Bidadi's average transaction rate sits around Rs 4,361 per sq ft, with BMRDA approved gated plots running roughly Rs 2,350 to Rs 3,500 per sq ft and premium sites near the Wonderla gate reaching about Rs 5,833 as of July 2026. That spread of more than two times within one small town is the whole story of plotted buying on the Bengaluru to Mysuru corridor: approval status and exact location matter more than the brochure. Life Springs by Vaishnodevi arrives with its approval settled, a BMICAPA plan dated 24 June 2026 and a K-RERA number, but without a published price.

Short answer: Life Springs by Vaishnodevi is a K-RERA registered plotted development of 116 sites on about 6.58 acres at Heggadegere Village, Bidadi Hobli, PIN 562109, registered under PRM/KA/RERA/1251/310/PR/010926/008900 with BMICAPA plan approval dated 24 June 2026 and a declared completion of 15 July 2028. It suits a buyer who wants approved land on the western industrial corridor. The biggest trade-off is that prices are unpublished in a micro-market where rates vary more than twofold.

What is Life Springs, and who does it suit?

It is a compact, fully documented plotted layout on the Mysuru corridor. The project page records 26,607 sq m, about 6.58 acres, on Survey Nos 238/2, 239/1, 239/2 and 240 of Heggadegere Village, holding 116 residential plots plus a civic amenity site, with about 46 percent of the layout kept open for roads, four parks and the CA site. The promoter is Vaishnodevi Ritz Estates LLP. Work started on 1 August 2026 with a declared completion of 15 July 2028. It suits a buyer working in or around the Bidadi industrial belt, or an investor taking a long position on the Bengaluru to Mysuru expressway corridor. It does not suit anyone commuting daily into East Bengaluru, or a buyer who needs a finished plot they can register this year.

Does Bidadi have a real economy behind it?

Yes, and that is what separates it from speculative peripheral land. Bidadi is an established industrial node anchored by Toyota Kirloskar Motor's 432 acre plant, with Bosch, Britannia and Coca-Cola units also operating in the belt, plus growing warehousing and logistics. That is a genuine local employment base, not a dormitory suburb waiting for jobs to arrive. Layered on top are three forward-looking items a buyer should weigh carefully: the ten lane Bengaluru to Mysuru expressway, which has cut the intercity run substantially, the proposed Bidadi Integrated Township on a large Ramanagara land bank, and Bidadi's inclusion in the proposals for Namma Metro Phase 4. Treat the expressway as delivered and the township and metro as proposals, because that is what they are.

How solid are the approvals?

Solid and specific, which is the strongest thing about this project. The layout is registered with Karnataka RERA under PRM/KA/RERA/1251/310/PR/010926/008900, with acknowledgement ACK/KA/RERA/1251/310/PR/130826/010511, and the plan is approved by BMICAPA, the Bengaluru-Mysuru Infrastructure Corridor Area Planning Authority, under plan number BMICAPA/VINYASA-02/14/2026-27/507 dated 24 June 2026. BMICAPA is the correct authority for this corridor, which matters: a gram panchayat approval on the Mysuru road belt is a well known route to a plot that cannot be built on or resold cleanly. Verify both the RERA number and the BMICAPA plan number yourself on the Karnataka RERA portal and against the original sanction. The declared water source is borewell, which is standard here but worth testing for yield.

What do the plot sizes look like?

Better weighted toward the standard format than most layouts. Sixty three of the 116 plots are 30 by 40 ft at about 1,200 sq ft, which is more than half the layout in the single most liquid plot size in the Bengaluru market. Five are 30 by 50 ft at about 1,500 sq ft, fourteen are 30 by 49 ft at about 1,481 to 1,491 sq ft, and thirty four are odd size sites ranging from about 820 sq ft to about 2,430 sq ft. Several plots face directly onto the four parks, which usually carries a premium and is worth asking about specifically. The 34 irregular sites need individual inspection: at the small end, 820 sq ft is tight for a family house once setbacks are applied, and at the large end an awkward boundary can waste usable area.

What will a plot cost?

Unpublished as of 30 September 2026, which in this micro-market is the central problem for a buyer. With BMRDA approved gated plots in the belt running roughly Rs 2,350 to Rs 3,500 per sq ft and premium sites near the Wonderla gate at about Rs 5,833, the difference between a fair and an expensive price on a 1,200 sq ft site here is measured in tens of lakhs. Do the work: pull recent registered transactions for Heggadegere and the surrounding Bidadi Hobli villages, and price park-facing and corner sites separately. On top of the agreed number, budget stamp duty and registration on the higher of agreed or guidance value, with Karnataka's registration fee having doubled from 1 percent to 2 percent on 31 August 2025. What does the 2028 completion date mean in practice?

It means you are buying a layout under formation, not a finished one, and your payment schedule should reflect that. Work started on 1 August 2026 with completion declared for 15 July 2028, so roads, drains, parks, electrification and the civic amenity site are all still to be delivered. RERA gives you real protection here: the declared completion date is binding on the promoter, and the 70 percent escrow rule constrains how your money is used. What it does not do is make the date certain. Tie payments to physical milestones you can verify on site, ask for the filed work schedule, and inspect progress before each release. A layout that is 46 percent open space has a lot of road and park to build before it is finished.

How does it compare with other western corridor plots?

It is the smaller, earlier-completing option against two much larger layouts.

Avillion Residences Bidadi is the township-scale alternative in the same town, with published indicative pricing but completion nearly three years later. KNS Ananta at Kengeri is closer to the city on the same corridor and completes around the same time.

What are the honest risks?

Three. First, the price vacuum. In a belt where approved plot rates span more than twofold, buying without published pricing and without your own comparables is how people overpay. Second, competition and timing. The Prestige City Bidadi is set to launch in October 2026 on the same expressway, and a large branded launch reprices buyer expectations and absorbs demand in a way a 116 plot layout cannot match. Third, corridor timing. Bidadi's upside depends on the integrated township and metro proposals converting into projects, and neither is committed. The industrial base is real today, so the downside is cushioned, but treat appreciation here as a seven year story rather than a three year one.

Verdict: is Life Springs worth buying?

A reasonable option on the western corridor, provided you set the price yourself. The approval position is right: BMICAPA sanction rather than a panchayat approval, a live K-RERA registration, a declared completion date and a sensible 46 percent of the layout given to roads and parks. More than half the sites being standard 30 by 40 formats is the correct product for this market and makes resale and bank valuation simpler. The reservations are commercial. No published price in a micro-market with a twofold rate spread puts the entire burden of valuation on you, a large branded competitor launches in the same town within weeks, and Bidadi's bigger catalysts remain proposals. Buy it if you have benchmarked the ground rate, want approved land near a genuine industrial employment base, and can hold for the long term.
