Kalyani Kanakapura Road Review: Yelachenahalli 3 and 4 BHK
Large homes beside an operational metro, but a 30 percent corridor premium, no RERA number and an untested residential builder.
The metro reached this part of Kanakapura Road in January 2021, when the Yelachenahalli to Anjanapura stretch of the Green Line was inaugurated and Silk Institute station opened on 21 January. That matters for how you read Kalyani Kanakapura Road, a pre launch high rise listed roughly 700 metres from Yelachenahalli. The metro here is not a future catalyst. It arrived five years ago, and 99acres now shows the corridor averaging near 12,850 rupees per sq ft after a one year move of about 34 percent. You are buying after the repricing.
Short answer. Kalyani Kanakapura Road is a pre launch single tower of five basements plus ground plus 33 floors on about 2.5 acres at Yelachenahalli, holding roughly 182 homes in 3 and 4 BHK formats plus two penthouses. Indicative pricing runs from about 3.58 crore rupees for a 2,143 sq ft 3 BHK to about 6.18 crore rupees for a 3,443 sq ft 4 BHK with a maid's room. It has no Karnataka RERA number as of October 2026, and the biggest trade-off is price: at roughly 16,700 rupees per sq ft, it asks a 30 percent premium over the corridor average from a developer with no residential delivery history.
What is Kalyani Kanakapura Road, and who is it for?
It is a large format, low density tower for a household that wants a big home beside the Green Line and does not need a RERA filing before committing. The tower reaches about 123 metres across 33 floors, with roughly 182 homes on 2.5 acres, modest density by Kanakapura Road standards. Planning is listed as Vaastu compliant and the amenity mix leans domestic rather than sporty: a co-working lounge, a library, a mini theatre, a pet park and a children's pool. That tells you the intended buyer. The filed detail sits on the Kalyani Kanakapura Road project page. If your budget is under three crore rupees, or you need possession before 2029, look elsewhere.
Can Kalyani Developers deliver a 33 floor tower?
This is the question that should decide your answer, and the honest reply is that nobody knows yet. Kalyani has spent roughly three decades on commercial complexes, business parks and hospitality in Bengaluru, so it is neither new nor short of execution experience. But its residential business is. The company announced its move into housing around October 2024, with reported plans to invest between 4,500 crore and 5,300 crore rupees across North Bengaluru, Whitefield and Kanakapura Main Road. Those are plans, not deliveries. A listing for Kalyani LivingTree at Bagalur shows a Karnataka format RERA number and a September 2029 possession date, the closest thing to a residential record, and it is years from handover. Commercial and residential delivery are different disciplines, especially on handover finish and common area quality.
Is the metro story already priced in?
Largely yes, which changes the investment case. Yelachenahalli has been operational since before the Anjanapura extension, so the corridor is mature rather than emerging. The project page places the tower about 700 metres from Yelachenahalli, with Konanakunte Cross at 3 km. Note the variance: Kalyani's own launch microsite describes Yelachenahalli at about 900 metres and Konanakunte Cross at about 800 metres of walking distance, materially different from the 3 km the project page gives. Measure both yourself. Road access is direct frontage on Kanakapura Main Road, with the NICE Ring Road junction at about 6 km. Work hubs are not next door: Global Tech Park is listed at 9.3 km and AMR Tech Park at 9.8 km. Daily needs are close, with Mantri Mall at 2.1 km and Rajnandani Hospital at 1.3 km.
What do the homes actually give you?
Unusual size for the corridor, the strongest part of the proposition. Three BHK homes come at 2,143 sq ft and in the 2,100 to 2,400 sq ft band. Four BHK homes come at 2,763 sq ft and 3,443 sq ft, the larger with a maid's room, a real differentiator for households that want live in help and rarely find a layout designed for it. Two penthouses sit above, size and price to be confirmed. The listing says select balconies face a lake but does not name it, so ask which water body and which tower face before paying a view premium.
What will Kalyani Kanakapura Road really cost you?
Add roughly 12 to 13 percent to the quoted figure, which is itself high for the postcode. Per the listing, charges above the apartment cost include GST at five percent without input tax credit, registration at one percent, stamp duty at five percent above 45 lakh rupees, khata registration at two percent, a 12 month maintenance deposit in advance and a one time corpus fund, with utility deposits and legal fees at actuals. On a 3.58 crore rupee base that takes you past four crore rupees. The payment plan is construction linked at 10 percent on booking, 10 percent on agreement, 75 percent against construction and 5 percent on possession, which keeps most of your money tied to progress. On rate, 3.58 crore rupees for 2,143 sq ft is near 16,700 rupees per sq ft against a 99acres corridor average near 12,850. Listings elsewhere quote Kalyani entry figures between 3.0 crore and 3.78 crore rupees, so the price is not settled.
Does it have a RERA number, and when is possession?
No, and that is the second major gap. No Karnataka RERA number has been issued as of October 2026, and the listing concedes carpet area will be published only at registration. Until then you cannot verify the carpet area, sanctioned plan, promoter entity, completion date or delay penalty. Possession is described as about three years from approval, not a date. If approval lands in 2027 that points to 2030 at the earliest, and 33 floor towers with five basements rarely beat schedule. Verify everything on rera.karnataka.gov.in first, and note one more inconsistency: the page gives the unit count as both 180 and 182.
How does it compare with nearby options?
It is the most expensive and least certain of the realistic choices here, and it offers the largest homes. The table puts that trade plainly.
| Dimension | Kalyani Kanakapura Road | 42 Estates Light of South | Suraksha Heritage Park |
|---|---|---|---|
| Indicative price band | About Rs 3.58 Cr to Rs 6.18 Cr | About Rs 2.02 Cr to Rs 2.21 Cr for a 3 BHK | About Rs 90 lakh to Rs 1.78 Cr |
| Configurations | 3 BHK of 2,143 to 2,400 sq ft, 4 BHK of 2,763 and 3,443 sq ft, plus penthouses | 3 BHK, plus a 4 BHK penthouse on request | 2 and 3 BHK |
| Possession | About three years from approval, to be confirmed | March 2029 onwards, tentative | December 2027 |
| RERA status | Not registered, awaiting Karnataka RERA | Not registered | Registered, PRM/KA/RERA/1251/310/PR/210813/004259 |
| Scale and distance to a key hub | About 182 homes on 2.5 acres, Yelachenahalli Metro at about 700 m | 112 homes, JP Nagar 9th Phase off Bannerghatta Road | About 198 homes at Akshayanagar, Begur Road |
The reading is clear. If certainty is what you want, Suraksha Heritage Park is registered and hands over in December 2027 at a fraction of the ticket, with much smaller homes. For a 3 BHK on this side of the city without the premium, 42 Estates Light of South is roughly 1.5 crore rupees cheaper with the same unregistered status. Kalyani wins only if a 2,143 sq ft or larger home beside the Green Line is the specific thing you are buying.
What are the honest risks?
Four, and they compound. First, no RERA registration, so nothing in the brochure is enforceable and the carpet area is unpublished. Second, no residential delivery record from a builder making its first push into housing after three decades in commercial work. Third, the price. A 30 percent corridor premium is defensible if the product is differentiated and the builder is proven, and only the first half holds here. Fourth, the data inconsistencies: 180 against 182 homes, 700 against 900 metres to Yelachenahalli, and entry prices from 3.0 crore to 3.78 crore rupees. Individually, ordinary pre launch noise. Together, on a four crore rupee commitment to an untested builder, a reason to slow down.
What should you check before paying anything?
Run these checks first.
| No. | Check to run before booking |
|---|---|
| 1 | Search the Karnataka RERA portal by promoter name to confirm whether any registration exists yet |
| 2 | Ask for Kalyani's residential delivery record and visit any housing project it names |
| 3 | Demand carpet area in writing and compute your rate per carpet sq ft against the corridor average |
| 4 | Walk from the site to Yelachenahalli station and time it, resolving the 700 against 900 metre gap |
| 5 | Confirm which entry price is current, given listings quote between Rs 3.0 Cr and Rs 3.78 Cr |
| 6 | Ask which lake the lake facing balconies overlook, and from which tower face |
| 7 | Get the refund terms in writing, including who holds your money until registration |
Verdict: is Kalyani Kanakapura Road worth it?
The product is good and the price is not. A 2,143 sq ft 3 BHK beside an operational metro station, in a modest density tower with a maid's room option at the top end, is scarce on Kanakapura Road. But you are asked to pay roughly 16,700 rupees per sq ft on a corridor averaging closer to 12,850, to a developer with no completed residential project, no RERA number, no published carpet area and no firm possession date. That is three kinds of uncertainty priced as though there were none. The disciplined position is to wait for the Karnataka RERA filing, then reassess against the declared carpet area and completion date. If you want this corridor with registered paperwork today, plotted inventory such as JD Signature at Somanahalli is registered with a December 2027 completion date, a different asset class but a verifiable one.
Does Kalyani Kanakapura Road have a RERA number?
No Karnataka RERA number has been issued as of October 2026. The listing concedes that carpet area will be published only at registration. Until the filing appears on rera.karnataka.gov.in you cannot verify the carpet area, sanctioned plan, promoter entity, completion date or delay penalty, and you have no statutory recourse.
What is the price of Kalyani Kanakapura Road?
Indicative pricing runs from about 3.58 crore rupees for a 3 BHK to about 6.18 crore rupees for the larger 4 BHK with a maid's room. That implies roughly 16,700 rupees per sq ft before GST and other charges. Listings elsewhere quote entry figures between 3.0 crore and 3.78 crore rupees.
How far is the metro from Kalyani Kanakapura Road?
The project page lists Yelachenahalli Metro Station on the operational Green Line at about 700 metres, with Doddakallasandra at 2 km and Konanakunte Cross at 3 km. Kalyani's own microsite instead describes Yelachenahalli at about 900 metres and Konanakunte Cross at about 800 metres, so verify on foot.
Who should consider Kalyani Kanakapura Road?
Families wanting a 2,100 sq ft or larger home within walking distance of the Green Line, who can wait until roughly 2030 and accept both a corridor price premium and an untested residential builder. It does not suit investors seeking yield, buyers under three crore rupees, or anyone who needs registered paperwork before committing.
