A buyer comparing two apartment projects in Kokapet in September 2026 noticed that one brochure printed a Telangana RERA registration number on the back page and the other simply promised it was "RERA approved, number awaited." That single difference decided where the site visit happened first. A registration number is not a marketing badge. It is a public entry on a government portal that anyone can open, read, and cross check before paying a rupee of booking money, and learning to read that entry is the cheapest protection a Hyderabad buyer has.

The short answer. Every genuine project has a registration number on the official Telangana RERA portal at rera.telangana.gov.in, where you can search by project or promoter name with no login and no payment and see the promoter, the declared completion date, the uploaded approvals, and any complaints. Under the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise, market, book, or sell units before the project is registered, so a missing or "awaited" number is a reason to pause. What is Telangana RERA and why does it exist?

Telangana RERA is the state authority set up under the Real Estate (Regulation and Development) Act, 2016 to bring transparency to property projects and to hold promoters to what they promise. The Act created a regulator in each state that keeps an online register of projects and agents, so that a buyer no longer has to rely only on a builder's word. The official Telangana portal at rera.telangana.gov.in currently lists more than 11,000 registered projects and more than 5,200 registered agents, along with a smaller list of projects and agents whose registration has been revoked. The purpose matters for how you use it. The portal is not there to recommend a project or to certify that it is a good buy. It is there to record what the promoter has formally declared and to give you a place to check whether the reality on the ground matches those declarations. For a Hyderabad buyer that distinction is useful, because a polished sales lounge and a well made brochure tell you nothing about whether the plans were sanctioned or whether earlier phases were delivered late. Which projects must be registered under RERA?

Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project must be registered where the land proposed to be developed is more than 500 square metres or more than eight apartments are proposed, counting all phases together. The same Section states that a promoter cannot advertise, market, book, sell, or offer to sell any plot or apartment in such a project before registering it and obtaining the required approvals. The practical reading for a buyer is simple. Almost every apartment tower and gated community you will consider in Hyderabad crosses that threshold and is therefore required to be registered. A large project that is being sold without a registration number is not a paperwork delay to shrug at. It is the sale happening in a way the law does not allow. Very small builder floors on tiny plots can fall below the threshold, so the absence of a number is worth a direct question rather than an automatic rejection, but for anything at apartment scale the number should exist and should be verifiable by you, not just quoted by the sales team.

How do I verify a project on the official portal?

Open rera.telangana.gov.in and use the option to search registered projects and agents. You can search by the project name or by the promoter's name, and the result opens the project's public record. There is no login and no payment for a plain search, so anyone can do it from a phone. When the record opens, read it slowly rather than only checking that a number exists.

The record ties back to what the promoter had to file. Under Sections 4 and 11 of the Act, a promoter submits project details at registration and then keeps the page updated, including the declared completion date and periodic progress. So the page is not a one time certificate. It is a living record you can revisit as construction moves, which is why noting the declared completion date at booking is worth the minute it takes. If the sales team quotes a number, do not accept it at face value. Type it into the portal yourself, or search the project name, and confirm that the record that opens actually matches the project, the tower, and the promoter you are being sold. What should I actually read on the project's RERA page?

What does a registration number not guarantee?

A registration number confirms that a project is on the government register, not that it is free of risk or certain to finish on time.
