Pride Green Avenues Review: Jigani BMRDA Plots and the Price Question

RERA and BMRDA approved A Khata plots in Jigani from Rs 85 lakh. The paperwork is clean; the rate per square foot is not cheap.

On 11 August 2025 the Yellow Line opened all sixteen stations between RV Road and Bommasandra, and by July 2026 it was carrying roughly 1.5 lakh passengers a day. That single change rewrote the commute maths for South Bengaluru, and it is the reason a plotted layout in Jigani reads differently in September 2026 than it did a year ago. Pride Green Avenues, a 266 site BMRDA layout across about 15 acres off Bannerghatta Road, is selling 30 by 40 plots from roughly Rs 85 lakh. The legal paperwork here is unusually clean. The price, measured against what neighbouring Jigani layouts are asking, is not obviously cheap.

The short answer. Pride Green Avenues is a gated plotted development by Pride Group at Jigani, Anekal Taluk: 266 sites on about 15 acres, 30 by 40 feet plots of roughly 1,200 square feet from about Rs 85 lakh and 30 by 50 feet plots of roughly 1,500 square feet from about Rs 1.07 crore, registered under Karnataka RERA PRM/KA/RERA/1251/308/PR/250725/007951, BMRDA approved with A Khata title and bank financing cleared, with handover stated from June 2026 onwards. It suits a buyer who wants clean title now and will build later. The biggest trade off is the rate: at about Rs 7,100 per square foot it sits well above other BMRDA A Khata layouts in the same belt, which are launching nearer Rs 4,500.

What is Pride Green Avenues, and who does it suit?

It is a gated plotted layout rather than an apartment project, which changes the purchase entirely. You buy land with roads, drainage and amenities already planned, register it, and build on your own timeline and budget. There are 266 sites across roughly 15 acres in two main sizes, with 12 metre and 9 metre concrete internal roads and plots described as Vastu compliant.

This fits two buyers: an end user who wants a custom home and would rather control the design than accept a developer's floor plan, and a patient investor who values clear title over rental yield, because an empty plot earns nothing. It does not fit anyone needing a home to move into, or unable to fund a second construction budget after registration.

Is Pride Group a developer you can rely on for a plotted layout?

The relevant question for plotted land is not construction quality but whether the approvals are genuinely finished, and there the filing reassures. Pride Group has built in Bengaluru for decades, and the developer states the layout carries BMRDA approval, individual A Khata documentation and bank financing clearances. In Anekal Taluk that combination removes the largest risk buyers face here, which is a site whose khata or conversion status proves incomplete years later.

Verify it rather than accept it. Ask for the A Khata for your specific site number, not a layout level document, and confirm its release status. Ask which banks have sanctioned the layout, then call one. A layout genuinely financed by nationalised banks has passed a title review you would struggle to replicate.

Does the Jigani location work now that the metro has opened?

Better than it did, but the metro is still a drive rather than a walk. Jigani sits around the Jigani Industrial Area, roughly 10 minutes from Bannerghatta Road and about 15 minutes from Electronic City by the developer's account, with Electronic City close to 9.8 km out and Bommasandra metro station roughly 12 km away. Since the Yellow Line began running in August 2025, that 12 km now connects to a working rail corridor into central Bengaluru rather than a promise, which materially improves the case for the area.

The local economy is industrial rather than corporate. The pharma, manufacturing and logistics belt around Jigani and Bommasandra fills these layouts, supported by Electronic City further out. Bannerghatta National Park lies within about 5 km, and schools including League Global School and Chrysalis High are in the catchment. The honest caveat is that premium retail, hospitals and restaurants lag the residential growth here by some years.

What do you actually get for the money?

You get a finished layout rather than a bare field, which is the real product. Plots run 30 by 40 feet at about 1,200 square feet and 30 by 50 feet at about 1,500 square feet, with a few larger sites. The amenity package is unusually complete for plotted land: a clubhouse, gymnasium, jogging tracks, five landscaped parks, a children's play area, a badminton court, a yoga zone, an amphitheatre, CCTV, a gated entrance and avenue plantations.

That matters more than it sounds. Many layouts sell on a masterplan and deliver amenities years later, leaving early buyers living beside construction. Ask for the completion status of each amenity in writing, with dates, before treating the brochure as delivered fact.

What does a plot here really cost, and how does the rate compare?

This is where a buyer should slow down. At about Rs 85 lakh for a 1,200 square foot site, Pride Green Avenues works out near Rs 7,100 per square foot, and the 30 by 50 at about Rs 1.07 crore for 1,500 square feet lands near Rs 7,100 as well. Other BMRDA approved A Khata layouts in the Jigani belt are advertising launch rates closer to Rs 4,500 per square foot, and layouts off Bannerghatta Main Road near Koppa Gate have quoted Rs 3,500 to Rs 4,200. On rate alone, this is a premium of 60 percent or more over comparable approved land nearby.

Some of that gap is defensible. A developed gated layout with a clubhouse, concrete roads and bank sanctioned title is not the same asset as an unbuilt site on a cheaper road. But a premium that large deserves an explicit answer, so make the sales team justify it against named competing layouts. Then add the rest of the stack: 5 percent stamp duty above Rs 45 lakh, a registration fee that rose to 2 percent from 31 August 2025, and duty levied on the higher of sale price or guidance value, which you can check on the Kaveri portal.

Is the RERA and approvals position clean?

Yes, and it is the strongest part of this project. The layout is registered under PRM/KA/RERA/1251/308/PR/250725/007951 and is BMRDA approved, with A Khata and bank financing clearances stated by the developer. Inspect it at the Karnataka RERA portal and cross check the promoter's legal name, survey numbers and declared completion date against what you were told.

One detail deserves attention. Handover is stated as from June 2026 onwards, a date that has already passed as of late September 2026. Ask directly whether registration and handover of developed plots has actually begun, how many of the 266 sites have been registered to buyers, and which amenities are complete. A stated date in the past is not a problem in itself, but it is a question you should get answered in writing rather than assume.

How does it compare with other options nearby?

It is the most complete layout of the group and the dearest per square foot. The table sets it against three alternatives buyers here actually shortlist.

Read it as a choice of risk, not a ranking. Abhee Tranquila is a comparable plotted play at a similar ticket in Attibele. Sattva New Launch Jigani offers a built apartment nearby but remains pre RERA, a materially weaker legal position. Pride Green Avenues is the documented option, and you pay for that.

What are the honest risks of buying here?

Four. First, the rate premium over comparable approved layouts in the same belt, which is the central question of this purchase. Second, the second budget: a plot is only worth what you eventually build on it, and construction cost, approvals and timeline sit entirely with you. Third, the area's maturity, because Jigani's social infrastructure trails its industrial base and will for a few more years. Fourth, the stated handover date, already in the past, which must be reconciled against actual registrations before you pay.

None of these makes it a bad purchase. Together they mean this is a patient, end user buy with clean paperwork, not an appreciation trade.

Verdict, and the questions buyers ask most

Pride Green Avenues is the cleanest documented plotted layout of its group in Jigani, and it charges for that. If your priority is title you will never have to litigate, in a gated layout that already looks finished, and you intend to build rather than flip, it belongs on your shortlist. Go in knowing you are paying a significant premium over comparable approved sites nearby, and make the developer defend it against named alternatives. It is the wrong buy if you need a home now, cannot fund construction, or expect quick appreciation from a corridor still filling in its social infrastructure.
