At 8.15 on a weekday morning, a couple house hunting in the western suburbs stand outside a building a short walk from a Metro Line 3 station. The broker says it is a five minute walk and a quick ride to the office. Both statements may be true. But a flat is a decision measured in decades, and the commute has to work every working day, at the hours you actually travel, from the entrance you will actually use.

Mumbai Metro Line 3, branded the Aqua Line, has changed what many buyers can consider. This guide sets out what Mumbai Metro Rail Corporation Limited, the agency that runs it, publishes about the line, and shows how to use those facts to test a specific home before you commit to it.

The short answer. According to MMRCL's passenger FAQ, Line 3 is currently 33.5 km operational with 27 stations from Aarey JVLR to Cuffe Parade, 26 of them underground, and trains run at a flat headway of 9 minutes. MMRCL's site says the first metro leaves Aarey JVLR at 05:55 AM and the last leaves Cuffe Parade at 10:30 PM. The trade-off: a station nearby can transform a commute, but only if the walk, the timings and the interchanges fit your routine, so test the full door to door trip before you pay for proximity.

What does the Aqua Line run today?

It runs the full 33.5 km corridor from Aarey JVLR in the north to Cuffe Parade in the south. MMRCL's FAQ says there are 27 stations on that stretch, with Aarey JVLR at grade level and the remaining 26 stations underground. Its about page describes the line as a corridor running along Colaba, Bandra and SEEPZ, built by MMRCL, a joint venture of the Government of India and the Government of Maharashtra on a 50:50 basis.

The same page sets out what the corridor is meant to connect: six business districts, 30 educational institutes, 30 recreational facilities and the domestic and international airport terminals, with five interchange points for suburban railway and one each for the Monorail and Metro Line 1, the Versova, Andheri and Ghatkopar line. Those are MMRCL's planning descriptions, and they are a useful map of where the line is designed to take you. The page also envisages air-conditioned travel for more than 16 lakh commuters daily at full scale. Whether your own station is crowded at your hour is something only a peak-hour visit will tell you.

MMRCL's homepage also lists stations where passengers can buy its Aqua Line passport, which gives a sense of the line's spread: Cuffe Parade, Churchgate, Hutatma Chowk, CSMT Metro, Worli, Siddhivinayak, Dharavi, Bandra Kurla Complex, CSMIA T2 and Marol Naka. We covered the corridor's buyer implications earlier in our Aqua Line corridor guide; this piece focuses on testing a specific home against the line as it runs now.

The station entrance nearest your building, not the station name on the map, decides how long your walk really is.

How should a buyer judge distance to a station?

By the walk you will actually make, not the straight-line distance on a map. An underground station has entrances at street level, and the entrance nearest your building is the one that counts. Walk it yourself at the hour you would commute, and note crossings, footpath conditions and any stretch that would be hard in the monsoon.

Ask the broker or seller which entrance they mean when they quote a walking time, and check it against your own walk. If the building sits between two stations, time both routes: the nearer station on the map is not always the quicker one on foot.

Then think about the other end of the trip. A station close to home helps only if your office, college or regular destination is also close to a station on the line, or to an interchange. A short walk at one end and a long auto ride at the other can still make the metro the slower option.

Map every regular trip in the household, not just the main earner's. A school run, a parent's hospital visits or a second job in a different direction may matter as much as the office commute. A home that suits one person's metro trip can leave another family member dependent on road transport for most of the week.

What do the timetable and frequency mean for a daily commute?

They set the outer limits of the commute you can rely on. MMRCL gives a flat headway of 9 minutes. By our arithmetic, a passenger who reaches the platform at a random moment waits about four and a half minutes on average and up to nine minutes at worst. Build the worst case into your planning, especially if you have a fixed start time.

The service window matters as much as the frequency. According to MMRCL, the first metro runs from Aarey JVLR at 05:55 AM and the last runs from Cuffe Parade at 10:30 PM. A household with an early hospital shift or a late finish at the office should check the first and last train at their own station, in their own direction, before treating the metro as their daily mode.

The table below turns MMRCL's published facts into the questions a buyer should ask about a specific home.

Interchanges plannedFive with suburban rail, one each with Monorail and Metro Line 1Does your route need a change, and how long is the transfer?
Comparison of a direct Aqua Line trip versus a trip with an interchange for a flat buyer's daily commute in Mumbai
An interchange adds a transfer walk and a connecting wait, so judge a route that needs a change on its full time.

Which interchanges matter for your commute?

Only the ones on your route. MMRCL's about page describes five interchange points with the suburban railway and one each with the Monorail and Metro Line 1. If your trip needs a change of line, the interchange becomes part of your commute, and its walking distance and crowding matter as much as the metro ride itself.

Test an interchange the way you test the walk to the station: at your commuting hour, with a timer. Count the walk between platforms and the wait for the connecting service. A home that needs one interchange can still be the better choice if it saves a long road leg, but it should be judged on the full time, not the metro segment alone.

For regular travellers, the fare products are part of the monthly budget. MMRCL's notices say that, for passes issued through new sale and reload transactions with effect from 13 September 2026, its 45 and 60 trip passes carry an extended validity of 45 days for the regular, Divyangjan and student categories. Check current pass options on MMRCL's site when you budget the commute.

What else should you verify before booking near a station?

A good location does not replace the usual checks on the building and the seller. If the flat is in a new or under-construction project, confirm its MahaRERA registration yourself on the regulator's portal before paying anything; our guide to verifying a MahaRERA project registration walks through the steps. For a resale flat, the title, society and occupancy papers matter exactly as they would anywhere else in the city.

Be wary of advertising that leans heavily on the metro. A listing that says metro-connected or minutes from the station is making a claim you can test in an afternoon. Walk it, time it and ride it before the claim becomes part of the price you agree to pay.

Families with young children may also note the station design. MMRCL's about page describes platform screen doors at stations to prevent trespassing on the tracks, along with automatic fare collection machines.

Finally, visit at more than one time of day. A street that is calm on a Sunday afternoon can be very different at the morning peak near a busy station entrance. Use these steps to keep the assessment practical.

  1. Identify the nearest Aqua Line station entrance to the building, not just the station name.
  2. Walk from the building gate to that entrance at your usual commuting hour and time it.
  3. Ride to the station nearest your workplace at the same hour and time the full trip.
  4. Add up to nine minutes of waiting to reflect MMRCL's 9 minute headway.
  5. Check that your earliest and latest daily journeys fall within the first and last train timings.
  6. If your route needs a change, time the interchange walk and the connecting wait.
  7. Confirm the project's MahaRERA registration or the resale flat's title and society papers before paying.

The metro is a strong reason to look at a home. It should not be the only reason to buy one.

Four questions on the Aqua Line, answered from MMRCL's published route, frequency and timing details.

What do Mumbai buyers ask about homes near the Aqua Line?

How long is Mumbai Metro Line 3 and how many stations does it have?

According to MMRCL, Line 3 is currently 33.5 km operational with 27 stations from Aarey JVLR to Cuffe Parade. Aarey JVLR is at grade level and the remaining 26 stations are underground, so most of the line runs below the city.

How often do Aqua Line trains run?

MMRCL's FAQ gives a flat headway of 9 minutes between trains. By our arithmetic, that means an average wait of about four and a half minutes if you arrive at the platform at a random time, and up to nine minutes in the worst case.

What are the first and last train timings on Metro Line 3?

MMRCL's passenger site says the first metro runs from Aarey JVLR at 05:55 AM and the last metro runs from Cuffe Parade at 10:30 PM. Check the timings for your own station and direction before you rely on the line for early or late shifts.

Does living near a metro station guarantee a shorter commute?

No. Distance to the station is only one part of the trip. Add the walk to the station entrance, the wait for a train, the ride, any interchange and the walk at the other end, and test the full route at your actual commuting hour before you book.
