Abhee Tranquila Review: Sarjapur Attibele Road Plots Verdict
A RERA registered 200 plot layout beside SWIFT City with handover due in weeks. The land is the easy part. The infrastructure around it is not.
Somewhere on the far side of Bidraguppe, KIADB is assembling a thousand acres it calls SWIFT City, an acronym for startups, workspaces, innovation, finance and technology that the Sarjapur corridor has been pricing into land values for two years. Abhee Tranquila sits beside it, and the layout's advertised handover date of December 2026 is now roughly three months away. That timing is the whole story here. Most plotted layouts sold on a future promise are years from registration. This one is either about to deliver or about to slip, and a buyer can find out which with a single phone call.
Short answer: Abhee Tranquila is a RERA registered plotted development (PRM/KA/RERA/1251/310/PR/020725/007891) of 200 plots across 20 acres at Bidraguppe on Sarjapur Attibele Road, offering 30x40, 30x50 and 40x40 sites from an indicative Rs 88 lakh, with plots targeted as ready by December 2026. The biggest trade off is that you are buying into a corridor whose price case rests on infrastructure that has not been built yet, and whose social infrastructure is visibly thinner than core Sarjapur Road.
What is Abhee Tranquila, and who should buy here?
It is a mid sized gated plotted layout for buyers who want to own land and build their own home rather than take delivery of a finished apartment. Abhee Ventures has laid out 200 sites on 20 acres in three standard footprints: 30 by 40 feet at 1,200 square feet, 30 by 50 feet at 1,500 square feet and 40 by 40 feet at 1,600 square feet, with a small number of odd sized plots. The natural buyer is someone with a five to ten year view who wants control over the house that eventually goes up, and who is comfortable managing a construction project themselves once the site is registered. It is a poor fit for anyone who needs a home to live in soon, because a plot is the start of a build, not the end of one.
Can Abhee Ventures deliver a plotted layout on time?
The track record is real but worth checking the numbers on. Abhee Ventures has been building across southeast Bengaluru since 2009, concentrated around Sarjapur Road, Gunjur, Mullur and Bommasandra. Here the published counts diverge: PropNewz project pages describe more than 21 projects, while the builder's own 2026 blog puts the figure at 16 residential projects delivered plus several ongoing. The same source describes Tranquila itself as an 18 acre parcel where the project page says 20 acres. None of these gaps is alarming on its own, but together they are a useful reminder that the only land extent that binds anyone is the one declared in the RERA filing and drawn on the sanctioned layout plan.
What does SWIFT City actually do for Bidraguppe?
It is the corridor's single biggest price driver, and it is also the corridor's single biggest uncertainty. KIADB's SWIFT City is planned as a thousand acre live and work district on the Sarjapur side, and every plotted layout within a few kilometres of it has been marketed on that adjacency. The honest caveat is that a land dispute has been reported around parts of the SWIFT City assembly, and a proposed metro extension linking Sarjapura, Attibele, Chandapura and Bommasandra remains at the discussion stage rather than under construction. Buy this plot because the land and the price work for you today. If SWIFT City lands on schedule, treat that as upside rather than as the reason you bought.
How do the plots and the amenities stack up?
The amenity package is unusually complete for a layout of this size, which is the layout's clearest differentiator. Abhee has planned a clubhouse anchored by an infinity pool, a gymnasium, a children's play area, party lawns, a reading lounge and guest rooms. For a plotted community, that is a genuinely gated apartment style offering rather than the bare roads and streetlights that many peripheral layouts deliver. The flip side is that a clubhouse has to be maintained by an association of plot owners, many of whom will not have built yet, so ask who funds and runs it during the years when only a fraction of the 200 plots carry houses.
What does a plot here really cost?
The published entry point is about Rs 88 lakh for a 1,200 square foot site, which works out to roughly Rs 7,300 a square foot. That sits just under the corridor benchmark: recent price trend reporting puts the average along Sarjapur Attibele Road at about Rs 8,000 a square foot. So the asking price is not an outlier, and it is not a bargain either. The figure also comes from aggregator listings rather than a sighted builder cost sheet, so treat it as indicative. Beyond the land price, budget for Karnataka stamp duty and registration, the layout's maintenance deposit and corpus, betterment or khata charges if applicable, and then the entire cost of construction, which on this corridor will run to considerably more than the plot itself.
Is the RERA and approval position solid?
Yes, and that materially separates this layout from many of its neighbours. Abhee Tranquila carries Karnataka RERA registration PRM/KA/RERA/1251/310/PR/020725/007891 alongside STRR layout approval, which means the statutory disclosure, escrow and dispute resolution machinery applies. Pull the number yourself on the Karnataka RERA portal and read the filed extent, plot schedule and completion date rather than the brochure. That last point matters this month: on 4 September 2026, K-RERA ordered a Bangalore North builder to pay Rs 10 lakh to buyers for failing to deliver advertised amenities, holding the promoter answerable for what its own marketing had claimed. If the clubhouse and infinity pool are why you are buying, get them named in the agreement.
What else does Rs 88 lakh buy on this corridor?
Less land than you would expect, and a very different kind of asset. The corridor offers both plotted layouts at a premium per square foot and finished apartments at a lower entry ticket, and the comparison below sets Tranquila against one of each.
| Dimension | Abhee Tranquila | Ekamara Signature Plots | Shriram 107 SouthEast |
|---|---|---|---|
| Entry price | From about Rs 88 lakh, indicative | From about Rs 1.50 crore | About Rs 55.84 lakh to Rs 73.12 lakh |
| What you buy | Plots of 1,200, 1,500 and 1,600 sq ft | Plots of about 1,200 to 2,000 sq ft | Finished 2 and 3 BHK apartments |
| RERA status | Registered, PRM/KA/RERA/1251/310/PR/020725/007891 | Registered, PRM/KA/RERA/1251/308/PR/151024/007146 | Registered, multiple phase numbers filed |
| Handover | December 2026 | Targeted 2027 | Expected January 2027 |
| Scale | 200 plots on 20 acres, Bidraguppe | About 50 plots on 14.59 acres, Chambenahalli | About 2,397 homes on 19 acres, Attibele |
Read across the row and the choice becomes clear. Ekamara Signature Plots is the closer in, pricier land play. Shriram 107 SouthEast is what the same money buys as a ready to occupy apartment in the same belt, with no build to manage. Tranquila sits between them: land ownership at a ticket closer to an apartment than to a Sarjapur Road plot.
What are the honest risks?
The corridor is the risk, not the paperwork. Sarjapur Attibele Road has historically lagged core Sarjapur Road on schools, hospitals and organised retail, and it will keep lagging for some years yet. The price case leans heavily on SWIFT City and on a metro extension that is proposed rather than sanctioned, and a land dispute has already been reported around the SWIFT City assembly. A plot also shifts risk onto you in a way an apartment does not: once the site is registered, the construction timeline, the cost overruns and the contractor management are entirely yours. Finally, the advertised December 2026 handover is now close enough that it is either on track or slipping, and marketing timelines on plotted layouts have a habit of moving by a quarter or two.
What should you check before you register?
Run these seven before any money moves.
| Number | Check to run before booking |
|---|---|
| 1 | Pull PRM/KA/RERA/1251/310/PR/020725/007891 on the Karnataka RERA portal and read the filed extent, plot schedule and completion date |
| 2 | Resolve the 18 acre versus 20 acre discrepancy between the builder's own blog and the project page against the sanctioned layout plan |
| 3 | Ask for the current registration and handover schedule in writing, given the December 2026 date is only weeks out |
| 4 | Confirm the STRR layout approval, the khata classification for individual plots and the release of your specific plot number |
| 5 | Get the clubhouse, infinity pool and guest rooms named in the agreement, with a delivery date attached to each |
| 6 | Ask who funds and operates maintenance while most of the 200 plots remain unbuilt, and what the monthly charge will be |
| 7 | Price the build separately: contractor quotes, plan sanction, water, power and sewerage connections for a self built home here |
Is Abhee Tranquila RERA registered?
Yes. The layout carries Karnataka RERA registration PRM/KA/RERA/1251/310/PR/020725/007891 alongside STRR layout approval. Verify the current status and read the filed plot schedule and completion date on rera.karnataka.gov.in before paying anything, because the filed date is the one that carries legal weight in a delay claim.
What does a plot at Abhee Tranquila cost?
Aggregator listings quote from about Rs 88 lakh for a 1,200 square foot site, roughly Rs 7,300 a square foot against a corridor average near Rs 8,000. That figure has not been confirmed against a sighted builder cost sheet, so ask Abhee Ventures for a dated one and add stamp duty, registration, maintenance deposit and the full construction cost on top.
When will plots at Abhee Tranquila be ready?
The advertised target is December 2026, which is roughly three months from this review. Because plotted handover dates commonly move by a quarter or two, ask the developer directly for the current registration and handover schedule rather than relying on the original marketing timeline, and check the completion date filed with Karnataka RERA.
Is Sarjapur Attibele Road a good place to buy land?
It works for patient buyers. Entry pricing runs below core Sarjapur Road, and KIADB's thousand acre SWIFT City sits nearby, but schools, hospitals and retail remain thinner than the established belt, a land dispute has been reported around the SWIFT City assembly, and the proposed metro extension is still only proposed.
