In the first week of August 2026, Sumadhura Group announced a joint development agreement on a 17 acre parcel in the Whitefield to Kannamangala corridor, with more than 2.5 million sq ft of planned saleable area, a projected gross development value of about Rs 3,500 crore and a construction investment reported at around Rs 2,000 crore, per Outlook Business. That is one of the larger east Bengaluru land commitments of the year. It is also, as of September 2026, a land deal rather than a project. There is no name, no plan sanction, no RERA number and no price.
Short answer: Sumadhura Whitefield Kannamangala is the working name for a pre-launch, pre-RERA residential community on 17 acres in east Bengaluru, announced in August 2026 with over 2.5 million sq ft of saleable area and a projected gross development value near Rs 3,500 crore. Configurations, unit count, pricing and possession are all undisclosed. It suits a buyer tracking the corridor who wants first access at launch. The biggest trade-off is that there is nothing yet to buy, and anyone offering you a unit today is selling ahead of registration.
What exactly has been announced, and what has not?
What is confirmed is a joint development agreement, the land extent and the commercial scale. The project page records 17 acres, more than 2.5 million sq ft of saleable area and a projected gross development value of about Rs 3,500 crore, with the deal signed in early August 2026. What is not confirmed is everything a buyer would actually decide on: the project name, tower count, configurations, unit sizes, carpet areas, price and possession date. Density gives one clue. What does a joint development agreement mean for a buyer?
It means the project is at the very start of its approval cycle, not near a launch. Under a JDA the landowner contributes the land while the developer takes on approvals, design, construction and sales, with built area or revenue shared between them. Practically, plan sanction, environmental clearance for a development of this scale, and Karnataka RERA registration all have to be completed before a lawful launch. That sequence usually takes several months at minimum after a land deal is announced, and for a 2.5 million sq ft project with environmental clearance in the path, a year or more is more realistic. Walking a delivered Sumadhura community and talking to its owners association will tell you more about what this new project will feel like in 2032 than any brochure will.
Why Kannamangala, and what does the corridor offer?
Kannamangala sits on the eastern edge of the Whitefield belt around PIN 560067, where the landscape is greener and less congested than the ITPL core while staying within commuting range of it. The anchors are the ITPL and EPIP tech clusters, the Purple Line metro through Whitefield, Hope Farm Junction and Old Madras Road, with established retail at Phoenix Marketcity and Nexus Whitefield. The corridor is also where Bengaluru's supply is concentrating: East Bengaluru accounted for 57 percent of the city's new launches in the recent quarter, and city-wide launches rose about 41 percent in the first half of 2026 while sales rose about 16 percent, per JLL. Where does it stand on RERA and approvals?
Nowhere yet, and that is the correct answer rather than a criticism. There is no Karnataka RERA registration number because there is no registrable project: no sanctioned plan, no filed carpet areas, no declared completion date. Section 3 of the Real Estate (Regulation and Development) Act bars a promoter from advertising, marketing, booking or selling in an unregistered project of this size. Sumadhura has announced a land deal, which is permitted. What is not permitted is an agent taking your money against an allotment. If anyone offers you a pre-launch unit, a priority number or a token against a refundable deposit in this project before a PR number exists, that is the moment to walk away or, at minimum, to get dated refund terms in writing and pay nothing you cannot recover.
How does it compare with what is already selling nearby?

The closest structural parallel is Nambiar Whitefield, also at Kannamangala, also without a RERA number and indicating possession in March 2031. Verdict: is this project worth waiting for?
Worth watching closely, impossible to judge yet. The signals a buyer can actually verify are good ones: a developer with two decades and four communities in this exact corridor, a Rs 2,000 crore construction commitment, and 17 contiguous acres in a belt where land of that size is scarce. None of that makes it a purchase. Everything that determines whether this is a good home or a good investment, meaning carpet area, price per square foot, tower spacing, amenity delivery and possession date, is still unwritten. The disciplined position is to use the waiting period productively: benchmark the corridor, inspect Sumadhura's delivered stock, and be ready to move quickly when the RERA filing lands. Then judge the project on the filing, not the announcement.
