The honest trade-offs are real: Velachery Main Road sees heavy peak-hour congestion, and the low-lying land near Velachery Lake has a long-standing reputation for waterlogging in an intense monsoon, so drainage and floor level are worth checking before you buy. As a mature market, pricing has less headroom than emerging suburbs; listing platforms such as 99acres place average apartment values near Rs 9,500 per sq.ft, with premium projects going higher.
