One station on that alignment is Jakkur Cross. A short distance away, on 17.5 acres against the edge of Jakkur Lake, Total Environment is building Down by the Water. The metro arrives roughly five years before the apartments do, and that gap is the whole story of this project.

Where is Jakkur, and how good is the connectivity really?

Jakkur is a settled North Bangalore locality between Yelahanka, Thanisandra and Kodigehalli, and its connectivity case is stronger on paper in 2026 than it was in 2024. The address is in Agrahara, Jakkur Hobli, Yelahanka, roughly 25 km from Kempegowda International Airport via NH 44. Manyata Tech Park and Kirloskar Business Park are the employment anchors that matter for daily commuting, and both are reachable without touching the worst of the Outer Ring Road. The Blue Line station at Jakkur Cross is the real change, converting an airport drive and a Hebbal commute from a traffic gamble into a scheduled journey. The honest caveat is that metro timelines in Bengaluru slip, and the Hebbal to KR Pura section is slated for later completion.

On a 4.49 crore ticket that double outflow is substantial, and needs modelling before you book. If you rent in North Bangalore today, run the arithmetic on five years of rent plus pre EMI against the appreciation you are assuming. Phase 1 also covers only three of six towers, so expect live construction around you for some period after handover.

How does it compare with the rest of Jakkur?

Against the locality benchmark, this is a premium product at a premium price, and the comparison below is the clearest way to see it. Century Astoria in Jakkur and an L and T development on Thanisandra Main Road both sell smaller, cheaper homes to a different buyer. What are the honest risks?

Three risks matter: the timeline, the premium and the exit. A May 2031 possession is a long exposure to construction risk, rate movement and your own changing circumstances, and Total Environment's slow build reputation makes schedule discipline the thing to watch, not build quality.
