Adarsh Urbanite Review: Bellandur Township, 2 to 4 BHK, Pre-RERA

A 40 acre Bellandur township with a strong address and no RERA number yet. Worth tracking, not yet worth a booking cheque.

In December 2026, a metro station called Prestige Bellandur is due to open on the Blue Line, a few hundred metres from the 40 acre parcel on Bellandur Lake Road where Adarsh Group has started marketing a township called Adarsh Urbanite. The station is real, funded and under construction, per the Namma Metro Phase 2A record. The township, as of September 2026, is not yet a legal project. There is no Karnataka RERA number, no sanctioned plan in the public domain and no price list. The distance between the visible infrastructure and the invisible paperwork is the whole story of this launch.

Short answer: Adarsh Urbanite is a pre-launch, pre-RERA township of roughly 2,800 apartments in 30 towers on about 40 acres at Kariyammana Agrahara, Bellandur, offering 2, 3 and 4 BHK homes from about 1,150 to 2,300 sq ft super built-up, with possession indicated for 2031 and no published price. It suits a buyer who wants township scale inside the Outer Ring Road employment belt and can wait five years for keys. The biggest trade-off is that every number attached to it today is channel information rather than a filing you can hold a builder to.

What is Adarsh Urbanite, and who does it suit?

Adarsh Urbanite is a high-rise township on Bellandur Lake Road that has been announced but not legally launched. The project page records about 40 acres, 30 towers of two basements plus ground plus fifteen floors, roughly 2,800 homes, six apartments per floor, about 80 percent open space and a clubhouse of about 50,000 sq ft. It suits two buyers. The first is an Outer Ring Road employee who wants a large, amenity-led community within a short drive of Embassy TechVillage or RMZ Ecospace and is content to buy early in exchange for a launch price. The second is a long-horizon investor betting that the Blue Line station and the Prestige Beta Tech Park campus next door will reprice this pocket before 2031. It does not suit anyone who needs possession inside three years, and it does not suit a buyer who cannot absorb a launch slipping by a year or two.

Can Adarsh Group deliver a township of this size?

Adarsh Group has a longer record in this exact pocket than almost any other developer, which is the strongest argument in the project's favour. Adarsh Palm Retreat has been a fixture of Bellandur for two decades, and the group's Lakefront Phase 3 is complete with an occupancy certificate and trades from about Rs 3.8 crore. A 2,800 home township is a different execution problem from a boutique tower: phasing, working capital over five or more years, and a maintenance structure that has to survive long after the sales office closes. Adarsh has done multi-phase delivery here. What it has not done recently, on public record, is a 30 tower build at this density on this road, so read the track record as encouraging rather than conclusive.

Does the Bellandur address still work in 2026?

Yes on access to work, with a heavy caveat on daily traffic. The site sits at 12.940719 N, 77.680904 E, on the northern edge of Bellandur Lake. Global Technology Park and RMZ Ecospace are each about 3 km away, Embassy TechVillage and Prestige Tech Park about 4 km, Marathahalli about 4 km and Koramangala about 9 km. Two items change the picture. The Blue Line station at Prestige Bellandur is targeted to open in December 2026, about five years before indicated possession. Separately, Prestige Group has approval for a 1.5 km flyover linking its Beta Tech Park to the Outer Ring Road, plus a widening of Kariyammana Agrahara Road, open to public use. That road is a genuine bottleneck today, so the flyover is the item that decides whether the last two kilometres of this commute are tolerable.

What do the homes look like, and are the sizes honest?

The three formats are 2 BHK at about 1,150 to 1,250 sq ft, 3 BHK at about 1,800 to 1,900 sq ft and 4 BHK with a maid's room at about 2,200 to 2,300 sq ft, all super built-up. The stated carpet efficiency is 73 percent, which would be at the upper end of what Bengaluru high-rises typically deliver and is therefore the number most worth testing. Six homes per floor is a moderate density, and about 80 percent open space is plausible on 40 acres with 30 slim towers. Mivan aluminium formwork is the stated construction method, which usually means faster floor cycles and straighter walls but also makes internal layout changes effectively impossible after sanction. None of these figures is filed anywhere. Carpet area becomes a binding declaration only at RERA registration, so insist on the filed carpet number before accepting the 73 percent claim.

What will Adarsh Urbanite cost once every charge is counted?

There is no published price, and PropNewz will not invent one. What can be stated is the cost frame around it. Bengaluru averaged about Rs 12,100 per sq ft in September 2026 per Square Yards, with East Bengaluru running higher at about Rs 13,750 per sq ft, and the Bellandur pocket inside the Outer Ring Road sits above the city average rather than below it. On top of the base rate the channel outline mentions floor rise charges from the fifth floor up, a clubhouse fee of about Rs 5 lakh, one covered car park, 5 percent GST on an under-construction home, legal charges at agreement and a maintenance deposit. Karnataka also doubled its registration fee from 1 percent to 2 percent on 31 August 2025, so total transaction cost above Rs 45 lakh now runs to roughly 7.5 percent of registered value. Budget that separately, and check the guidance value for the survey numbers on Kaveri 2.0, because a February 2026 revision raised Bengaluru urban guidance values by 6 to 15 percent and a further zone-wise revision has been announced.

Where does Adarsh Urbanite stand on RERA and approvals?

Adarsh Urbanite is pre-RERA, and that is the single most important fact on this page. No Karnataka RERA registration number exists for it. Under Section 3 of the Act, a promoter cannot advertise, market, book or sell in a project of this size without registering it first, which means anything you are shown today is pre-registration marketing. Three consequences follow. Nothing in the brochure is enforceable. Money paid now sits outside the 70 percent escrow discipline RERA imposes on registered projects. And the name itself may change, since agent listings previously marketed the same parcel as Adarsh Bellandur. Verify registration on the Karnataka RERA portal before any payment beyond a refundable expression of interest.

How does Adarsh Urbanite compare with other Bellandur options?

Against its neighbours, Urbanite trades certainty for scale and an unknown price. The comparison below uses figures recorded on the PropNewz project pages for each development.

The nearest like-for-like bet is Purva Weaves, another Bellandur launch with 2 to 4 BHK formats and possession indicated for December 2028, which is three years earlier than Urbanite. If your requirement is a registered project you can hold a builder to, both Rosewood and Insignia already have that and Urbanite does not.

What are the honest risks of buying here at pre-launch?

The risks are concentrated in time and in paper. A 2031 possession on a pre-RERA project realistically means 2032 or later if sanction or environmental clearance slips, and a township this size needs full environmental clearance, not a routine plan sanction. Second, supply. East Bengaluru accounted for 57 percent of the city's new launches in the recent quarter and city-wide launches rose about 41 percent in the first half of 2026 per JLL, so by the time Urbanite hands over, this buyer will be competing with a decade of completed stock on the same corridor. Third, a documentation detail that is easy to miss: the microsite lists PIN 560037, while Kariyammana Agrahara addresses more commonly carry 560103. Not fatal, but it shows the marketing material has not been reconciled against land records. Get survey numbers and postal code confirmed in writing.

Verdict: is Adarsh Urbanite worth tracking?

Worth tracking, not yet worth buying. The location is strong, the developer knows this road, and a metro station opening in December 2026 beside the city's densest office cluster is the kind of change that reprices a micro-market. But a review grades what exists, and what exists today is a brochure. Until the RERA number appears with a sanctioned plan, a carpet schedule and a cost sheet behind it, the honest position is to register interest, pay nothing non-refundable, and revisit when the filing lands.

Is Adarsh Urbanite RERA registered?

No. As of September 2026 Adarsh Urbanite has no Karnataka RERA registration number. It is a pre-launch project, which means the tower count, unit sizes, carpet efficiency and 2031 possession date circulating in channel material are indicative and not legally enforceable. What is the price of Adarsh Urbanite?

No price has been published. The developer has not released a cost sheet, and any figure quoted by an agent today is an estimate. For context, East Bengaluru averaged about Rs 13,750 per sq ft in September 2026, and the Bellandur pocket inside the Outer Ring Road usually trades above the city average of about Rs 12,100 per sq ft.
