On 10 October 2026, Century Real Estate put out a statement carrying a number most unlaunched projects never get to quote: 550 crore rupees already booked. The project is Century Astoria at Jakkur, and for the three months before that announcement it had been selling quietly under the codename Bluemoon, as The Tribune reported. That figure frames the decision in front of you. Demand for large format homes on the Hebbal to airport belt is running ahead of supply, which is comfortable if you already own here and awkward if you are still deciding, because in a five tower scheme the best stacks go first.

Short answer. Century Astoria is 334 homes across five towers on about six acres at Jakkur, set inside a larger 52 acre Century township, and it carries Karnataka RERA registration PRM/KA/RERA/1251/309/PR/160526/008662. Indicative pricing starts near 4.25 crore rupees for a 3 BHK of roughly 2,175 sq ft and reaches about 15 crore rupees for a penthouse above 7,000 sq ft, across 3, 3.5 and 4 BHK and penthouse formats. The biggest trade-off is the wait. The project page quotes possession from 2030 onwards while Century's own microsite lists a proposed completion of 12 February 2031, so plan on a five year horizon, not a move.

What is Century Astoria, and who is it actually for?

It is an ultra premium, low density apartment project aimed at a buyer who wants genuine floor area in North Bangalore and can afford to wait half a decade for it. Five towers named Bella, Altair, Capella, Deneb and Electra rise to ground plus fifteen and ground plus sixteen floors, holding 334 homes in total. Spreading so few units across six acres inside a 52 acre township is the pitch: fewer neighbours, shorter lift queues, more open ground. If you need a home this year, or if your budget tops out below four crore rupees, this is not your project. If you are upgrading from a 1,600 sq ft flat, or betting on the airport corridor over a long hold, you are the intended audience. You can read the filed specification on the Century Astoria project page.

Can Century Real Estate be trusted to deliver this?

Century is one of the more credible names you could pick in Bengaluru, with the usual caveat that brand history is not a delivery guarantee for any single tower. Founded in 1973, it is among the city's oldest land owning developers, with landmarks including Diamond District and more than twenty million square feet delivered. That matters on a project completing in 2031, because the risk you are underwriting is not design, it is the builder still being solvent and motivated in year five. Century also has live inventory nearby at Century Midtown at Chikkajala, which is useful if you want to walk a Century site and judge finish quality for yourself before signing anything here.

Does Jakkur justify a four crore rupee entry price?

It justifies a premium over the wider north belt, but the Astoria rate sits above even that premium. Jakkur has moved from aerodrome fringe to one of North Bangalore's more wanted addresses, helped by its lake and its position between Hebbal and Yelahanka in the 560064 belt. The project page places Manyata Tech Park at about 4.9 km and the Outer Ring Road at about 5.3 km, which puts a serious share of the city's office stock inside a manageable drive, with Kempegowda International Airport at roughly 25 km on a single arterial route. For context, 99acres puts average Hebbal flat rates near 15,950 rupees per sq ft, and Jakkur as a Hebbal extension typically trades below core Hebbal. At 4.25 crore rupees for about 2,175 sq ft, Astoria implies roughly 19,500 rupees per sq ft, which is a clear step above the micro market. You are paying for product and density, not for a location bargain.

What do the homes actually give you?

Space, and a clubhouse built to justify the price. The 3 BHK runs about 2,175 to 2,250 sq ft, the 3.5 BHK about 2,500 to 2,800 sq ft, and the 4 BHK about 3,200 to 4,000 sq ft, with penthouses above 7,000 sq ft. Those are large by current Bengaluru standards, where many 3 BHK launches land under 1,800 sq ft. The clubhouse runs to roughly 40,000 sq ft and the listed amenity set covers a temperature controlled indoor pool, a separate lap pool, a spa and sauna, badminton and squash courts, an amphitheatre and a resident work atelier. Worth noting: Century's microsite quotes unit sizes from 1,357 sq ft to 4,713 sq ft and mentions a 6 BHK format, which does not match the project page floor of 2,175 sq ft. Ask for the tower wise area statement and treat it as provisional until it appears in your agreement.

What will Century Astoria really cost you?

More than the headline, though less than usual, because the quoted agreement price bundles unusually much. Per the listing, the indicative price already includes car parking, clubhouse charges, maintenance and the BWSSB and BESCOM deposits. Charged over and above are GST, legal fees and any preferred location charges, while franking, stamp duty and registration are payable at actuals under the government norms applying on your registration date. On a 4.25 crore rupee base, add roughly five percent GST and about six percent for stamp duty and registration, and the all in number moves past 4.7 crore rupees. Century's microsite separately quotes a starting rate near 17,500 rupees per sq ft, which is below the per sq ft figure implied by the project page, so the gap between rate card and agreement price is exactly where your negotiation sits.

Is Century Astoria RERA registered, and when is possession?

Yes, and that is the single strongest fact in its favour. The project carries Karnataka RERA number PRM/KA/RERA/1251/309/PR/160526/008662, which puts it well ahead of the pre launch inventory it competes against, where buyers are asked for expression of interest money with nothing filed. Verify it on rera.karnataka.gov.in and match the promoter name, tower and unit details before you pay anything, because some portals file the same registration under the Bluemoon codename. On timing, the project page says 2030 onwards and tentative, while Century's microsite states a proposed completion of 12 February 2031. The RERA declared date is the one that carries legal weight, so read it off the portal rather than the brochure.

How does Century Astoria compare with nearby options?

It competes on product rather than price, and against north Bangalore stock it looks expensive and better specified in roughly equal measure. The honest comparison is not with other luxury towers but with what else four crore rupees buys on this belt, usually two smaller units or a far larger home further out.

The reading is straightforward. If RERA certainty and delivered scale matter most, Brigade Eldorado is far cheaper, but you get a much smaller home in a 5,000 unit development. For the same corridor at a third of the ticket, Godrej Thanisandra is the obvious look, with no RERA number yet. Astoria wins only if low density and 2,200 sq ft floor plates are what you are buying.

What are the honest risks of buying here?

Three, and none of them are dealbreakers on their own. First, the horizon. A 2031 completion means five years of construction risk, five years of rent or EMI elsewhere, and five years in which the corridor price story has to hold. Second, the document mismatch. The project page, the developer microsite and the press coverage disagree on unit sizes, configurations, the per sq ft rate and the launch date, which means nothing you read is final until the agreement. Third, the entry price. At roughly 19,500 rupees per sq ft in a micro market where portal averages sit several thousand rupees lower, you are buying at the top of the local band, which compresses the upside if supply catches up before 2031. Set against that, the 550 crore rupees of bookings is a genuine demand signal, not marketing.

What should you check before you book?

Run these seven checks in order, and do not let the booking window pressure you past any of them.

No.Check to run before booking
1Pull RERA number PRM/KA/RERA/1251/309/PR/160526/008662 on the Karnataka portal and confirm the promoter entity, approved plan and declared completion date
2Ask for the tower wise area statement and reconcile the 2,175 sq ft figure against the developer microsite's 1,357 sq ft floor
3Get a line by line cost sheet showing exactly what the bundled price includes and what sits outside it
4Confirm the carpet area in writing, not the super built up area, and compute your real rate per carpet sq ft
5Drive Jakkur to Manyata and Jakkur to the airport at 9 am on a weekday before you accept any quoted travel time
6Read the construction linked payment plan and check what you owe if possession slips past the RERA date
7Visit a completed Century project and inspect handover finish quality, lift counts and common area upkeep

What is the price of Century Astoria?

Indicative pricing starts at about 4.25 crore rupees for a 3 BHK, with 3.5 BHK from about 4.87 crore rupees, 4 BHK from about 6.24 crore rupees and penthouses between 13.65 crore and 15 crore rupees. These are pre launch indicative figures and the developer microsite separately quotes a starting rate near 17,500 rupees per sq ft, so confirm the current sheet directly.

Is Century Astoria RERA registered?

Yes. The project holds Karnataka RERA registration number PRM/KA/RERA/1251/309/PR/160526/008662. Some portals file the same registration under the earlier codename Bluemoon, so verify it on rera.karnataka.gov.in and match the promoter name, tower and unit details before paying any booking amount.

When is possession of Century Astoria?

The project page quotes 2030 onwards and labels it tentative, while Century's own microsite lists a proposed completion of 12 February 2031. The RERA declared completion date is the legally meaningful one, so read it off the Karnataka portal rather than any brochure and plan your finances around that date.

Who should consider Century Astoria?

End users upgrading to a 2,200 sq ft or larger home in North Bangalore who can wait until 2030 or 2031, and long hold investors backing the Hebbal to airport corridor. It suits buyers who value low density and a large clubhouse over entry price. It does not suit anyone needing possession soon or capped below four crore rupees.
