Reading a Hyderabad Property Ad: The TG RERA Box Every Buyer Should Check First
Under Section 11(2) of the RERA Act and a TG RERA public notice under Section 37, Hyderabad property ads must show the local body permit number, TG RERA registration number and website in the top right corner. This guide explains the rule and a seven-step check before booking.
Pick up any Hyderabad newspaper on a weekend and count the real estate advertisements. Then look at the top right corner of each one. Under a public notice issued by the Telangana Real Estate Regulatory Authority, that corner is meant to carry three things: the competent authority's project permit number, the TG RERA registration number, and the TG RERA website address, in a font at least as large as the one used for the builder's contact details.
Most buyers read the price, the location and the amenities. Few read the corner box, even though it is the one part of the advertisement that lets you test everything else. This guide explains what the box should contain, where the rule comes from, and how to use it in the ten minutes before you call the sales number.
The short answer. Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 requires a promoter's advertisement or prospectus to mention prominently the Authority's website address and the project's registration number. TG RERA's public notice under Section 37 adds that print, hoarding and other visual advertisements must show the local body permit number, the TG RERA registration number and the website in the top right corner, and that radio, electronic media and SMS advertisements must prominently mention the registration and approval details. The trade-off: the box tells you where to verify, not that the project is sound, so a correct box is the start of your checks, not the end.
What exactly should the TG RERA box in an advertisement show?
The TG RERA public notice for the attention of promoters sets out a template. It directs that advertisements in the prospectus, print media, hoardings or any other visual medium shall mention the competent authority's project permit number and the registration number along with the TG RERA website, in the top right corner, with a font size equal to or larger than the font used for the project contact details and address. The template in the notice shows a line for the Layout, Building or Permission number with the issuing body (HMDA, GHMC, DTCP, Gram Panchayat and others), a line for the TG RERA registration number, and the website.
For radio, electronic media and SMS, the notice says the registration number issued by the Authority, along with the approval details from HMDA, GHMC, DTCP, corporations, municipalities or gram panchayats, shall be prominently mentioned. So a radio spot or a promotional text message is not exempt.
| Item in the box | Where the rule comes from | What you check |
|---|---|---|
| Local body permit number | TG RERA public notice under Section 37 | That it names an issuing body such as HMDA, GHMC or DTCP |
| TG RERA registration number | Section 11(2) of the Act and the notice | That it opens the same project on the TG RERA portal |
| TG RERA website address | Section 11(2) of the Act and the notice | That it points to the official Authority site |
| Placement and font size | TG RERA public notice | Top right corner, no smaller than the contact details font |
| Radio, TV and SMS mentions | TG RERA public notice | Registration number and approval details prominently mentioned |
Where does the rule come from?
Two layers. The first is Section 11(2) of the Real Estate (Regulation and Development) Act, 2016, which says the advertisement or prospectus issued or published by the promoter shall mention prominently the website address of the Authority, where all details of the registered project have been entered, and include the registration number obtained from the Authority and other incidental matters.
The second layer is Telangana specific. The public notice states that the Authority issued its directions for compliance by all concerned under Section 37 of the Act, and it is signed by the Secretary. The direction is where the corner placement, the font size rule and the local body permit number come from.
The TG RERA FAQ, also on the Authority's website, repeats the basic point from the buyer's side: a flat or plot buyer should visit the TG RERA website, which displays all registered projects, and the advertisement for marketing flats or plots must carry the TG RERA registration number under Section 11(2).
Can a builder advertise before registering with TG RERA?
No. Section 3(1) of the Act says no promoter shall advertise, market, book, sell or offer for sale, or invite persons to purchase in any manner any plot, apartment or building in any real estate project or part of it, in any planning area, without registering the project with the Authority. The TG RERA FAQ says the same in its answer on timing: the promoter has to register the project before starting any form of advertising, marketing, booking or selling.
There are exemptions in Section 3(2). Registration is not required where the land does not exceed 500 square metres or the number of apartments does not exceed eight, inclusive of all phases, along with certain other cases. The TG RERA FAQ reads this as meaning that a project with more than 500 square metres of land, or with more than eight apartments, needs registration even if the other number is small. Phases matter too. The Act's explanation to Section 3 treats every phase as a standalone project needing its own registration, and the FAQ adds that a promoter cannot advertise, commit or sell amenities or facilities that are in a later phase that is not yet registered.
The Authority's own RERA Alert advertisement sets out the consequences in plain language: a promoter who fails to register is liable to a penalty of up to 10 percent of the estimated project cost, and on continued violation, imprisonment of up to three years or a fine, or both. It also says that where a project is found unregistered and within TG RERA's purview, a show cause notice will be issued requiring a reply within 15 days.
What should I do with the numbers in the box?
Use them. The RERA Alert tells buyers that before making a purchase they should examine the project through its registration number on the TG RERA website and review the legal title, approved layout plan, project name, amenities, specifications, project location details, legal title deeds, approvals and completion timelines. That is a long list, and the registration number is the key that opens it.
Start on the TG RERA project search. Enter the number from the box and confirm that the project name, promoter name and location match the advertisement. Then compare the advertisement's claims, such as amenities and completion timeline, with what the registered project shows. If the advertisement promises something the filing does not show, ask about it in writing before paying. Our guide to verifying a TG RERA project registration walks through the details page.
The same habit works on a listing site. When you browse a project page such as My Home Vyoma at Nanakramguda, note any TG RERA number given and run the same search yourself rather than relying on the listing.
- Find the box in the top right corner of the advertisement.
- Note the local body permit number and the issuing body.
- Note the TG RERA registration number and the website shown.
- Search the registration number on the TG RERA project search.
- Match project name, promoter name and location to the advertisement.
- Compare advertised amenities and dates with the registered filing.
- Save the advertisement and your search results with the date.
What if the advertisement has no TG RERA number?
Treat it as a reason to pause. If the project needs registration under Section 3, advertising it without registration is not permitted under the Act. The project may also fall under an exemption, such as a small project within the Section 3(2) thresholds, so ask the promoter in writing which applies and why. Do not pay a booking amount or sign anything until you have a clear written answer you can check.
The RERA Alert gives buyers a route to report concerns. It says that if any activity is being carried out by a promoter in violation of the Act, such as pre-launch offers or selling and marketing without TG RERA registration or necessary local body approvals, it can be reported to TG RERA, and it lists contact options including email to rera-maud@telangana.gov.in. The TG RERA home page lists the office at the DTCP Building, Masab Tank, Hyderabad, along with phone numbers and a WhatsApp number.
Do agents and listing platforms have to follow the same rule?
Agents face their own duties. The RERA Alert says every real estate agent, broker or mediator must be registered with RERA, that a registered agent shall not facilitate the sale or purchase of any plot, apartment or building in a project that is not registered with TG RERA, and that violations can attract penalties under Section 62. The TG RERA FAQ says listing websites, newspapers and exhibitions promoting real estate need an agent's registration if they facilitate sales in a registered project in a planning area, and that no advertisement should be put out for a project unless the promoter has registered it under Section 3.
Does a correct box protect me if the advertisement is false?
The box does not make the advertisement true, but the law gives you a remedy if it is not. Section 12 of the Act says that where a person makes an advance or deposit on the basis of information in a notice, advertisement or prospectus, or on the basis of a model apartment, and sustains loss or damage because of an incorrect or false statement in it, the promoter shall compensate that person. If the person wants to withdraw, Section 12 says the entire investment shall be returned with interest at the prescribed rate, along with compensation. PropNewz covered this route in detail in our Section 12 explainer for Hyderabad buyers. Keep a copy of the advertisement for exactly this reason.
