Embassy Millennium Review: Hoskote Scale, Pending RERA

Embassy Group plans 1,215 homes on Soukya Road, Hoskote. Big scale, no price, no RERA number yet. Our honest buyer verdict.

On 11 October 2026 a 1,215-apartment project landed on PropNewz with no price, no RERA number and two different possession dates. That is Embassy Millennium on Soukya Road, and the gap between its ambition and its paperwork is the whole story: six towers of 45 floors on roughly 18.6 acres of Hoskote Taluk land, and not one page yet filed with the Karnataka regulator. Buyers here have watched the pattern before. Hoskote's average rate climbed from about 6,000 rupees per sq ft in mid 2025 to roughly 7,250 by March 2026, most of it priced into projects that had not broken ground.

Short answer: Embassy Millennium is a proposed 1,215-unit high-rise community by Embassy Group on Soukya Road, Hoskote, planned across about 18.6 acres with 2, 2.5, 3 and 3.5 BHK apartments. Price is on request, Karnataka RERA registration is pending with no number published, and possession sits somewhere between Q4 2030 and December 2031 depending on which listing you read. The biggest trade-off: a pre-RERA, pre-price project with a four to five year wait, in a corridor whose metro link is still only a feasibility study.

What exactly is Embassy Millennium, and who is it for?

It is a township-scale high-rise launch, not a boutique one. The Embassy Millennium project page records roughly 18.6 acres, six towers rising from three basements through a ground floor to 45 upper floors, a separate clubhouse block and 1,215 planned apartments, with about 6.44 acres, close to 36 percent of the site, kept for landscaping. That profile suits a buyer who wants a large gated community and the amenity depth only volume pays for, and suits them badly if they want quiet, low-rise living or quick resale liquidity. At 1,215 units in a corridor still filling in, you will be one of many sellers in the first resale wave.

Can Embassy Group be trusted to deliver a Hoskote community?

Embassy Group's record is real but it was built elsewhere in the city. The brand is best known for large commercial campuses and premium residential work in north Bengaluru, including the villa-led Embassy Boulevard Phase 2 near Yelahanka. Hoskote is a different micro-market and price point, so the developer is stepping sideways rather than repeating a formula. That is not a mark against the project, but the shortcut of trusting the brand name does less work here than buyers assume. Judge this one on its own filings, once they exist.

How good is the location, really?

Close in kilometres, slow in minutes. The site sits in Bhodanahosahalli village, Hoskote Taluk, on Soukya Road between Whitefield and Hoskote. Channel partner readings, approximate and not measured by PropNewz, place Kadugodi Tree Park metro at about 7.2 km, Whitefield railway station at 6.9 km, International Tech Park Bengaluru at 8.4 km and the airport at roughly 40 km. Those numbers read well on a brochure. The lived reality is that Soukya Road and the Whitefield junctions choke at peak hours, and the Hope Farm underpass work begun in mid 2026 is a symptom of a corridor running above capacity. Hoskote is a genuine junction, with the Satellite Town Ring Road node live since 2025 and the Bengaluru to Chennai Expressway nearby, so road connectivity is improving. The metro extension buyers count on is a different matter, treated below.

What do the homes look like, and what sizes should you expect?

Expect a 3 BHK dominated mix, with every size still indicative. The developer-side listing describes 2, 2.5, 3 and 3.5 BHK apartments split 225, 225, 585 and 180 homes, putting almost half the project in the plain 3 BHK bracket. A second listing instead shows 2, 3 and 4 BHK homes from about 1,100 sq ft to over 2,200 sq ft. The project page carries 1,100 to 1,300 sq ft for the 2 BHK and 1,500 to 2,000 sq ft for the 3 BHK, both labelled indicative. Two listings disagreeing on whether a 3.5 BHK or a 4 BHK exists is not trivial: the unit mix is not frozen. Pools, fitness and play areas are mentioned alongside the clubhouse and basement parking, but none of it is contractual until a RERA-filed amenity schedule exists.

What will it cost, and what does the full cost stack look like?

Nobody can tell you, and that is the point. No price list exists and every configuration on the project page reads "on request". One aggregator quotes a per sq ft range unsupported by the developer listing, so PropNewz does not repeat it. What you can anchor on is the corridor: Hoskote Road transacts in a band of roughly 6,800 to 9,200 rupees per sq ft, against core Whitefield at roughly 11,500 to 14,650. A 45-floor product from a recognised brand will not price at the bottom of that band. Read past the base rate when the sheet arrives. Floor rise, preferred location charges, parking, club, deposits, 5 percent GST on an under construction home, plus Karnataka stamp duty and registration routinely add 12 to 18 percent over the quoted base. Ask for every line itemised, in writing.

Where do RERA and the approvals actually stand?

Pending, with no number, and that is the hard gate here. The project page lists Karnataka RERA registration as under process and carries no registration ID, and PropNewz did not find one on the Karnataka RERA portal. No number is quoted in this review because none exists to quote. The consequence is not a formality. Until a project is registered, the unit count, tower layout, carpet areas and timeline are intentions rather than commitments, and money you pay carries no statutory protection under the Act. Verify the number yourself on the official portal, not a channel partner page, and treat the registration date as the earliest honest starting point for this purchase.

When can you realistically move in?

Plan for 2031, not 2030, and certainly not 2028. The project page carries December 2031 as indicative; one channel partner page shows Q4 2030 against a Q3 2026 launch. A third source circulates 2028, which is not credible for an unregistered 1,215-unit high-rise that has not started. A three year spread across public sources is itself the finding: there is no agreed timeline because none has been filed. That converts into real cost: four to five years of rent or pre-EMI alongside construction-linked instalments is the largest hidden expense here, and it should be modelled before the site visit.

How does Embassy Millennium compare with nearby options?

It is the largest and least documented of the Soukya Road cluster. Three credible alternatives sit in the same corridor, and one is already registered.

The comparison cuts two ways. Against ready Whitefield stock, Hoskote buys 40 to 50 percent more square footage per rupee, and that discount is the entire investment case. Against Lodha Hoskote and the other corridor launches, Embassy Millennium offers more scale and less certainty. A registered competitor beats an unregistered one on the only dimension legally enforceable today.

What are the honest risks?

Four, in descending order of cost to you. First, registration: paying anything before the K-RERA number is public puts you outside the Act's protection, and it is the one risk entirely in your control. Second, source variance: when two listings disagree on the unit mix and three disagree on possession by three years, the project is being marketed ahead of its documentation. Third, corridor risk. The Hoskote metro extension is a feasibility study, not an approved line, with no detailed project report yet, so any appreciation case leaning on metro arrival may be leaning on nothing. Fourth, supply: several large townships are launching around Hoskote at once, good for infrastructure and bad for resale pricing in 2032.

Verdict: should you book Embassy Millennium?

Not yet, and the "yet" is doing real work. This is a credible developer bringing genuine scale to a corridor that is cheapening the Whitefield commute, and the landscaping ratio suggests a product designed properly rather than squeezed. But there is no price, no registration and no agreed handover date, so there is nothing yet to sign. Register interest, ask to be told the day the K-RERA number is filed, drive Soukya Road at 9 am on a weekday, then compare the filed cost sheet against a registered competitor and ready Whitefield resale. If you can wait until 2031, the discount may reward you. If you need a home in three years or a confirmed number first, this is not your project.

Not yet. The Karnataka RERA registration is pending and no registration number has been published, so PropNewz lists the approval status as under process. What is the price of Embassy Millennium?

Embassy Millennium has no published price. Every configuration, from the 2 BHK to the 3.5 BHK, is listed as on request, so ask for a dated, unit-specific cost sheet before committing. When will Embassy Millennium be ready?

Possession is not confirmed. The PropNewz project page carries December 2031 as indicative, while one channel partner page shows completion in Q4 2030 and a third source claims 2028. Because the project is unregistered, plan for the later date and treat every earlier timeline as a marketing target rather than a commitment.

Who does Embassy Millennium suit?

It suits a patient buyer who wants scale and a recognised brand, can wait until 2030 or later, and is willing to hold off until the RERA number appears. It is a poor fit for anyone needing possession within three years, anyone stretched on budget, or anyone who needs a confirmed price before deciding.
