How to Verify a TG-RERA Project Registration Before You Buy in Hyderabad

In September 2026, a buyer touring a half built tower in Kokapet was handed a glossy brochure stamped with four reassuring words: RERA registration applied for. It sounded official. It was meaningless. Under the law, a project is either registered with a live registration number or it is not, and anything in between is a warning sign. The buyer almost paid a booking amount on the strength of that stamp. A two minute check on a government website would have told the whole story, for free.

The short answer. Every genuine residential project in Hyderabad above the legal threshold must carry a Telangana RERA (TG-RERA) registration number, which you can verify yourself at the official portal rera.telangana.gov.in without any login or payment. A clean record shows the registered project name, the promoter's legal entity, the approved layout, and the declared completion date. The trade off to understand: RERA registration confirms a project is on the regulator's books and bound by its rules, but it is not a government guarantee of quality or on time delivery, so it is the floor of your due diligence, not the ceiling.

Why does a RERA registration number matter before you buy in Hyderabad?

A registration number is your legal proof that the project is accountable to a regulator. Under the Real Estate (Regulation and Development) Act, 2016, most residential projects above 500 square metres or more than eight apartments must be registered with the state authority before the promoter can advertise, market, book or sell any unit. The search is a public service, so you do not need to create an account, log in or pay anything to use it. Be careful to use the address ending in gov.in, because lookalike sites exist.

Once on the search page, you can look up a project by its name, the promoter's name, the registration number or the district. If a sales executive gives you a registration number, type it in and confirm that the record that opens matches the project you were shown, including the location and the promoter. If they cannot give you a number at all, treat that as the answer to your question. A project that is genuinely registered has nothing to hide on the portal.

What does a genuine TG-RERA project record show you?

A real record is detailed and internally consistent. When you open a registered project, you should see the registered project name, the promoter's legal entity, the approved layout and unit details, the start date and the declared completion date, and the registration certificate itself. Cross check each field against what the sales team told you. The name on the record is the legal project name, which sometimes differs from the marketing name on the hoardings, so match the promoter and the survey or location details rather than only the catchy brand.

Pay special attention to the declared completion date, because that is the promoter's own commitment to the regulator. If the brochure promises possession far earlier than the RERA record, the earlier date is a sales claim, not a legal one.
