TG Codename Iconic Review: Begur Road 3 BHK Verdict

Fair rate and genuinely low density on Begur Road, but no RERA number yet and a listing that contradicts itself on price.

The Yellow Line train that stops at Singasandra opened on 10 August 2025, and Begur Road has been quietly repriced since. The 99acres overview for the stretch now shows an average near 11,500 rupees per sq ft and a one year move of roughly 28 percent. Into that market comes TG Codename Iconic, a single tower of 92 homes on one acre, sold on expression of interest before a RERA number exists. The pricing looks sane. The paperwork does not exist. Those two facts are the review.

Short answer. TG Codename Iconic is a pre launch, 92 home single tower of ground plus 14 floors on about one acre at Begur Road in South Bangalore, by TG Developers. Indicative pricing starts near 1.75 crore rupees for a 3 BHK of 1,564 to 1,715 sq ft, at a quoted base rate of about 10,500 rupees per sq ft, with possession targeted at December 2028. It has no Karnataka RERA number as of October 2026, and that single gap is the biggest trade-off: nothing about carpet area, completion date or promoter entity is legally verifiable yet.

What is TG Codename Iconic, and who is it for?

It is a small, low density building for an end user who wants a compact South Bangalore community and will carry pre launch risk for a better rate. One tower, 92 homes, ground plus 14 floors, on roughly one acre with an open space share the listing puts near 75 percent. That is a different proposition from the thousand unit townships that dominate this belt. Fewer neighbours means shorter lift waits and lower common area load, but also a smaller maintenance pool and fewer residents to push a builder on handover quality. The filed detail sits on the TG Codename Iconic project page. If you need a resale exit inside three years, the unit count works against you.

Who are TG Developers, and what have they built?

TG is a local South Bangalore builder with real projects on the ground in this exact micro market, which is more than many pre launch promoters can claim. Housing.com lists the firm as founded in 2012, though its own pages give the project count as both 14 and 16, so treat those numbers loosely. The local evidence is more useful. TG Arte and TG Vajra are Begur projects listed as ready to move, and TG Legacy at Gattahalli carries a RERA registration with a December 2030 possession date, reported 35 percent complete as of June 2026. You can walk TG Arte and TG Vajra this weekend and judge handover finish and common area upkeep yourself. On a pre launch purchase, that visit beats any brochure.

Does Begur Road work as an address in 2026?

It works, with the caveat that your commute depends heavily on which direction you travel. A decade ago Begur was a quiet stretch off Bannerghatta Road; today it feeds Hosur Road and the Silk Board corridor. The project page places Singasandra Metro at 3.1 km on the Yellow Line, Bommanahalli Metro at 4.1 km, AMR Tech Park at 3.2 km and Electronic City at about 9 km, with DMart at 2 km. Two figures deserve scrutiny. The listing gives Silk Board as 4 to 5 km in one place and a different number elsewhere, and its own area guide puts Singasandra at 2 km rather than 3.1 km. Separately, 99acres names Kudlu Gate as the nearest station at roughly 1.7 km, closer than anything the project page quotes. Drive it at 9 am on a weekday before accepting any of these distances.

What do the homes and amenities actually offer?

The core product is a 3 BHK of 1,564 to 1,715 sq ft super built up, a liveable size for this price band rather than a compressed one. A 4 BHK of about 1,985 sq ft appears in one section with its price marked to be confirmed, and other sections cite different sizes, so expect the final mix to be fixed only at registration. The amenity list is long for a single acre: a climbing wall, a skating rink, separate pools for elders and children, and the usual clubhouse set. Be realistic about what one acre holds. A long list on a small footprint usually means each item is modest, with some stacked into podium or terrace levels. Ask for the amenity layout drawing, not the render.

What will TG Codename Iconic really cost you?

Expect roughly 12 to 13 percent above the base price before furnishing. Per the listing, charges over and above the apartment cost include GST at five percent without input tax credit, registration at one percent, stamp duty at five percent above 45 lakh rupees, khata registration at two percent, a 12 month maintenance deposit in advance and a one time corpus fund, with BESCOM and BWSSB deposits and legal fees at actuals and parking per slot. On a 1.75 crore rupee base, that stack pushes the all in figure close to two crore rupees. Raise the pricing inconsistency with the sales team directly: the listing quotes about 1.75 crore rupees in one place and near 1.4 crore rupees in another. At 10,500 rupees per sq ft, TG sits at or below the 99acres Begur Road average, which is the most attractive thing here.

Does TG Codename Iconic have a RERA number?

No. As of October 2026 no Karnataka RERA number has been issued, and the listing says formal bookings open only after registration. Treat that as the central fact here, not a footnote. Without a registration you cannot verify the declared carpet area, the sanctioned plan, the promoter entity, the completion date or the delay penalty, and you have no statutory recourse if any change. The targeted December 2028 possession is a developer intention, not a filed commitment. Before writing an expression of interest cheque, search rera.karnataka.gov.in by promoter name, confirm what TG has registered previously, and get your refund terms in writing.

How does it compare with nearby Begur options?

On price per sq ft it is competitive. On certainty it trails every registered project nearby, and the table makes that trade explicit.

Read it this way. If certainty beats density for you, Suraksha Heritage Park is registered, cheaper and hands over a year earlier. For amenities and a large campus, Assetz Canvas and Cove is registered with a far wider unit range, at the cost of a 1,354 home development. TG wins only if a 92 home building at market rate is what you want, and you will wait for the filing to confirm it.

What are the honest risks here?

The registration gap comes first and outweighs the rest. Everything the brochure says about area, timeline and specification is unenforceable until the project is filed, and pre launch inventory can be repriced between EOI and launch. Second is the listing's internal inconsistency: two entry prices, two Singasandra distances, two unit mixes. That usually reflects a project still being designed rather than misdirection, but it means you are buying a plan, not a product. Third is the single acre site, where usable open space and the real size of each facility will be tighter than the renders suggest. Fourth, resale liquidity in a 92 unit building is thinner than in a large township.

What should you check before you pay any EOI?

Run these seven checks first.

No.Check to run before booking
1Search the Karnataka RERA portal by promoter name and confirm no registration exists yet for this project
2Get the EOI refund terms in writing, including the timeline and who holds the money until registration
3Ask which entry price is current, the figure near Rs 1.75 Cr or the lower figure the listing also shows
4Demand the carpet area in writing and compute your real rate per carpet sq ft, not per super built up sq ft
5Visit TG Arte and TG Vajra at Begur and inspect handover finish, lifts and common area upkeep
6Drive to Singasandra Metro and to Silk Board at 9 am on a weekday to test the quoted distances yourself
7Get the amenity layout drawing for the one acre site rather than the marketing render

Verdict: is TG Codename Iconic worth it?

It is worth watching and not yet worth paying for. The rate is fair for Begur Road, the unit sizes are honest, the density is low and the builder has walkable projects in the same micro market, an unusually good combination at this price. But a project without a RERA number is a plan, and this listing contradicts itself on price, distance and configuration. The disciplined move is to register interest, insist on written refund terms, and keep your cheque until the RERA number appears with the declared carpet area and completion date. If the filed numbers match what you were shown, it becomes a reasonable buy. If not, you lose nothing. Buyers who want registered South Bangalore inventory today should look at Purva Heritage on Hosur Road instead.

Does TG Codename Iconic have a RERA number?

No. No Karnataka RERA number has been issued as of October 2026, and the listing says formal bookings open only after registration. Search rera.karnataka.gov.in by promoter name before paying any expression of interest amount, and compare the declared details with the brochure once the filing appears.

What is the price of TG Codename Iconic?

The listing quotes about 1.75 crore rupees for a 3 BHK at a base rate near 10,500 rupees per sq ft. It also shows a lower figure near 1.4 crore rupees in another section, so the entry price is not settled. Final pricing will be fixed after RERA registration.

What configurations are available at TG Codename Iconic?

The price table lists 3 BHK apartments of 1,564 to 1,715 sq ft super built up. A 4 BHK of about 1,985 sq ft appears only in the FAQ section, with its price to be confirmed, and other sections cite different sizes. Expect the final mix to be fixed at registration.

Who should consider TG Codename Iconic?

End users who want a low density South Bangalore building at close to market rate and can tolerate pre launch uncertainty until the RERA filing lands. It suits buyers prioritising fewer neighbours over campus amenities. It does not suit investors needing a short resale exit or anyone requiring registered inventory today.
