Plot buyers almost never get to see the finished version of what they are buying. At Gattahalli they do. Adarsh Garden Estate Phase 2 sits directly opposite Adarsh Garden Estate Phase 1, a 27 acre layout of 374 villa plots that has been handing over since December 2023. A buyer can stand on the new land, look across the road at roads laid, parks planted and houses built by the same developer, and judge for themselves. That accident of geography is the most useful fact in this review.

Short answer: Adarsh Garden Estate Phase 2 is a pre-RERA plotted layout of roughly 650 plots across 50 plus acres at Gattahalli, off Sarjapur Gattahalli Road in Bengaluru 560099, offering 30x40, 30x50, 30x60 and 40x60 plots from 1,200 to 2,400 sq ft with an indicative Q1 2030 possession. Pricing is on request and no Karnataka RERA registration exists yet. The biggest trade-off is the address: this is the outer Gattahalli and Avalahalli belt in Anekal taluk, not prime upper Sarjapur Road, and buyers should price it accordingly.

What is Adarsh Garden Estate Phase 2, and who is it for?

It is a large plotted development for buyers who intend to build their own home or hold land long term, and who are comfortable entering before registration. The layout runs to about 650 plots across more than 50 acres with eight internal lanes, roughly double Phase 1. Four sizes are planned: 30x40 at 1,200 sq ft, 30x50 at 1,500 sq ft, 30x60 at 1,800 sq ft and 40x60 at 2,400 sq ft. That spread is sensible, letting buyers at very different budgets find a plot in the same community. The profile suits a self-build family with a five to seven year horizon, or a patient land investor. It does not suit anyone needing a home soon, since a plot here means a 2030 handover followed by its own construction cycle.

Who is Adarsh Developers, and what does Phase 1 tell you?

Adarsh is a long-established Bengaluru developer with a substantial plotted and villa portfolio in this corridor, and Phase 1 is the evidence that matters most. It covered 27 acres and 374 villa plots sized 1,200 to 4,000 sq ft, with possession from December 2023 onwards. The group's other projects in the same belt include Adarsh Springfield on Sarjapur Road, Adarsh Euphoria plots, and the Adarsh Welkin Park villa phases. For a plot buyer this is unusually good diligence ground. Walk Phase 1 and check what actually determines whether a plotted layout earns its premium: whether internal roads are properly built rather than merely levelled, whether stormwater drains work, whether street lighting and water lines were handed over, and whether the promised parks were delivered or quietly shrunk. If Phase 1 holds up, Phase 2 deserves serious consideration.

Where exactly is Gattahalli, and how good is the connectivity?

The site is at Avalahalli and Gattahalli off Sarjapur Gattahalli Road, pincode 560099, and the honest framing is that this is the outer south east belt rather than Sarjapur Road proper. That distinction has real money attached. Prime upper Sarjapur plot rates run roughly Rs 8,000 to Rs 15,000 per sq ft in 2026, mid Sarjapur around Rs 4,500 to Rs 8,500, and the outer Chandapura to Anekal belt far lower at roughly Rs 900 to Rs 2,500. Gattahalli sits between the middle and outer bands. The location does offer proximity to the Sarjapur employment build-out, reasonable access toward Attibele and Hosur Road, and the open land that makes a 50 acre layout possible at all. It does not offer metro access, a short central business district commute, or mature social infrastructure. Buyers who need schools, hospitals and retail nearby today should drive the route at peak hour first.

What plot sizes are on offer?

Four dimensions are planned, and all four are standard Bengaluru plot formats, which helps resale. The 30x40 at 1,200 sq ft is the entry format and the most liquid on resale. The 30x50 and 30x60 are the practical self-build sweet spot for a four bedroom home with setbacks and parking. The 40x60 at 2,400 sq ft supports a genuine villa footprint. Because the layout is pre-RERA, the plot schedule, exact dimensions, corner premiums and lane widths are all provisional. Ask what proportion of the 50 plus acres is saleable plot area versus roads, parks and civic amenity space, because that ratio determines both layout quality and pricing honesty.

What will Adarsh Garden Estate Phase 2 cost?

No price has been published. The project page records price on request across all four plot sizes, which is standard for a pre-RERA plotted launch. The most useful anchor is Phase 1 across the road, where a plot has been listed publicly at around Rs 1.89 crore. On a 2,400 sq ft plot that implies roughly Rs 7,900 per sq ft, near the upper end of the mid Sarjapur band rather than the outer belt. Treat it as an indicative resale anchor, not Phase 2 pricing, because new phases typically launch below completed inventory. Budget beyond the plot rate. Karnataka stamp duty and registration, legal fees, khata transfer and the layout's infrastructure and amenity charges all sit on top, and construction cost is a separate exercise running well above Rs 2,000 per sq ft for a decent specification.

What is the RERA and approval position?

Adarsh Garden Estate Phase 2 is pre-RERA, and no registration number exists. The project page records the RERA identifier as awaited and the Q1 2030 possession as indicative, both of which are honest labels that buyers should take literally. A registrable plotted layout cannot lawfully be advertised or booked before Karnataka RERA registration is granted. For plotted development, registration matters beyond the statutory delay remedy: the filing is where the approved layout plan, the saleable plot schedule and the sanctioning authority are pinned down. Until it exists, a buyer has no official document confirming how many plots there are, what the lanes measure, or which authority approved the layout. The correct sequence is to wait for registration, then verify the approving authority, plot schedule and completion date against the sales pitch.

How does it compare to other plotted options nearby?

Against nearby plotted stock, Phase 2 trades registration certainty for the ability to inspect a finished first phase by the same builder.

What should you check before booking at Gattahalli?

Plotted layouts reward paperwork discipline more than apartments do. Run all seven.

CheckWhat to run before booking
1Wait for Karnataka RERA registration and confirm the number on the portal before paying anything non-refundable.
2Identify the approving authority for the layout and get the sanctioned layout plan with your plot number marked.
3Confirm the land is converted for residential use and obtain the DC conversion order for the survey numbers.
4Pull a 30 year encumbrance certificate and have a property lawyer trace the mother deed and title chain.
5Confirm whether A khata will be issued on handover, and in writing, since khata status drives resale and loan eligibility.
6Walk Phase 1 across the road and inspect roads, drains, street lighting, water lines and whether the parks were delivered.
7Get the saleable plot area as a percentage of the 50 plus acres, plus all infrastructure and amenity charges itemised.

What are the honest risks and trade-offs?

The first risk is the pre-RERA structure, which means any early payment sits outside the escrow and delay protections the law was written to give. The second is the address premium problem. Projects in this belt are frequently marketed as Sarjapur Road, and buyers who pay a Sarjapur Road rate for a Gattahalli and Anekal taluk location are overpaying for a postcode. Check the rate against the outer belt band, not the prime band. The third is the long horizon: an indicative Q1 2030 handover plus a construction cycle means a family buying to live here is looking at the early 2030s. The fourth is khata and conversion risk, the most common source of loss in Bengaluru plot purchases and the reason checks three to five are not optional. Against these, appreciation history is supportive. Plotted land along this corridor has compounded at roughly 8 to 12 per cent annually over three years, and approved RERA registered layouts command a 20 to 35 per cent premium over unapproved revenue sites, which is exactly the premium a buyer here pays for.

What is the verdict on Adarsh Garden Estate Phase 2?

This is one of the better pre-RERA plot propositions in the south east corridor, for one reason: the buyer can audit the developer's work on identical land across the road before committing. That removes most of the guesswork that makes pre-launch plots dangerous. The layout sizes are standard and liquid, the scale suggests proper internal infrastructure, and Adarsh has delivered here before. The discipline required is still strict. Do not pay anything beyond a refundable expression of interest until the Karnataka RERA registration is live, do not accept a Sarjapur Road rate for a Gattahalli plot, and do not skip the conversion, title and khata checks. A buyer who walks Phase 1, waits for the filing and negotiates against the outer belt band is making a sound long-term land purchase. A buyer who books on a soft-launch discount before any of that is taking a risk the discount does not cover.

Is Adarsh Garden Estate Phase 2 RERA approved?

No. The project is pre-RERA and the registration is recorded as awaited. Until Karnataka RERA grants a number, there is no official document confirming the plot schedule, the approved layout or an enforceable completion date, and early payments sit outside RERA's protections.

What is the price of a plot at Adarsh Garden Estate Phase 2?

Pricing is on request across all four sizes. As an indicative anchor, a Phase 1 plot across the road has been listed at around Rs 1.89 crore, which implies roughly Rs 7,900 per sq ft on a 2,400 sq ft plot. New phases typically launch below completed inventory.

What plot sizes are available at Adarsh Garden Estate Phase 2?

Four formats are planned: 30x40 at 1,200 sq ft, 30x50 at 1,500 sq ft, 30x60 at 1,800 sq ft and 40x60 at 2,400 sq ft, across roughly 650 plots on more than 50 acres with eight internal lanes. Exact dimensions remain provisional until the RERA filing.

Is Gattahalli actually on Sarjapur Road?

Not quite. The site is at Avalahalli and Gattahalli off Sarjapur Gattahalli Road under pincode 560099, in the outer Anekal taluk belt rather than prime upper Sarjapur Road. Outer belt plot rates run far below prime Sarjapur rates, so price the location accordingly.
