That number frames every honest conversation about Assetz Canvas and Cove. Five years ago this was the affordable flank of Hosur Road. It is not any more, and a 17 acre community of about 1,354 homes now asks South Bangalore prices for a township that will take years to finish.

How good is the Begur Road location really?

Good for work, mediocre for everything else, and improving. The site is off Begur Road about 0.5 km from the NICE Ring Road, with Electronic City roughly 8 km away via Hosur Road. That is the real draw: tech park access without a Sarjapur price. Retail is quoted at about 3.4 km for the D-Mart at Akshayanagar and 5.5 km for Royal Meenakshi Mall, with Dr Urbani Memorial Hospital at about 0.9 km.

Two caveats deserve a site visit. Listings put Singasandra metro anywhere between 2.3 km and 4 km, a gap wide enough to decide whether metro access is daily or occasional. Several also describe the project as facing Begur Lake, a real differentiator for outlook, but lake adjacent land carries setback and flood history questions.

What do the homes and the amenities actually offer?

This is where sources diverge most, and buyers should know it before comparing rate cards. One set of listings describes studio, 2 BHK and 3 BHK homes, with a studio of about 376 sq ft and a 3 BHK of about 1,825 sq ft. At this density that is plausible rather than aspirational, but confirm which phase each amenity belongs to, because clubhouses on phased projects are often scheduled with the final wing.

Against its neighbours, Canvas and Cove trades certainty for scale. Suraksha Whispering Waves sits near Begur Lake with a verified registration and a clear entry price, but on four acres it cannot match the amenity base. Valmark Cityville is the finished option, with Phase 2 handovers from December 2024, at villament pricing in a different bracket.
