Stand at Sondekoppa, off the Bengaluru to Tumakuru highway, and the thing that decides whether your money works is not the clubhouse. It is a 44 kilometre stretch of NH 48 being widened from four lanes to ten at a cost of roughly Rs 844 crore, split into a service road phase and a main carriageway phase, whose first phase carried an original target of August 2025 and whose completion has not been publicly confirmed, per trade reporting in Construction World. Into that gap between a promised road and a delivered one sits Apollo Address, a Greek-themed community of 362 villa plots from Rs 62.37 lakh. The pitch is land you can build on. The question is what you pay for today versus what arrives later.

Short answer: Apollo Address is a RERA-registered plotted villa development at Sondekoppa, Nelamangala, offering 362 plots of 1,200 to 1,800 square feet from Rs 62.37 lakh to about Rs 91.81 lakh, a flat Rs 5,100 to Rs 5,200 per square foot across every size. It suits a patient buyer who wants a titled plot with a genuine amenity spine. The biggest trade-off: you pay roughly 20 percent per square foot more than the cheapest credible township in the same taluk, and the infrastructure justifying that premium is still being built.

What exactly is Apollo Address, and who is it for?

Apollo Address is a plotted villa development: you buy titled land and build your own home rather than buying a finished apartment. The layout carves about 23 acres of plots out of a roughly 60 acre integrated township, themed around Greek architecture with a clubhouse the developer calls Parthenon at its centre. It works for someone who wants to design their own home and will carry the cost, time and supervision of construction, and for a patient investor betting that Bengaluru keeps spreading west along the Tumakuru corridor. Who is Address Maker, and does the track record hold up?

Address Maker is an established Bengaluru developer rather than a first-time promoter, which materially lowers execution risk. The firm, operating as Indiabuild Real Estates, has been active since 2012 and delivered more than 6 million square feet across apartments, villas and plotted layouts. That matters more for a plot than for a flat. With a plot there is no building to inspect as proof of competence, so you are buying the developer's ability to finish roads, drains, water lines and the clubhouse, then hand over clean title. A delivered layout record is evidence of exactly that. It still tells you nothing about how this particular layout is funded, so the RERA filings remain the document that matters.

How good is the location and connectivity, honestly?

The road access is genuine and improving, the rail promises are not, and buyers should price only the first. Apollo Address sits at Sondekoppa, off NH 48 at Nelamangala, roughly 30 kilometres from the central business district. Two arteries define the pocket. NH 48 keeps Peenya, the older industrial belt and the western suburbs within a manageable drive. The Satellite Town Ring Road, a roughly 280 kilometre NHAI ring linking twelve satellite towns from Devanahalli to Anekal, threads Nelamangala toward the airport corridor without forcing you through the city core; about 80 kilometres of it is open, with further sections targeted through 2026 and beyond. The suburban rail and metro links that marketing frequently attaches to Nelamangala are planned, not operational. Drive the commute yourself at 9 am on a weekday before you believe any number in a brochure.

What do you actually get on the ground?

You get four plot sizes and an amenity package that is unusually heavy for a plotted layout. The 362 plots come in the familiar 30 by 40, 35 by 40, 30 by 50 and 30 by 60 foot dimensions, spanning roughly 1,200 to 1,800 square feet. Apollo Address is priced at a remarkably flat rate across all four sizes. Starting prices are Rs 62.37 lakh for 1,200 square feet, Rs 72.18 lakh for 1,400, Rs 77.09 lakh for 1,500 and Rs 91.81 lakh for 1,800. Divide each by its area and you get Rs 5,197, Rs 5,156, Rs 5,139 and Rs 5,101 per square foot. The developer is not discounting larger plots, so there is no volume advantage in buying up. Treat these as indicative starting prices, because they exclude the stack that lands on your cheque: stamp duty and registration, GST where applicable, legal charges, clubhouse and infrastructure charges, corpus and maintenance deposits, and then construction, which on a 1,200 square foot plot will typically exceed the land price. Ask for a written all-inclusive cost sheet.

Is the RERA position clean, and when is possession?

The project carries a Karnataka RERA registration, PRM/KA/RERA/1250/307/PR/180826/008874, which is a project-level registration and a meaningful positive. It is not a substitute for your own verification. Look the number up on the Karnataka RERA portal and cross-check the registration number, the promoter's legal entity name, the declared extent and the declared completion date against what the sales team shows you. Registrations can be amended, lapse or be revoked after any page is written. Possession is indicated from 2026 onwards, phrasing that deserves scrutiny in late September 2026, because three quarters of that year have already passed. Ask which phase your plot sits in, what completion date the sale agreement carries rather than the brochure, and which roads, drains and amenities are complete on the day you register.

How does Apollo Address compare with other Nelamangala plots?

It sits in the middle of the Nelamangala plotted market on price, above the largest township and below the nearest same-taluk competitor. These are not equivalent products: scale and amenity depth differ, and a 120 acre township has a very different maintenance economy from a 23 acre one.

On raw rate, SJR Vivo City is the cheaper entry into the same taluk, and a buyer optimising for land cost per square foot should look there first. Artemis Address prices higher and carries a filed possession date that has already passed, exactly the kind of detail to raise with that developer directly.

What are the honest risks?

Four risks deserve naming plainly, and none of them is a deal breaker on its own. First, Nelamangala is a maturing corridor, so schools, healthcare and everyday retail are thinner than in established suburbs. Second, a plot is a longer game than a ready flat: you fund and supervise construction, and no rent arrives until the house exists. Third, the connectivity premium in today's price assumes road projects land on schedule, and the NH 48 widening has already shown schedules slip. Fourth, the project page notes a small administrative variance, with the locality recorded under PIN 562123 in civic records while the project address reads 562130. Minor, but resolve it in writing before registration.

Yes for a specific buyer, no for most others. If you want titled land from an experienced Bengaluru developer, value a real amenity package over a bare layout, and can hold for several years while NH 48 and the ring road do their work, Apollo Address earns a site visit and a careful read of the RERA filings. The low-density plan and the green cover are details that tend to hold value in plotted communities. If you are optimising purely for entry price, a larger township nearby undercuts this by roughly 20 percent per square foot, and that is real money. If you need a finished home, a short eastern commute or mature social infrastructure now, this corridor is not yet the answer. Buy it as land with a long horizon, not as a shortcut to a house.
