Down Payment Math on a Rs 1.25 Crore Flat: EMI and Interest at Five Levels

With the RBI repo rate at 5.50 percent, this guide shows how a down payment of 20, 25, 30, 35 or 40 percent on a Rs 1.25 crore Bengaluru flat changes the loan amount, EMI and total interest on an illustrative 20 year loan, and weighs a bigger down payment against keeping cash and prepaying later.

A Bengaluru family shortlists a Rs 1.25 crore flat and sits down with two numbers: the savings they could put down today, and the EMI they could live with. Put 20 percent down and the loan is Rs 1 crore. Put 30 percent down and it falls to Rs 87.5 lakh. At an illustrative 8.5 percent over 20 years, that gap of Rs 12.5 lakh upfront changes the EMI by about Rs 10,848 a month and the total interest by about Rs 13.5 lakh.

The Reserve Bank of India's home page currently shows the policy repo rate at 5.50 percent. Your own rate will be your lender's benchmark plus a spread. This guide lays out the arithmetic at five down payment levels, so you can see the trade-off before deciding how much cash to commit. It is buyer guidance, not a recommendation to borrow or to invest savings in any particular way.

The short answer. On a Rs 1.25 crore flat at an illustrative 8.5 percent over 20 years, a 20 percent down payment leaves a Rs 1 crore loan with an EMI of about Rs 86,782 and total interest of about Rs 1.08 crore. At 40 percent down, the loan is Rs 75 lakh, the EMI about Rs 65,087 and the interest about Rs 81.21 lakh. Each extra Rs 1 lakh down cuts the EMI by about Rs 868. The trade-off: a bigger down payment saves interest from the first month, but it drains the cash you may need for registration, interiors and emergencies, and under RBI's Pre-payment Charges on Loans Directions, 2025, many floating rate home loans sanctioned from January 1, 2026 can be prepaid later without charges.

What does each down payment level do to the loan and EMI?

The table below uses the standard reducing balance EMI formula, an illustrative 8.5 percent rate and a 20 year tenure. The flat price is Rs 1.25 crore, and the figures exclude registration charges, taxes and other costs, which you will need to fund separately. They are not quotes from any lender, and the amount a lender will actually lend depends on its own assessment.

Down paymentCash upfrontLoan amountMonthly EMITotal interest over 20 years
20 percentRs 25.00 lakhRs 1.00 croreRs 86,782Rs 108.28 lakh
25 percentRs 31.25 lakhRs 93.75 lakhRs 81,358Rs 101.51 lakh
30 percentRs 37.50 lakhRs 87.50 lakhRs 75,935Rs 94.74 lakh
35 percentRs 43.75 lakhRs 81.25 lakhRs 70,511Rs 87.98 lakh
40 percentRs 50.00 lakhRs 75.00 lakhRs 65,087Rs 81.21 lakh

The relationship is linear. On these assumptions, every Rs 1 lakh of loan costs about Rs 868 a month over 20 years, so every five percentage points of extra down payment on this flat, Rs 6.25 lakh, lowers the EMI by about Rs 5,424 and total interest by about Rs 6.8 lakh.

Why does a bigger down payment save so much interest?

Because the money you do not borrow never attracts interest. Each rupee of down payment removes a rupee of principal for the entire 20 years. At 8.5 percent, Rs 1 lakh borrowed over 20 years costs about Rs 1.08 lakh in interest on top of the Rs 1 lakh itself. Paying that lakh upfront avoids the full interest cost.

That is also why the interest saving is larger than the down payment difference might suggest. Going from 20 to 40 percent down means putting in Rs 25 lakh more upfront, but it saves about Rs 27.07 lakh of interest over the full term, in addition to the Rs 25 lakh of principal you no longer repay.

The difference shows up from the first year. On these assumptions, interest in the first 12 EMIs is about Rs 8.42 lakh on a Rs 1 crore loan, about Rs 7.37 lakh on an Rs 87.5 lakh loan and about Rs 6.32 lakh on a Rs 75 lakh loan. That first year gap of roughly Rs 1 lakh for every Rs 12.5 lakh of extra down payment repeats, in slowly shrinking amounts, for every year the loan runs.

What does a bigger down payment cost you?

Flexibility. Cash put into a flat is hard to get back quickly. Before deciding the down payment, set aside money for registration and other purchase costs, which this table does not include, for interiors and moving, and for an emergency fund that can cover several months of EMIs and household expenses. If the flat is under construction, also keep in mind any payments still due to the builder.

A smaller down payment with a cushion can be the safer choice for a household with variable income or upcoming expenses. A larger down payment can suit a household with stable income and a separate emergency fund. The numbers in the table do not decide this for you. Your cash flow and risk tolerance do.

Is it better to pay more now or prepay later?

It depends on timing and certainty. Paying more upfront saves the most interest, because it reduces the loan from the first month. Keeping the cash and prepaying later saves less, but keeps the money available until you are sure you do not need it. Our earlier analysis on loan to value limits and down payments in Bengaluru covers how lenders size the loan.

The rules on prepayment matter here. RBI's 2025 directions say that for floating rate loans granted to individuals for purposes other than business, lenders shall not levy pre-payment charges, irrespective of the source of funds and without any minimum lock-in. They apply to loans sanctioned or renewed on or after January 1, 2026. The directions also require the applicability of pre-payment charges to be disclosed in the sanction letter, loan agreement and, where applicable, the Key Facts Statement.

How does the rate itself change the picture?

A higher rate makes each rupee of loan more expensive, which raises the value of a bigger down payment. RBI's MPC raised the policy repo rate by 25 basis points to 5.50 percent at its October 2026 meeting and moved to a stance of calibrated tightening, according to its October 7, 2026 resolution, which said policy action ahead can only be a hike or a pause. For a floating rate borrower, a smaller loan also means a smaller rupee increase in EMI if rates rise further. On these figures, each quarter point rise adds roughly Rs 1,550 to Rs 1,600 a month to the EMI on a Rs 1 crore loan, but about Rs 1,200 on a Rs 75 lakh loan.

How do down payment and tenure work together?

They pull in different directions, and the combination matters more than either alone. A smaller down payment with a longer tenure can produce an EMI close to a bigger down payment with a standard tenure, at a very different total cost. On the same Rs 1.25 crore flat at an illustrative 8.5 percent:

A 20 percent down payment with a 25 year loan gives an EMI of about Rs 80,523, but total interest of about Rs 1.42 crore. A 30 percent down payment with a 20 year loan gives a lower EMI of about Rs 75,935 and total interest of about Rs 94.74 lakh. A 30 percent down payment with a 15 year loan gives an EMI of about Rs 86,165, close to the 20 percent, 20 year EMI of Rs 86,782, but cuts total interest to about Rs 67.60 lakh.

Put simply, if you can afford an EMI in the mid Rs 80,000s, the choice between 20 percent down over 20 years and 30 percent down over 15 years is a choice between keeping Rs 12.5 lakh more in cash today and saving roughly Rs 40.7 lakh of interest over the life of the loan. Neither is wrong. The right answer depends on how secure your income is and how much cushion you need.

What should a Bengaluru buyer do before fixing the down payment?

  1. List your total savings and subtract registration and purchase costs, interiors, moving and an emergency fund.
  2. Treat what remains as the maximum down payment, not the target.
  3. Ask your lender how much it will lend on the flat and at what rate, using its Key Facts Statement.
  4. Run the EMI at your lender's rate and at a rate one point higher.
  5. Compare two or three down payment levels on EMI, total interest and cash left over.
  6. Check your sanction letter for pre-payment terms in case you prefer to prepay later.
  7. Decide, and keep the emergency fund untouched even if that means a slightly larger loan.

If you are comparing specific projects, such as Sumadhura Solace in Whitefield, run this table using the actual price you would pay. For working backwards from a comfortable EMI, see our guide to turning an EMI budget into a loan amount.

Frequently asked questions

How much does each extra lakh of down payment reduce my EMI?

At an illustrative 8.5 percent over 20 years, each Rs 1 lakh of loan costs about Rs 868 a month. So every extra Rs 1 lakh you put down lowers the EMI by about that amount. Moving from 20 to 25 percent down on a Rs 1.25 crore flat cuts the EMI by about Rs 5,424.

How much interest does a 30 percent down payment save versus 20 percent?

On a Rs 1.25 crore flat at an illustrative 8.5 percent over 20 years, a 20 percent down payment means a Rs 1 crore loan with about Rs 1.08 crore of interest. A 30 percent down payment means an Rs 87.5 lakh loan with about Rs 94.74 lakh of interest, a saving of roughly Rs 13.5 lakh.

Is it better to pay more down or keep cash and prepay later?

It depends on your cash needs. A bigger down payment saves interest from day one, but leaves less cash for emergencies, registration costs and furnishing. Keeping a buffer and prepaying later saves less interest but keeps options open. RBI's 2025 directions bar pre-payment charges on floating rate non-business loans to individuals sanctioned from January 1, 2026.

What was the RBI repo rate when this was written?

The Reserve Bank of India's home page showed a policy repo rate of 5.50 percent, with the standing deposit facility rate at 5.25 percent and the marginal standing facility rate at 5.75 percent. Home loan rates are set by lenders above their benchmark, so the 8.5 percent used here is illustrative only.
