The most important fact about Abhee Kings Court is a date that has already gone by. Marketing material for this 120 home project at Chembenahalli, near Dommasandra Circle, advertised possession from June 2026. It is now September 2026. That does not mean anything has gone wrong, because phased handovers routinely run a little past the advertised month, but it does mean a buyer's very first question should not be about the clubhouse. It should be about whether the occupancy certificate is in hand.

Short answer: Abhee Kings Court is a RERA registered (PRM/KA/RERA/1251/308/PR/020323/005763) 120 home project on 1.82 acres at Survey Number 109/1, Chembenahalli, on the Sarjapur to Marathahalli stretch near Dommasandra Circle, offering 2 and 3 BHK homes of roughly 1,255 to 1,745 square feet at an aggregator quoted Rs 75 lakh to Rs 1.03 crore, with possession advertised from June 2026. The biggest trade off is information quality: the quoted price sits far below what the surrounding micro market trades at, and the advertised handover date has already passed.

What is Abhee Kings Court, and who is it for?

It is a small, low density apartment community for buyers who want a near term move in on the eastern side of the Sarjapur belt without paying township prices. The scale is modest by design: 120 homes on 1.82 acres, with the developer describing more than 70 percent of the plot left as open and green space, which is a genuinely low footprint ratio for a Bengaluru apartment project. The buyer this suits is someone who values a quiet, boutique setting and a short wait over a resort scale clubhouse and a thousand neighbours. It does not suit anyone shopping for the amenity depth that a forty acre township can fund.

Has possession actually happened?

Nobody outside the project can tell you, and that is precisely why you should ask before anything else. The advertised window was June 2026 onwards, which puts the project in or just past its delivery phase. The questions that settle it are specific and easy to put in writing: has the occupancy certificate been issued, for the whole project or for particular blocks, how many of the 120 homes have been handed over, and what is the current completion date filed with Karnataka RERA rather than the one on the brochure. A project at this stage should be able to answer all four in a single email. If it cannot, that is itself an answer.

Does Dommasandra work as an address?

It works as a value entry into the Sarjapur belt, with the traffic caveat that belt is famous for. The site sits on the Sarjapur to Marathahalli stretch near Dommasandra Circle, between the established Sarjapur Road technology cluster and the newer Varthur and Sarjapur growth pocket. That position gives residents several routes toward Whitefield, Electronic City and the Outer Ring Road employment centres, and none of them is a short hop. Sarjapur Road congestion at peak hours is a documented, persistent constraint rather than a temporary one, and no metro line serves this stretch today. Drive your own commute at half past nine on a weekday before you decide anything.

What do the homes and amenities actually offer?

The homes are 2 and 3 BHK layouts from roughly 1,255 to 1,745 square feet, which is a comfortable rather than compact spread for the configuration. The amenity list is practical and scaled to the project: a gymnasium, a swimming pool, multipurpose courts, a children's play area, an indoor games room, CCTV coverage and reserved parking. That is the correct amenity set for 120 homes, because a community this size cannot spread the running cost of a large clubhouse across enough owners. Ask for the projected monthly maintenance charge per square foot, since a small owner base carries a proportionally heavier share of fixed costs.

Why does the asking price look too low?

Because on the published numbers it is, by a wide margin, and that deserves an explanation before anyone pays a rupee. Listing platforms place Abhee Kings Court between roughly Rs 75 lakh and Rs 1.03 crore. At the lower end, Rs 75 lakh for a 1,255 square foot home implies about Rs 5,975 a square foot. Meanwhile Dommasandra has been trading around Rs 11,850 to Rs 12,300 a square foot in 2026, and the wider Sarjapur Road average sits near Rs 12,000. A gap of that size usually means one of three things: the aggregator figure is stale and dates from the project's 2023 registration, the quoted unit is an outlier, or the listing is simply wrong. The project page for this development already flags that some competitor listings displayed figures off by orders of magnitude, which tells you how unreliable third party pricing is here. Get a dated, signed cost sheet from Abhee Ventures and treat every online number as noise until you have it.

Is the RERA and approval position clean?

Yes. The project carries Karnataka RERA registration PRM/KA/RERA/1251/308/PR/020323/005763, filed in March 2023, which is consistent with a project now reaching its delivery window. Verify it on the Karnataka RERA portal and read the filed completion date, the sanctioned unit count and the quarterly progress updates, which for a project this far along should show near complete construction. The portal also matters for what comes after handover. On 4 September 2026, K-RERA ordered a Bangalore North builder to pay Rs 10 lakh to buyers over undelivered amenities, ruling that executing a sale deed does not by itself establish that a project is complete when promised facilities are still outstanding. If you are buying into a near finished project, walk the site and confirm the pool, courts and games room exist before you register.

How does it compare with nearby alternatives?

It is the small and near ready option in a pocket otherwise dominated by larger, later and more expensive launches. The table below places it against an apartment project one micro market over and a plotted development on the same corridor.

Mohan Tritone is the newer, pricier apartment option at the Whitefield and Sarjapur junction, and it is still building. If land rather than a flat is what you want on this side of the city, Abhee Tranquila from the same developer is the plotted alternative further down the Attibele stretch. Kings Court's distinguishing feature against both is simply that it should be finished.

What are the honest risks?

Two stand out. The first is the price uncertainty, which is not a minor quibble: a published entry figure roughly half the prevailing micro market rate is more likely to be a data problem than a bargain, and buyers who anchor on it will be disappointed at the sales table. The second is the handover status. An advertised date that has already passed is common and usually benign, but it converts what should be a simple purchase into one where you must verify the occupancy certificate, the completion status of common amenities and the position of your specific block before signing. A third, smaller consideration: at 120 homes the owners association will be small, which keeps decision making simple but concentrates maintenance costs across fewer households.

What should you check before booking?

Run these seven before any money moves.

NumberCheck to run before booking
1Ask in writing whether the occupancy certificate has been issued, for the whole project or block by block
2Pull PRM/KA/RERA/1251/308/PR/020323/005763 on the Karnataka RERA portal and read the filed completion date and quarterly progress updates
3Get a dated, signed cost sheet from Abhee Ventures and reconcile it against the Rs 75 lakh to Rs 1.03 crore band quoted online
4Benchmark that cost sheet against the Dommasandra area rate of roughly Rs 11,850 to Rs 12,300 per square foot before negotiating
5Walk the site and confirm the pool, gymnasium, courts and indoor games room are built rather than promised
6Ask for the projected monthly maintenance charge per square foot, given only 120 homes carry the fixed costs
7Drive your actual commute to Whitefield, Electronic City or the Outer Ring Road at peak hour before committing

Is Abhee Kings Court RERA registered?

Yes. The project carries Karnataka RERA registration PRM/KA/RERA/1251/308/PR/020323/005763, filed in March 2023. Verify the current status on rera.karnataka.gov.in and read the filed completion date and the quarterly progress updates, which for a project at this stage should show construction close to finished.

What is the price of Abhee Kings Court?

Listing platforms quote roughly Rs 75 lakh to Rs 1.03 crore, but the lower figure implies about Rs 5,975 a square foot against a Dommasandra area rate nearer Rs 11,850 to Rs 12,300. That gap suggests stale or incorrect listing data, so insist on a dated, signed cost sheet from Abhee Ventures.

Has Abhee Kings Court been handed over?

Marketing material advertised possession from June 2026, a date that has now passed. Ask the developer directly whether the occupancy certificate has been issued, how many of the 120 homes have been handed over, and what completion date currently stands on the Karnataka RERA filing.

Is Dommasandra a good place to buy?

It offers a lower entry point into the Sarjapur belt with multiple road routes toward Whitefield, Electronic City and the Outer Ring Road. The trade off is traffic: Sarjapur Road congestion at peak hours is a persistent constraint, and no metro line serves this stretch today, so every commute here is road dependent.
