Lodha Hoskote Review: An Unannounced Project on Whitefield-Hoskote Road
Lodha has not announced it and K-RERA has not registered it. The corridor is real, the project is not yet. Track it, do not pay for it.
In May 2026, after years of delay, crews finally broke ground on a Rs 35 crore underpass and a roughly 300 metre grade separator between Whitefield and Kadugodi. That single piece of concrete says more about the Whitefield to Hoskote road than any launch hoarding on it, because the corridor's problem has never been land or demand. It has been throughput. Into that corridor, channel partners have been circulating a name since late 2026: Lodha Hoskote. Lodha has not announced it, and Karnataka RERA has no record of it.
The short answer. Lodha Hoskote is a working channel name for an unannounced, unregistered apartment project placed on the Whitefield to Hoskote Road (SH 35) at Sannatammanahalli in Bidarahalli Hobli, Bangalore East, attributed to Lodha Developers Limited. Channel material describes roughly six towers of about ground plus 23 floors holding around 740 homes across a 1 to 4 BHK mix of about 540 to 2,700 sq ft. There is no price, no possession date and no K-RERA number. The biggest trade-off is the whole story: without registration, none of those figures binds anyone, and a booking amount paid now carries no statutory protection.
What is Lodha Hoskote, and what is actually confirmed?
Almost nothing is confirmed, and that is the most important sentence in this review. What can be verified is the corridor, the developer's stated Bengaluru ambition, and the fact that no Karnataka RERA registration or pending application exists under this name. What cannot be verified is the parcel, the land area, the tower count, the unit count, the configuration ladder, the price or the date. The Lodha Hoskote project page sets out which figures are channel reported and which are not. Treat the name as a lead, not a product.
Why is Lodha's Bengaluru push making this name circulate now?
Because the company has told investors, repeatedly, that it intends to build a lot here. Lodha entered Bengaluru in November 2023 by acquiring G Corp Homes, and on its Q4 FY25 earnings call management said it would launch five or more Bengaluru projects in FY2026, with a stated goal of a 15 percent share of the city's market by 2030. FY26 delivered sales bookings of Rs 20,530 crore against Rs 17,630 crore a year earlier, and in January 2026 the group announced its first Bengaluru commercial development, two Grade A office towers in Whitefield totalling about 1.6 million sq ft. An East Bengaluru residential parcel fits that plan exactly. Plausible is still not confirmed.
Where would it sit, and how does the corridor actually commute?
Channel material places the site at Sannatammanahalli near Huskur, the same village as Brigade Granada, which puts it in the middle belt of the road rather than at the Hoskote town end. The daily anchor is the Whitefield and ITPB employment cluster to the south, with the Whitefield (Kadugodi) terminus of the Purple Line, operational since March 2023, as the nearest metro. A Hoskote extension is at the earliest possible stage: in January 2026 BMRCL was examining a roughly 16 km route from KR Puram to Hoskote, and a feasibility study sits well before a detailed project report, approvals or construction. Price in nothing for it.
What homes are being talked about, and how reliable are the numbers?
The circulating specification is internally consistent and externally unverified. Roughly six towers of about ground plus 23 floors holding around 740 apartments works out to about five homes per floor per tower, which is a coherent plan. The configuration ladder runs from a 1 BHK of about 540 sq ft through 2 BHK homes of 1,200 to 1,270 sq ft, 3 BHK homes between 1,500 and 1,800 sq ft and 4 BHK homes of 2,150 to 2,700 sq ft, all super built-up. Lodha's registered Bengaluru projects show carpet area at roughly 65 to 68 percent of super built-up, a useful yardstick to hold against any future cost sheet. No amenity list, open space ratio or parking plan exists, and renders attached to the name show a waterfront that does not match this landlocked belt.
What would it cost, and what can the corridor tell you?
Lodha has issued no price list, and PropNewz could trace no rate to the developer. Branded launches on this road currently sit between roughly Rs 12,000 and Rs 14,700 per sq ft: Brigade Granada's 2.5 BHK of about 1,200 sq ft opens near Rs 1.45 crore, and Sobha One World quotes a pre-launch base of Rs 14,720 per sq ft. If Lodha prices inside that band, a 1,200 sq ft 2 BHK would land somewhere near Rs 1.45 crore to Rs 1.75 crore and a 1,600 sq ft 3 BHK near Rs 1.9 crore to Rs 2.35 crore. That is orientation arithmetic, not a quotation, and Lodha has tended to price at the upper end of each corridor it enters.
There is also a competing version of this project in circulation. Separate listing pages describe a 70 plus acre master development off NH 75, the Old Madras Road, with 3, 3.5 and 4 BHK homes, an expression of interest stage and an indicative 3 BHK from Rs 1.90 crore. That is a different road, a different land area and a different configuration mix from the Sannatammanahalli version. Two incompatible descriptions of one unannounced project is itself the finding.
Does Lodha Hoskote have RERA registration or a possession date?
No, to both, and this is where the review ends for anyone holding a cheque. No Karnataka RERA registration and no pending application could be found under this name as of October 2026. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot lawfully be advertised, booked or sold before registration. Money paid ahead of registration gets none of the Act's escrow discipline, and most lenders will not sanction a home loan against an unregistered project. On timing, Lodha's registered Bengaluru projects have declared completion between roughly three and a half and five and a half years after registration, so a 2027 registration would point somewhere between 2030 and 2033. Only a filing makes any of that binding.
How does it compare with the registered options on the same road?
Unfavourably, for now, because its two closest comparables are at least selling something you can inspect.

Worth noting that Granada's own registration is still described as under process with no number published, so the corridor's paperwork is thin generally. For a registered comparison nearer Kannamangala, Assetz Nari and Nami is the parallel to run, and Brigade Granada is the direct same village alternative.
What are the honest risks of engaging with an unannounced project?
The first risk is attribution: Lodha has not confirmed the project, so a buyer is relying on channel partners for the developer's own name. The second is the contradiction between the two circulating descriptions, which means at least one set of numbers in the market is wrong. The third is corridor supply, with Granada, Sobha One World's 5,406 unit first phase, Assetz Nari and Nami, the My Home township at Konadasapura and Sumadhura's Rs 3,500 crore, 17 acre announcement in August 2026 all landing on one road whose social infrastructure lags. The fourth is that the wide 1 to 4 BHK mix suggests a volume product rather than the premium low density format Lodha has used at Hope Farm. The fifth is simply that pre-launch pricing resets when registration arrives.
Which seven checks should you run before paying anything?
Run these in order. If the first fails, there is nothing to discuss.

The verdict: should you track Lodha Hoskote or walk away?
Track it, do not pay for it. The underlying logic is sound: Lodha wants scale in Bengaluru, has said so to investors, and an East Bengaluru parcel is the obvious gap in a portfolio that already spans Thanisandra, Bannerghatta Road, Hosa Road, Hope Farm, Sarjapur Road and the airport corridor. If the 1 and 2 BHK formats survive to launch, this would be the cheapest route into the Lodha brand in the city, and that is genuinely interesting. But a project that the developer has not announced, that the regulator has not registered, that circulates in two incompatible versions, and whose marketing renders show water it does not have, is not a purchase. It is a watchlist entry. Set a reminder, check the portal each quarter, and compare the registered price against Granada and Sobha One World when a number finally exists.
Is Lodha Hoskote a confirmed Lodha project?
