Inside the same gates, families have lived in finished villas since Phases 1 and 2 of Adarsh Palm Acres were registered with Karnataka RERA in 2017, around a landscaped Central Park and a clubhouse with a squash court. How good is the airport corridor location, really?
Excellent for flights, ordinary for everything else. Measured in a straight line from the developer's map pin at 13.15714 N, 77.66350 E, the airport is about 7 km, Yelahanka about 10 km, Manyata Tech Park about 13 km and the Hebbal flyover about 15 km. Road distances are longer, and the Bagalur Main Road and Bellary Road junctions are where the time goes, so drive it at 9 am. The metro will not fix this address: Namma Metro's Blue Line reaches the airport along NH 44 to the west with no station nearby, and trackers list provisional openings of July 2027 for Phase 2A and March 2028 for the Phase 2B airport section.
What do the villas give you in space and specification?
A lot of house, finished to a genuinely premium standard. The read is straightforward. If the ticket works and land title plus a working clubhouse matter, Phase 3 is the strongest product here. A price that moves by more than Rs 3 crore between the developer's own website and a channel partner's sheet is not a price, and a bedroom count that changes by page is not a specification.
