Part of that push is in Hyderabad, where the developer has taken a premium address at Moti Nagar, minutes from Jubilee Hills, in a pocket that trades around Rs 11,450 per square foot. Brigade Manor is one of the few current Hyderabad launches that already carries a TG-RERA number, which changes the risk conversation entirely.

What is Brigade Manor Moti Nagar?

What will it cost you?

What can be planned for is the cost stack around whatever number you are eventually quoted. In Telangana, stamp duty, transfer duty and registration on a sale deed run to roughly 6 percent combined, and 5 percent GST applies to an under-construction apartment. Add car parking, corpus, the clubhouse contribution and advance maintenance. On a premium project at a Moti Nagar address, a realistic all-in figure will sit 12 to 15 percent above the base price.

When is possession?

The project page indicates 2030 onwards. Because the project is registered, that is unusually useful information: the registered completion date on the TG-RERA portal is the one that binds the developer, so cross-check the 2030 indication against what is actually filed. If the filed date is earlier or later than what a sales conversation tells you, the filed date is the one with legal consequences. A four-year build from 2026 is a normal horizon for a premium high-rise, but it is still four years of construction and interest-rate exposure on your side.

If you want West Hyderabad's IT corridor rather than the inner city, Namishree Vrindavan is registered, priced and far more disclosed. If township scale appeals, Prestige Pulimamidi offers 37 acres in South Hyderabad, but without registration.

What are the honest risks?

The disclosure gap is the main one. A registered project with no published price, land area, tower count or unit count is an odd combination, and it makes independent valuation impossible.
