Who is Suraksha Group, and what has the builder actually delivered?

Suraksha Group has a checkable record in this exact micro market, which counts for more than a brochure. Builder listings on 99acres show Suraksha Tranquil Gardens at Hulimavu completed with a RERA end date of 31 December 2024 and Suraksha Silver Oak at Akshaya Nagar completed in December 2023, with Suraksha Springs ongoing to 15 March 2027. The group also builds nearby at Suraksha Whispering Waves on Begur Road.

So the developer is working ground it knows, with finished buildings you can walk through. The honest caveat: we found no independent audit of on time delivery, and the group's own pages disagree on its founding year and total built area. The useful diligence is not the brochure. It is asking residents at Tranquil Gardens or Silver Oak when they actually got their keys.

How good is the location and the commute, really?

Good for daily life in the south, weak for anything involving an airport. Hosur Road is about 2 km away and the NICE Peripheral Ring Road about 3 km: two arterial roads within a five minute drive. Electronic City Phase 1 is roughly 8 km, which listings call 20 to 30 minutes. Peak traffic will test that, so drive it at 9 am first.

The metro story is improving but not solved for this address. The Yellow Line between R.V. Road and Bommasandra is operational across its 18.82 km elevated route, and Bengaluru's metro ridership crossed one million journeys for the first time after it opened. Bommasandra, the nearest station, is 8 to 10 km away, so this is park and ride, not a walk. The airport is around 55 km, realistically 1.5 to 2 hours.

For a family upgrading from a rented 2 BHK nearby, that is a sensible, unglamorous buy.

The case against is about discipline, not desirability.
