Spectra Mira Review: Gunjur Plots, BDA Approved, K-RERA Registered

A completed, BDA released and RERA registered 96 plot layout near Gunjur. Clean paperwork, opaque pricing, mostly irregular sites.

On 30 May 2025 the Bangalore Development Authority issued a Final Release Order for a six acre layout at Heggondanahalli, near Gunjur. That single document is the reason Spectra Mira is a different proposition from most plotted offers in East Bengaluru. The roads are laid, the parks are carved out, the plot boundaries exist on the ground, and the project carries its own Karnataka RERA number. What it does not carry is a published price, which is the one thing a buyer needs before any of the rest matters.

Short answer: Spectra Mira is a completed, BDA approved and K-RERA registered plotted layout of 96 sites on about six acres near Gunjur and Varthur, PIN 560087, with plots from about 600 sq ft to about 3,418 sq ft and registration number PRM/KA/RERA/1251/308/PR/070926/008915. It suits a buyer who wants to build their own home on an approved site rather than wait on an apartment. The biggest trade-off is that no rate card has been published, so price discovery here happens plot by plot and entirely in negotiation.

What is Spectra Mira, and who does it suit?

Spectra Mira is a finished residential plotted development, not a project under construction. The project page records 24,346 sq m of land, about six acres, holding 96 plots across 13,198 sq m of plotted area, with five parks covering 3,669 sq m and internal roads covering 7,377 sq m. The developer is Spectra Constructions Private Limited, incorporated in 1999, with the land contributed by Spectra Residences LLP under a registered joint development agreement. It suits a buyer who wants control over the house they end up living in, has the appetite to manage a build, and values an approved layout over an amenity package. It does not suit anyone who wants a turnkey home, or an investor who needs rental income from day one, because a bare site earns nothing until it is built on.

Why does the BDA Final Release Order matter so much?

Because it removes the failure mode that ruins most plot purchases. The plan was approved by the BDA on 7 July 2023 under reference BDA/TPM/PRL-29/2022-23/792/2023-24, and the Final Release Order followed on 30 May 2025 under BDA/TPM/PRL-29/2022-23/1106/2025-26. A release order means the authority has inspected the developed layout and released the withheld plots back to the promoter, which in practice confirms that roads, drains, parks and civic amenity areas are actually in place rather than promised. Buyers in Bengaluru regularly lose years to layouts where the plan was sanctioned but the release order never came, leaving plots that cannot be registered cleanly or built on without dispute. Spectra Mira is past that gate. Verify both reference numbers yourself on the BDA record and on the Karnataka RERA portal rather than taking the brochure's word.

How good is the Gunjur and Varthur location?

It is a working East Bengaluru address that sits between two employment corridors rather than inside either. The site is at 12.906877 N, 77.749068 E, in the belt that links Sarjapur Road to Whitefield, with Global Indian International School nearby on the Heggondanahalli side. That geography is the point: Gunjur buyers are usually splitting the difference between an ITPL commute and a Sarjapur Road commute. The corridor is also where the volume is going. East Bengaluru accounted for 57 percent of the city's new residential launches in the recent quarter, with Whitefield, Gunjur, Budigere Cross and Hoskote named as the active pockets. More launches mean better retail and schooling over time, and they also mean more construction traffic on roads that were built for villages. Drive the approach road at 9 am before you commit.

What do the plot sizes actually look like?

The layout mixes three categories, and the averages hide the detail. Nine compact sites measure 6.10 by 9.14 m, the standard 20 by 30 ft format at about 600 sq ft. Twenty six regular sites measure 9.00 by 15.00 m, close to a 30 by 50 ft plot at about 1,453 sq ft. The remaining 61 are odd dimension sites shaped by the parcel boundary and internal roads, ranging from about 990 sq ft at Plot 62 to about 3,418 sq ft at Plot 96, together accounting for 9,186 sq m. That means roughly two thirds of this layout is irregular in shape. Irregular is not the same as bad, and several of the larger odd sites including Plots 91 to 96 back onto park land, which is a genuine amenity. But an odd shaped plot constrains what an architect can do with setbacks, and it affects resale. Ask for the individual plot schedule and compare the actual dimensions, not the average.

What will a plot at Spectra Mira cost?

No price has been published, and PropNewz will not estimate one. The promoter's own filing declares a project cost of Rs 32.15 crore, split as Rs 19.80 crore of land and Rs 12.35 crore of layout development, which tells you the developer's cost base but not the asking rate. What a buyer can control is the rest of the cost stack. Stamp duty and registration are charged on the higher of the sale value or the guidance value, and Karnataka doubled the registration fee from 1 percent to 2 percent on 31 August 2025, so total transaction cost above Rs 45 lakh now sits around 7.5 percent. A February 2026 revision raised Bengaluru urban guidance values by 6 to 15 percent, so check the current figure for these survey numbers on Kaveri 2.0 before you budget. On a completed plot sold by the promoter there is normally no GST, but confirm in writing. Then add construction cost, which at prevailing Bengaluru rates is usually the larger half of the total outlay.

Where does the project stand on approvals and water?

Approvals are clean and disclosed, and water is the open question. The project is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/070926/008915, with acknowledgement ACK/KA/RERA/1251/308/PR/220626/010349, and the status filed is completed. The declared water source is borewell. That is normal for this belt and not a defect, but it is a real constraint: borewell dependence in the Gunjur and Varthur pocket means yield and depth matter, and a Cauvery connection is not currently part of the offer. One documentation quirk to note honestly. The K-RERA record files the survey numbers under Anekal taluk, while the ADLR survey sketch references Heggondanahalli and Hallasahalli near Gunjur. Both descriptions will appear in your papers. Get your lawyer to reconcile them against the mother deed before registration rather than after.

How does Spectra Mira compare with other plotted options?

If you want the same builder's apartment product instead, Spectra Parijatha in Whitefield is registered and indicates possession from August 2028. For a flat in the same micro-market, Mohan Tritone in Gunjur starts near Rs 1.12 crore for a 2 BHK with December 2028 possession, which is the practical alternative to buying land and building.

What are the honest risks here?

Three. First, opacity. A layout with no published rate card means the price you pay depends on how well you negotiate and how good your comparables are, and in a 96 plot scheme where 61 sites are irregular, two buyers can pay very different rates for similar land. Second, the build. Buying a plot converts you into a project manager for eighteen months or more, with contractor risk, plan sanction from the local authority, and cost escalation entirely on your account. Third, liquidity. Plots in a small completed layout resell on the strength of the layout's reputation and the quality of neighbouring construction, both of which are outside your control. If most of the 96 sites stay vacant for years, an early builder lives on a construction site.

Verdict: is Spectra Mira worth buying?

Yes for the right buyer, with your eyes open on price. This is one of the cleaner plotted propositions in East Bengaluru on paper: BDA approved, release order issued, RERA registered as completed, with 45 percent of the parcel given over to roads and parks rather than sold as plots. Those are the facts that usually go missing in this segment, and they are worth paying for. The reservations are not about legality but about economics and shape. Two thirds of the sites are irregular, no rate card exists, and the water source is a borewell. If you can negotiate on good comparables, pick a regular or park facing site and stomach a self-managed build, this is a defensible purchase. If you want certainty of cost and a key handed to you, buy a registered apartment in the same belt instead.
