complaint about your credit information is not resolved within 30 calendar days from the date you first filed it, you are entitled to Rs 100 for each calendar day of delay. The lender that reported the data gets 21 days and the credit bureau gets the remaining nine. Compensation must be credited within five working days of resolution. Disputes about how a credit score is computed are not covered. The trade-off: the rule gives you a deadline and a remedy, but 30 days is a long time inside a booking window, so the useful move is to check your report early.

What does RBI's credit information compensation framework require?

It requires credit institutions, which include banks and NBFCs that report your loan data, and credit information companies, the bureaus that compile your report, to resolve complaints about delayed updation or rectification of credit information within a fixed time. If a complaint is not resolved within 30 calendar days from the date of its initial filing, the complainant is entitled to compensation of Rs 100 per calendar day.

The framework splits that window. A credit institution gets 21 days to send corrected data to the bureau, and the credit information company effectively gets the remaining nine days to update it. The circular says the framework takes effect six months from its date.

How is the compensation paid?

Into your bank account. The circular says the compensation amount shall be credited to the bank account of the complainant within five working days of the resolution of the complaint. It also provides recourse if compensation is wrongly denied: the complainant can approach the RBI Ombudsman under the Reserve Bank's integrated ombudsman scheme, and for credit institutions not covered by that scheme, the Consumer Education and Protection Cell at the RBI's regional offices.

Check which ombudsman scheme applies, and which lenders it covers, at the time you complain. Our explainer on the RBI Ombudsman Scheme 2026 and home loan complaints covers the route in more detail.

What kinds of complaints are not covered?

The circular lists four exceptions. It does not apply to disputes dealt with under Section 18 of the Credit Information Companies (Regulation) Act, 2005; to matters of internal administration or human resources; to disputes over the computation of credit scores; or to complaints that have already been decided by, or are pending before, other forums such as consumer commissions or courts.

The credit score exclusion matters. If your complaint is that a number looks too low, the framework does not give you a deadline for that. If your complaint is that a specific account, payment status or amount in your report is wrong, that is the kind of correction the framework is built for. Frame your complaint around the specific entry, the correct position and the evidence.

Why does this matter when booking a flat in Bengaluru?

Because the timelines collide. A builder's booking form may give you a short window to arrange finance, and a lender assessing your application may look at your credit report. If an error surfaces then, the 30 day resolution window under RBI's framework can overlap with dates in your booking form, and the compensation, while useful, does not move those dates.

The RERA Act does not let a promoter collect more than ten per cent of the cost before a registered agreement for sale, under Section 13(1) of the RE(R&D) Act, 2016 as published on the Telangana RERA portal, but your booking form's own terms on refunds and timelines still apply to what you have paid. Read them before you pay, and if a loan is essential to the purchase, check your credit report before you sign anything.

A PropNewz project profile, such as our page on Concorde Sienna on Hennur Main Road, can help you shortlist, but loan readiness, including a clean credit report, should come before the booking cheque.

How do I raise a complaint so the 30 day clock starts?

File it in writing, through a channel that gives you a date and reference. The framework counts 30 calendar days from the date of initial filing, so the date on your complaint is the date that matters. You can typically raise a dispute with the credit bureau that issued the report or with the lender that reported the entry; either way, keep the acknowledgement.

Be specific. Name the account, the lender, the entry you believe is wrong, the correct position and the documents that prove it, such as a closure letter, a no dues certificate or a final statement. Specific complaints are easier to resolve and easier to escalate if the deadline passes. Our guide to reading a home loan Key Fact Statement is a useful next step once your report is clean and you are comparing offers.

Keep copies of everything you send and receive. If the complaint is not resolved in time, the dated acknowledgement and your supporting documents are what an ombudsman or other forum will look at first, and they also show which of the two parties, the lender or the bureau, was still holding the correction. If you hear nothing within the 21 days the framework gives the lender, a short written follow up citing the filing date is a reasonable next step.

When the complaint is resolved, check two things: that the corrected entry now appears in a fresh copy of your report, and, if the resolution took longer than 30 days, that any compensation due has been credited within five working days.

How can I prevent errors from appearing in the first place?

Most of the evidence you would need for a complaint is easiest to collect at the moment a loan or card is closed, not years later. When you repay a loan in full, ask the lender for a closure letter or no dues certificate and file it where you will find it. When you close a credit card, keep the final statement showing a zero balance and the closure confirmation. If you settle an account for less than the full amount, ask the lender in writing how it will be reported.

It also helps to check your report again a few months after any closure, while the paperwork is fresh. An error caught then can be fixed through the same framework without the pressure of a booking deadline. If you are buying jointly, each applicant can run the same check on their own report well before the application, so that the joint file goes to the lender clean.

The same habit is worth carrying into the home loan itself. Keep the sanction letter, Key Fact Statement, disbursement advices and every statement in one folder, so that when the loan is eventually closed, you have everything needed to confirm that your credit report reflects it correctly.

What should I do before applying for a home loan?

Give yourself time with these steps.

  1. Get a copy of your credit report a few months before you plan to book and apply.
  2. Check every account listed: lender, status, amount outstanding and payment history.
  3. Gather proof for any wrong entry, such as closure letters or no dues certificates.
  4. File a written complaint about each specific wrong entry and save the dated acknowledgement.
  5. Track the 30 calendar days from the filing date, noting the 21 day lender and nine day bureau split.
  6. After resolution, pull a fresh report to confirm the change, and check for any compensation due.
  7. Only then sign a booking form whose loan dependent timelines you are confident of meeting.

Frequently asked questions

How long do lenders and credit bureaus have to fix a wrong credit report entry?

Under RBI's October 26, 2023 framework, if a complaint about credit information is not resolved within 30 calendar days from the date of initial filing, the complainant is entitled to compensation of Rs 100 per calendar day of delay. The credit institution gets 21 days and the credit bureau the remaining nine.

How quickly must the compensation be paid?

RBI's framework says the compensation shall be credited to the complainant's bank account within five working days of the resolution of the complaint. If compensation is not paid as required, the circular points the complainant to the RBI Ombudsman route, or for institutions not covered, to the RBI's Consumer Education and Protection Cell.

Does the Rs 100 a day rule cover disputes about my credit score?

No. RBI's framework lists exceptions, including disputes about the computation of credit scores, complaints already decided by or pending before other forums such as consumer commissions or courts, disputes under Section 18 of the Credit Information Companies (Regulation) Act, 2005, and internal administration matters.

When should I check my credit report before buying a flat?

Well before you apply. Because RBI's framework allows up to 30 days for a complaint to be resolved before compensation starts, checking a few months ahead of booking leaves time to correct an error before the lender assesses your loan, rather than discovering it during sanction.
