No Prepayment Charges on Floating Home Loans: What Hyderabad Borrowers Gain

RBI's Pre-payment Charges on Loans Directions, 2025 bar lenders from charging prepayment fees on floating rate loans to individuals for non-business purposes. Here is what that means for a Hyderabad home loan, with the arithmetic.

Picture a salaried buyer in Kondapur whose 60 lakh rupee, 20 year floating rate home loan was sanctioned in January 2026. This October a five lakh rupee festive bonus landed in her account. The question at her kitchen table is simple: if she sends that bonus to the bank, now or a few years from now, will the bank take a slice of it as a prepayment fee?

For loans sanctioned or renewed on or after 1 January 2026, the Reserve Bank of India has answered that question in writing. Its Pre-payment Charges on Loans Directions, 2025, dated 2 July 2025, say a regulated lender shall not levy prepayment charges on floating rate loans given to individuals for purposes other than business. This guide explains what the rule covers, what it leaves to your loan papers, and how much a prepayment can actually save on a typical Hyderabad loan.

The short answer. On a floating rate home loan to an individual that is sanctioned or renewed on or after 1 January 2026, your lender cannot charge you for prepaying, whether you repay part of the loan or all of it, from any source of money, and with no minimum lock-in period. On an illustrative 60 lakh rupee, 20 year loan at 8.5 percent, a five lakh rupee prepayment after three years saves about 13.6 lakh rupees in interest if you keep the EMI unchanged, against about 4.5 lakh rupees if you cut the EMI instead. The trade-off is liquidity: money you prepay is locked into the house, so keep an emergency fund before you send a bonus to the bank.

What exactly did the RBI decide on prepayment charges?

The RBI issued the Reserve Bank of India (Pre-payment Charges on Loans) Directions, 2025 on 2 July 2025 under reference RBI/2025-26/64. The Directions apply to all commercial banks other than payments banks, to co-operative banks, to NBFCs and to All India Financial Institutions.

The central line for home buyers sits in paragraph 5. For floating rate loans and advances sanctioned to individuals for purposes other than business, a regulated lender shall not levy prepayment charges. Paragraph 5 also says this holds irrespective of the source of funds used for prepayment, whether you prepay in part or in full, and without any minimum lock-in period.

Three further protections matter to borrowers. Under paragraph 8, a lender shall not levy any charges where prepayment is effected at the lender's own instance. Under paragraph 9, the applicability or otherwise of prepayment charges must be clearly disclosed in the sanction letter and loan agreement, and in the Key Facts Statement where one is required, and a lender cannot charge a prepayment fee it has not disclosed in this way. Under paragraph 10, a lender shall not retrospectively levy charges or fees that it had waived earlier.

The timing is set in paragraph 3: the Directions apply to all loans and advances sanctioned or renewed on or after 1 January 2026.

All four conditions must hold for paragraph 5 of the RBI Directions to bar a prepayment charge on your loan.

Which Hyderabad home loans does the rule cover?

Four tests decide whether the protection in paragraph 5 applies to your loan. The borrower is an individual. The loan is for a purpose other than business, which is the usual position for a loan taken to buy a home to live in. The rate is floating. And the loan was sanctioned or renewed on or after 1 January 2026.

If your Gachibowli or Kompally flat was financed with a floating rate loan sanctioned this year, all four tests are likely to be met, but confirm the purpose and rate type stated in your own sanction letter. If your loan was sanctioned before 1 January 2026, the Directions set their applicability by the sanction or renewal date, so read what your sanction letter and loan agreement say about prepayment for an older loan, and ask your lender in writing if anything is unclear.

Dual rate or special rate loans need one more check. Paragraph 5 says that for such loans, whether the rule applies depends on whether the loan is on a floating rate at the time of prepayment. A loan that starts on a fixed rate for a few years and then moves to floating is therefore treated by the rate that applies on the day you prepay.

For loans outside paragraph 5, such as a fixed rate home loan at the time of prepayment, paragraph 6 says prepayment charges, if any, shall be as per the approved policy of the lender, and for term loans the charge shall be based on the amount being prepaid.

What does a part prepayment actually save?

The table below uses standard EMI arithmetic on an illustrative loan of 60 lakh rupees for 20 years at 8.5 percent, with a prepayment made after 36 EMIs. The EMI on this loan is about 52,069 rupees and the outstanding balance after 36 EMIs is about 56.1 lakh rupees. These are illustrations, not quotes from any lender, and they assume the rate stays at 8.5 percent.

Scenario after 36 EMIsMonthly EMIEMIs leftInterest saved over the loan
No prepaymentAbout 52,069204Nil
Prepay 2 lakh, keep EMIAbout 52,069About 189About 6.0 lakh
Prepay 2 lakh, keep tenureAbout 50,213204About 1.8 lakh
Prepay 5 lakh, keep EMIAbout 52,069About 169About 13.6 lakh
Prepay 5 lakh, keep tenureAbout 47,428204About 4.5 lakh

The pattern is consistent. A prepayment made early in the loan, when most of each EMI still goes to interest, cuts the principal on which every future month's interest is calculated. Keeping the EMI unchanged sends that saving into a shorter loan, which compounds it. On the five lakh example, the loan ends roughly 35 EMIs, or about three years, earlier.

For a loan covered by paragraph 5, no prepayment fee can be deducted from these savings, so the full amount you send reduces your principal, provided the lender applies it to principal as you instruct.

On the illustrative 60 lakh loan, keeping the EMI ends the loan about three years early and saves far more interest.

Should you cut your EMI or your tenure after prepaying?

On these numbers, keeping the EMI and shortening the tenure saves roughly three times as much interest as cutting the EMI. That is why borrowers with stable income often choose the tenure route.

The EMI route still has a place. If your household budget is tight, or a second income is uncertain, a lower EMI of about 47,428 rupees instead of 52,069 rupees frees up about 4,641 rupees a month on the five lakh example. That cash flow protection has a measurable price, about nine lakh rupees of extra interest over the loan compared with the tenure route, so choose it deliberately rather than by default.

Your lender may apply a default choice when you prepay. Tell the branch in writing which option you want, and keep the acknowledgement. After the prepayment is credited, check your next statement to confirm that the outstanding principal fell by the full amount you paid.

A rate change makes this decision more important, not less. We covered how a reset feeds into your EMI in our guide to the October repo rate change and Hyderabad home loan EMIs, and the same tenure versus EMI logic applies there.

What should you check in your sanction letter and Key Facts Statement?

Paragraph 9 of the Directions makes your loan documents the reference point. The applicability or otherwise of prepayment charges must be clearly disclosed in the sanction letter and loan agreement, and also in the Key Facts Statement where one is required. A charge not disclosed in this way cannot be levied.

So read three things before you prepay. First, the rate type: the documents should state whether the loan is floating, fixed, or a dual rate structure, and how it moves between them. Second, the purpose: the documents should record the loan as a home loan to an individual, not a business loan. Third, the prepayment clause itself: it should state whether any charge applies and on what basis.

If you are still choosing a lender in Hyderabad, ask for the Key Facts Statement before you sign and compare the prepayment line across offers. Our explainer on reading a home loan Key Facts Statement walks through the other lines worth comparing, from the annual percentage rate to the fees.

If you are buying in an under construction project, such as those covered in our review of DSR Ciel in Gopanpally, the loan is usually disbursed in stages. A prepayment reduces the principal already disbursed, so plan any lump sum around your disbursement schedule.

Work through these checks in order, and get written confirmation of how the prepayment was applied to principal.

What should a Hyderabad borrower do before prepaying?

Treat a prepayment as a planned transaction rather than an impulse. Use this checklist:

  1. Confirm your loan's sanction or renewal date, and whether it falls on or after 1 January 2026.
  2. Check that your sanction letter records the loan as floating rate and for a non-business purpose.
  3. Read the prepayment clause in the sanction letter, loan agreement and Key Facts Statement.
  4. Keep an emergency fund of several months of expenses before you prepay anything.
  5. Decide in advance whether you want a shorter tenure or a lower EMI, and say so in writing.
  6. Ask for written confirmation of the amount credited to principal and the revised schedule.
  7. Check your next statement to confirm the outstanding principal fell by the full prepayment.

If a lender raises a charge that your documents do not disclose, raise it with the lender's grievance channel first, and keep copies of your sanction letter and the debit entry.

What do Hyderabad borrowers ask about prepayment charges?

Can my bank charge a fee if I prepay my floating rate home loan?

Not if the loan is a floating rate loan to an individual for a non-business purpose and was sanctioned or renewed on or after 1 January 2026. Under the RBI Pre-payment Charges on Loans Directions, 2025, a regulated lender shall not levy prepayment charges on such loans, for part or full prepayment.

Is there a lock-in period before I can prepay without charges?

No. For floating rate loans to individuals for non-business purposes, the RBI Directions say the rule applies without any minimum lock-in period and irrespective of the source of funds used. It also covers both partial and full prepayment, so a bonus, savings or sale proceeds can all be used.

Does the rule apply to a fixed rate home loan?

The ban in paragraph 5 covers floating rate loans. For loans outside it, paragraph 6 says prepayment charges, if any, follow the lender's approved policy and, for term loans, are based on the amount prepaid. For a dual rate loan, what matters is whether it is floating on the day you prepay.

Is it better to reduce EMI or tenure after a prepayment?

On an illustrative 60 lakh, 20 year loan at 8.5 percent, a five lakh prepayment after three years saves about 13.6 lakh rupees in interest if you keep the EMI, against about 4.5 lakh if you cut the EMI. Cutting tenure saves more; cutting EMI protects monthly cash flow.
